The property is located in Snowmass, Colorado, in an area where OWS and wells are necessary. This letter is to be used in conjunction with plans provided. SITE CONDITIONS A new residence and caretaker/barn unit is proposed as indicated on Figure 1. The proposed residence has four bedrooms and 5646 square feet (SF) of living area. The caretaker/barn has 1 bedroom with 551 SF of living area, and 4 horse stalls. A well located on Figure 1, serves the structures. The residence and caretaker/barn will utilize separate OWS. SUBSURFACE The subsurface was investigated by excavating 2 test pits and 9 percolation holes, as indicated on Figure 1. Subsurface materials in Profile -1 consisted of a 6 -inch root zone, underlain by sandy clay to the maximum depth explored of 8 feet. Ground water or bedrock was not encountered. Subsurface materials in Profile -2 consisted of a 6 -inch root zone, underlain by sandy clay to 4.5 feet, underlain by Mancos Shale bedrock to the maximum depth explored of 5 feet. Groundwater was not encountered. Percolation holes 7 through 9, and Profile -2 will not be considered in OWS design due to shallow bedrock encountered. Percolation rates in percolation holes 1 through 6, ranged from 16 to 40 minutes per inch (MPI), with an average percolation rate of 31 MPI. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Geo -fabrics or plastics should not be used over the drain field. Livestock should not graze on the drain field.
