Operational Status: The inspector indicates the OWTS appears to be properly functioning and there is no evidence of failure. An
occupant of the property reported the sewer line freezing and this may indicate a low spot in the sewer pipe.
Inspector Recommendations: none.

As requested, CBO Inc. performed an Onsite Wastewater Treatment System (OWTS) Use Permit
inspection at 4516 Snowmass Creek Road, Snowmass, Colorado on August 9, 2016. The legal
description of the 1249.25 -acre property is Lot 4, Capitol Creek Ranch.
No documents on the existing OWTSs serving the residence were available from Pitkin County
Environmental Health Department (Parcel ID #2645-192-01-004). The existing 5 -bedroom residence is
served by two separate OTWSs. The OTWS serving the upper level of the residence consists of a "Jet
Aeration" septic tank followed by a soil treatment area (STA) of unknown size or configuration. The lower
level of the residence consists of a 1000 -gallon septic tank followed by a STA of unknown size or
configuration.
Pitkin County Individual Sewage Disposal System Permit #05086 was issued on October 31, 2005
permitting an OWTS to serve the 5 -bedroom residence. This system was designed by Gamba and
Associates. The system was never installed and the permit expired.
Upper OWTS
The 'Jet Aeration' septic tank is located north of the residence. A clean out was observed near the
residence. This sewer line may be made of cast iron and the condition of the sewer line is unknown.
Cast iron tends to deteriorate and debris often collects inside of the pipe, decreasing the inside diameter
of the pipe which can cause clogging. The septic tank appears to be in poor condition. The outlet side of
the septic tank is badly deteriorated. The outlet lid has completely deteriorated, leaving an opening into
the septic tank. This must be covered as it is unsafe.
The septic tank was pumped by B&R Septic at the time of the inspection. There were a significant
amount of solids in on the inlet side of the septic tank. We do not recommend continued use of this
septic tank.
We walked the approximate STA immediately north of the 'Jet Aeration' tank and found no signs of
surface saturation or failure at the time of the inspection.
Lower OWTS
A 1000 -gallon, two-compartment concrete septic tank with concrete baffles on both the inlet and outlet
side of the septic tank is located to the west of the residence. We did not observe a clean out between
the house and the septic tank; however, an occupant of the property reported some issues with freezing
of the sewer line near the residence. This could mean there is a "belly" or low spot in the line.
B&R Septic pumped the tank after our inspection. There were no issues reported with this septic tank.

Effluent gravity flows to a STA of unknown size or configuration. We walked the approximate STA and
found no signs of surface saturation or evidence of failure at the time of the inspection.
A survey of the property was recently completed. OWTS components have been located on this survey.
Please refer to High Country Engineering's survey for accurate location of the OWTS components.
The 'Jet Aeration' tank does not pass the inspection due to missing inlet and outlet tees and the
deteriorated condition of the concrete, specifically on the outlet side of the septic tank.
An OWTS Construction Permit must be obtained to replace this septic tank. The following links are

While there are no imminent threats to public health or the environment from either system, we
recommend considering replacing the two existing O WTSs with one new system to serve the entire 5 -
bedroom residence.
This evaluation is not a guarantee of future system performance. This inspection is good for one year.
Disclaimer. This inspection is intended only as an evaluation of the present condition of the OWTS
based upon what was observed and the Licensed Inspector's expertise in onsite wastewater technology.
The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any
period of time in the future. Because of numerous factors which may affect the operation of an OWTS,
as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this
report shall not be construed as a warranty by the Inspector that the system will function properly for any
particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied,
arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the
system is having on groundwater.
