Any changes must be approved by this department and the design engineerrp for to them being made. Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. There must be a 224 foot separation between the field and any unlined ponds or ditches. The design calls for the use of the existing line coming from the house. The old system components must be properly abandoned. There will be two new 2000 gallon single compartment tanks with an effluent filter on the outlet of the outlet of the second tank. A distribution box with a baffle will be used to distribute effluent to four pipe and gravel beds. Each bed will have 89' x 24' of gravel with 4" perforated PVC pipe spaced 6' apart per engineer design. The gravel must be clean, screened rock 1/2" to 2 '/2" in size. The bottom of the gravel should not exceed 4' below original grade. There must be at least 6' of undisturbed soil between each bed. An 8 foot profile hole must be dug on the west side of the fields to verify soil conditions prior to installation. This department does not endorse any brand of products. This permit must be kept on-site during installation. The engineer must do a final inspection of the installation and submit an as -built letter to this department. This department must also be called for an inspection with a minimum of 48 hours advanced notice. The owner has the responsibility that all components are inspected and maintained on a regular basis by qualified personnel. Revegetation over the area of the field is very important for the functioning of the system. Pitkin County has guidelines that must be followed to assure the plants that are introduced are appropriate for the conditions of the area. The use of native plants is strongly encoura ed. If approval takes longer than 6 hours, a rate of $100 per hour will be charged. The maximum fee is $1000. The basic fee of $600 is due at the time of application. The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to MFPI Partners, LLC, dated February 21, 2006. A field exploration program consisting of exploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed addition will consist of a single story wood frame garage with slab -on - grade floor located at the uphill, east comer of the residence. The existing residence will also be partly remodeled with other modifications attached to the exterior of the building. Grading for the addition is assumed to be relatively minor with cut depths between about 3 to 8 feet. We assume relatively light foundation loadings, typical of the proposed type of construction. If building loadings, location or grading plans change significantly from those described above, we should be notified to re-evaluate the recommendations contained in this report. Job No. 106 0193 GeCrteCh A SITE CONDITIONS 0 The existing residence is a one and two story wood frame structure over a partial basement and partial crav�lspace. There was about 12 inches to 36 inches of snow cover at the time of our field exploration. Vegetation consists of an irrigated lawn area and landscaping around the residence with grass, weeds and scattered brush in undisturbed areas: The site is located near the edge of a relatively flat glacial outwash topograghic bench. The ground surface slopes down to the west at a grade of about 6 percent in the building area. Two small landscape ponds and a larger pond fed by an irrigation ditch are located on the west and north sides of the house. The irrigation ditch is in a 4 inch force main above the residence. FIELD EXPLORATION The field exploration for the project was conducted on March 2, 2006. Three exploratory borings were drilled in plowed areas at the locations shown on Figure 1 to evaluate the subsurface conditions. The borings were advanced with 4 inch diameter continuous flight augers powered by a truck -mounted CME -45B drill rig. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils were taken with 1% inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Figure 2. The samples were returned to our laboratory for review by the proj ect engineer and testing. Job No. 106 0183 GE�gttec: t SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figure 2. The subsoils, below about cne foot of topsoil, consist of about 14 feet of medium stiff to stiff sandy clay overlying silty sandy gravel with cobbles and boulders. Man -placed fill, probably from the existing residence construction, was encountered in Boring 1 to a depth of 6 feet and underlain by the silty sandy gravel. Drilling in the dense granular soils with auger equipment was locally difficult due to the cobbles and boulders in the deposit. Laboratory testing performed on samples obtained from the borings included natural moisture content and density, gradation analyses and unconfined compressive strength. Results of swell -consolidation testing performed -on relatively undisturbed drive samples of the sandy clay soils; presented on Figure 4, indicate low to moderate compressibility under conditions of loading and wetting. The sample tested from Boring 2 showed a minor expansion potential when wetted. Results of gradation analyses performed on a small diameter drive sample (minus IV2 inch fraction) of the coarse granular subsoils are shown on Figure 6. The laboratory testing is summarized in Table 1. No free water was encountered in the borings .at the time of drilling and the subsoils were very moist to moist with depth. DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural soils. Job No. 106 0183 Gtech -4 - The design and construction criteria presented below should be observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural soils should be designed for an allowable bearing pressure of 2,000 psf. Based on experience, we expect settlement of footings designed and constructed as discussed in this section will be about 1 inch or less. A higher bearing pressure may be feasible for foundation that bear entirely on the underlying coarse granular soils. 2) The footings should have a minimum width of 16 inches for continuous walls and 2 feet for isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 42 inches below exterior grade is typically used in this area. 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure corresponding to an equivalent fluid unit weight of at least 55 pcf. 5) All existing fill, topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to the firm natural soils. The exposed soils in footing area should then be moistened and compacted. If water seepage is encountered, the footing areas should be dewatered before concrete placement. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FLOOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab - on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which Job No. 106 0183 Gf�Tttech allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of free -draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50% retained on the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill should consist of a granular soil such as road base. UNDERDRAIN SYSTEM Although free water was not encountered during our exploration, it has been our experience in mountainous areas that local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below -grade construction, such as retaining walls, crawlspace and basement areas, be protected from Netting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free -draining granular material. The drain should be placed, at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1 % to a suitable gravity outlet. Free -draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 1 %z feet deep. SURFACE DRAINAGE Job No. 106 0183 G-�Stech The following drainage precautions should be observed during construction and maintained at all times after the residence addition has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. Free -draining wall backfill should be capped with about 2 feet of the on- site -soils to reduce surface water infiltration. