S Wood, Inc., General Contractor iqf 2010 Eastbank Point -- Carbondale, CO 81623 Subject: Individual Sewage System Design for the Greisman Residence, Lot R-64, Starwood Eight Subdivision, numbered as 0801 South Starwood Drive Dear Jim, As requested, on May 16, 1996, Nelson Environmental and Wastewater Solutions, Ltd., met with you on the site to reevaluate our previous septic system recommendations. In light of the revised, proposed remodeling plans and the code changes that occurred in Pitkin County a year ago, the modifications necessary to the septic system appear to be minimal. The recommendations and redesign of the septic system for the residence and several small additions do differ from our original plans detailed in letters written in 1994. They are based on the minimum requirements contained within Articles 8 and 11 of the Pitkin County Individual §ewage Disposal System Regulation (Revised, May. 1995) and on the new blueprints for the residence. This letter details further specifications applied to the onsite wastewater treatment system. Proposed Construction and Building Site: The existing house is a two-story residence of five bedrooms. The property is served by the Starwood Water District and the water lines are already installed. The property is 2.62 acres in size and is within the platted Starwood Subdivision. As we understand, the addition now planned will result in a residence with a living area of 5500 square feet with four bedrooms and five and one-half baths. Part of the addition will encroach slightly on the location of one of the existing septic tanks. The sewage system for the existing residence currently consists of a 1250 gallon concrete septic tank under the entry deck and a 500 -gallon plastic septic tank located under the paved driveway. The wastewater flows to a distribution box and then to one of two seepage beds. One of the two seepage beds is approximately 2400 square feet in size and located below the parking area. The second seepage bed of 1026 square feet is to the Southwest of the house and was the original absorption field. After plugging and being replaced, the second seepage bed was reconnected into the current septic system in 1989. The suggested modifications still involve moving the septic tank(s) downhill, but, in our opinion, will not require any additional required absorption area. P.O. There is a sufficient depth of suitable soil on the lot, and the current septic system absorption field installation is apparently working well in its present location. No standing effluent was observed to be ponded within the inspection ports of the existing seepage bed. Minimum Pitkin County Reguirements: The percolation rates previously measured in the sandy loam soil were determined to':a ` average 30 minutes per inch. In order to meet the minimum requirements for this installation, based on an average daily flow of 1040 gallons per day for the house. Replacement septic tanks with a minimum volume of 2275 gallons are required. Further, the minimum requirement for the total absorption area of the seepage beds at this percolation rate is now 2000 square feet under the revised Pitkin County Individual Sewage Disposal System Regulation. Recommended On-site Wastewater Disposal Design: We recommend that the modifications to the septic system be done by installing two new 1250 -gallon, single -chambered concrete septic tanks in series on the hillside about twenty feet above the existing large seepage bed. The existing tanks should be pumped and backfilled. By locating the tank in this area and providing a new 4 -inch diameter PVC sewer line, drainage from the house should be improved. The sewer line will now be steeper and the inside of the line smoother than if the cast iron pipe originally used in the septic system is retained. The new location of the septic tanks farther from the main entry door -and garage should eliminate the sewer gas odors that the owners have observed. In addition, we recommend that the final outlet tee of the septic tank be fitted with an effluent filter similar to the Zabel A-100 unit or the Orenco 4" BiotubeT" Effluent Filter to minimize the discharge of suspended solids, grease and organic material to the absorption system, particularly with a garbage disposal installed. This filter unit will also benefit the system operations by controlling the effects of surge loadings of wastewater from such fixtures as the laundry much more effectively than the standard outlet tee. We have brochures of these two filters available. We would be happy to discuss their use and the long-term advantages to the operations of the septic system that are gained by this type of installation. 2 ^h Greisman Residence N Septic System Resign for the Remodeled House May 20, 1996 Page 3 The larger of the two seepage beds can be reconnected and remain in use. This provides 2400 square feet of absorption area, exceeding the minimum requirements of the County by 400 square feet. We will continue with the application process for a permit to do this work through the Aspen/Pitkin County Environmental Health Department. In addition, as I mentioned, we will be available to assist in the planning and soil evaluation of the adjacent lot for the new guest house.
