Did you review our complete file on this lot? The previous desgin by SGM was for a mound and a curtain drain. The concern was for ground water in this area of Starwood though there is no mention of a profile hole back then. (I haven't ieviewed the files on the adjacent lots yet - I'm working from home due to the constructior in our building) There was a proble4 lot on N. Starwood this spring. I like to call the lot "a river runs through it". Afte4 the fack, I took the time to review the old comments and the old permit, they had a curtain drain. They have put in a new curtain drain, but the field is subsurface - so ho e the drains does the job, but won't know until next spring! Since you were askleet d to design at the end of the summer, I am concerned that we are missing potential round water problems. Your design mentions there might be a need for partial mounding. The subject OWS was installed and permitted for a 5 - bedroom residence under Pitkin County permit #85015. The subject property is located in Starwood Village, outside of the town of Aspen, Colorado. The subject OWS consists of one 1500 -gallon septic tank, one 1000 -gallon septic tank with a dosing siphon, and a mounded 780 SF drain field. The subdivision provides water to the residence. OBSERVATIONS There is a sewer cleanout present along the sewer line from the house to the septic tank. Two risers were brought to grade to access the septic tanks. PVC tees were present on the inlet of the 1500 - gallon tank and the outlet of the 1000 -gallon septic tank. The septic tanks appear in good condition. The dosing siphon could not be observed. The liquid level in the septic tanks indicated the tanks were functioning normally. The mounded drain field had no observation ports visible. The drain field showed no signs of surfacing effluent, and had no indication of failure. Vegetation over the drain field was adequate. RECOMMEDATIONS AND/OR CONCLUSIONS Provide access to the dosing siphon and ensure it is in working order. This is not critical for the drain field to function, although will provide better distribution of effluent, and promote a longer drain field life. 2. The septic tanks and effluent filter should be pumped and cleaned every three years, or as needed. OWS Evaluation Project No. 1359 July 20, 2007 Page 2 This evaluation is not a guarantee of any future drain field performance, in any way. ALL SERVICE septic, LLC evaluated the OWS on July 19th 2007, and has no further knowledge of use and/or performance, and/or any changes. Please call with questions. The property is located outside of Aspen Colorado, in an area where OWS are necessary. Water is provided by the local water district. SITE CONDITIONS A 6 -bedroom matin residence and 2 -bedroom attached CDU (total SF greater than 6000SF) exist on the property and utilize an OWS. The current OWS is undersized and will be abandoned, and a new OWS is being proposed. The proposed drain field area slopes approximately 10% to the northwest, and vegetation consists of a moderate cover of grasses. SUBSURFACE The subsurface was evaluated by reviewing the information provided by Pitkin County and by digging an 8 -foot profile pit, as indicated on plans. The materials encountered in the profile pit consisted of 1 - foot of a clayey root zone, underlain by clayey sand to the maximum depth explored of 8 feet. A bulk soil sample was obtained. Groundwater or bedrock was not encountered. Pitkin County indicated a percolation rate of 12 MPI, which will be used for the OWS design. A gradation analysis is attached to support a sandy soil percolation rate. DESIGN SPECIFICATIONS The OWS design is based on 8 -bedrooms and an average sewage load of 2080 GPD. The installation must include a 3000 -gallon, single -compartment, precast concrete septic tank, to be followed by a 2000 -gallon two-compartment septic tank with a screened dosing siphon. Four gravelless chamber beds must be installed for a total of 192 chambers, equaling 1767 SF of infiltrative area. Each bed must have 6 rows of 8 chambers. A concrete distribution box with a baffle must be installed. Construction must be according to the county ISDS regulations, the septic permit provided by Pitkin County Environmental Health Department, and this design. S*URS. c. ce Investigation and OWS Design Project No. 1359 8/16/07 Page 2 OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Erosion control should be practiced prior to and during re -vegetation. Geo - fabrics or plastics should not be used over the drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a drain field. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWS. Orease should not be placed in household drains. Loading from a water softener should not be discharged into the OWS. No hazardous wastes should be directed into the OWS. Mechanical room drains should not discharge into the OWS. The OWS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes should be installed to allow pump lines to drain to minimize risk of freezing. Excavation equipment must not drive in excavation of drain field due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Precast concrete tanks and distribution boxes should be used, unless plastic or fiberglass is required. Access to all tank compartments and distribution devices is optimal. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC, and the county must view the OWS during construction. The OWS observation should be performed before backfill, after placement of chambers and distribution pipes. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWS construction must be according to the county regulations. Requirements not specified in this report must follow county regulations. The installer should have documented and demonstrated knowledge of the requirements andIegulations of the county in which they are working. Please call with questions.