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. MUTATIONS This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on Figure 1, the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and extrapolation of the subsurface conditions identified at the exploratory borings, and variations in the subsurface conditions may not become evident until excavation is performed. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications to the recommendations presented herein. We recommend on-site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the geotechnical engineer. After consulting with a phone technician at the Division of Water Resources, it was determined that this well was not permitted. The permit that pertains to the active well on this property is 134509 issued 3-7- 84. Your technician could find no evidence of any other permit. That active well is over 800' away from this abandoned well making unlikely that it was a dry hole drilled on the same permit. The property here has not been tied to the section lines which is why that location information is not included in the attached document. The abandoned well is located approximately 100' west of the main structure on the property and is well located on our As -Built drawings. I am submitting this letter for clarification of the attached abandonment report and ask that you contact me if there are any problems or issues with any of my actions or any of this paper work. Maximum diameter of the clumps shall be two (2) times the height of the fuel. Any wood enclosure around the tank shall be constructed with materials approved for two (2) hour fire - resistive construction on the exterior side of the walls. 8) Each structure shall have a minimum of one ten (10) pound ABC fire extinguisher. 9) Addresses shall be clearly marked with two-inch (2") non-combustible letters and shall be visible at the primary point of access from the public or common access road and installed on a non- combustible post. 10) All structures greater than 5,000 square feet in size shall be rewired to install in-house sprinkler systems that meet the standards of the Aspen Fire Department. 6. Development must comply with all terms and conditions of the Aspen Fire Protection District. 7. Applicant shall comply with the requirements of BOCC Ordinance # 010-2001, "Establishing Regulations and Standards Regarding the Protection of Wildlife," in connection with disposal of refuse on the property. 8. Applicable road and employee housing impact fees must be paid at building permit. 9. No development shall occur outside the approved building envelope, with the exception of vegetation removal necessary to comply with the wildfire mitigation measures described above. No structures shall be permitted outside of the approved building envelope. Applicant shall be required to obtain an Earthmoving Permit for any work outside the approved envelope. 10. The access drive shall be built to current County Standards, as described in the Pitkin County Asset Management Plan. The driveway layout shall be staked in the field and reviewed and approved by the County Engineer, prior to commencement of construction. 11. Prior to commencement of any earthmoving or other construction activity, the Applicant shall stake the comers of the building envelope and install construction fencing around the construction site within the perimeter of the building envelope. The fencing shall remain in place until issuance of a Certificate of Occupancy. 12. All areas disturbed by construction shall be revegetated with native shrugs and grasses within one growing season of the project's completion. 13. Statutory vested rights for the approval contained herein are granted pursuant to the Pitkin County Land Use Code and Colorado Statutes, subject to the exceptions set forth in Pitkin County I..and Use Code, § 4-140 and C.R.S., § 24-68-105. Existing trees and shrubs shall remain unless otherwise approved by the Owner, existing vegetation shall not be disturbed beyond the necessary limits of the construction. 2. All disturbed areas shall be revegetated by the Owner. 3. The site shall be graded so that runoff water does not drain onto the leach field surface. 4. Construction shall conform to Pitkin County Regulations. 5. Chris Hale, Mountain Cross Engineering, Inc. shall be notified of the construction progress so the system may be inspected. Do not backfill over any system components until they have been Inspected. 6. Sewer piping shall be bedded and initially backfilled with gravel 4 inches under piping and 6 Inches on top of piping. Backfill shall be wheel -roll compacted. Piping shall be installed watertight and to prevent freezing. 7. The septic tank shall be precast concrete, set level on a bed of gravel. Install the tank in accordance with the manufacturer's recommendations. B. The septic tank capacity must be at least the size specified. 9. The septic tank inlet must be at least 3 inches higher than the outlet. An inlet tee or baffle must extend above the surface of the liquid to within 1 inch of the bottom of the tank top and must extend at least 14 inches below the inlet. 10. A filter is required on the final outlet tee or at some point between the septic tank and absorption field so that only the liquid effluent will be discharged. Other outlet tees or baffles must extend above the surface of the liquid to within one inch of the underside of the tank top. Tees must extend at least 14 inches below the outlet. 11. The distance from the septic tank outlet to the underside of the tank top must be at least 10 inches. 12. Liquid depth must be at least 30 inches and must not exceed the septic tank length or 60 Inches, whichever is less. 13. A septic tank must have two or more compartments (or more than one tank in series to provide the necessary capacity). The first compartment must be at least as large as the second compartment. 14. The transfer of liquid from the first compartment to the second or successive compartment must be made at a liquid depth of at least 14 inches below the outlet invert, but not in the sludge zone. 15. At least one access no less than 20 inches across must be provided in each compartment of a took. 16. The opening cover of a septic tank, inspection port, or sampling access port must be marked and must be no more than 8 inches below the finished grade. It must be made of materials resistant to degradation from moisture or sewer gases. 17. Pipe meeting or exceeding ASTM standard 3034 properly supported to prevent failure by settling must extend from the septic tank at least five (5) feet from the inlet and outlet ends. 18. All wastewater lines used must be constructed of compatible pipe, bonding agent, and fittings. The following may be used: plastic pipe and fittings with a minimum wall thickness of ASTM Standard 3034, SDR35, or equivalent, perforated distribution pipe surrounded by rock within a soil absorption system with a minimum wall thickness conforming to ASTM Standard 2729; or corrugated polyethylene pipe with smooth interior meeting ASTM F405 and AASHTO M252 specifications or equivalent. Tile, open -joint pipe, and cast Iron pipe may not be used in ISDS's. 19. All components, work, equipment, and material must be designed, operated and maintained so as to comply with the minimum requirements of the applicable and current Plumbing, Electrical, Building or other code in force on the date of the ISDS Permit Application. 20. Major components not constructed on the site where installed must have a permanent plate or other Indelible marking, easily read and visible, for the purpose of Inspection, to include name of manufacturer. model or serial number designation, and maximum design capacity of the unit. 21.
