Any changes must be approved by this department and the design engineer rior to them being made. Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. The engineer has stated that the ditch must be lined within 50 feet of the absorption area. The existing system tank should be abandoned in place and the existing field removed. This system will include one 2500 gallon two compartment tank with a Biotube pump vault in the second compartment. The field will be a pressurized mound with at least one foot of sand filter material above grade and 6" below grade. The sand must conform to the intent of Section 6.28.670 A. of the Pitkin County ISDS regulations or conform to ISDS Policy 2005-001. An invoice to document the type of sand material must be submitted. 8 rows of 15 Quick 4 gravelless chambers will be placed on the sand filter material. The slope of the mound can not be steeper than 3:1. This department does not endorse any brand of products. This permit must be kept on-site during installation. The engineer must do a final inspection of the installation and submit an as -built letter to this department. This department must also be called for an inspection with a minimum of 48 hours advanced notice. The owner has the responsibility that all components are inspected and maintained on a regular basis by qualified personnel. Revegetation over the area of the field is very important for the functioning of the system. Pitkin County has guidelines that must be followed to assure the plants that are introduced are appropriate for the conditions of the area. I had asked the engineer what that was for when the system was designed, but it was unclear and often an owner has something in mind down the road that might not be on anyone else's radar—so better to size it larger just in case... The barn was not included in this approval. As far as this Department knows, there is no plumbing in the barn. Since it is on a separate property, there would have to be a recorded easement for use of a septic on another property. I have no record of that in my file and was not aware if any additional wastewater was being diverted through the system on Lot 4. If that was to exist (a bathroom or plumbing of some kind in the barn) — they would need to #1— contact this Department to let us know it exists and possibly modify the as -built drawing to reflect the sewer line running from the barn to the tank on Lot 4, and #2 — they would need to have an easement recorded with the properties showing that a building on Lot 3 was using the OWTS (onsite wastewater treatment system) on lot 4. The previous owner who built the barn was using it only for storage. As far as the association knew there was no water to the barn, even though the assessor has it listed as 1 bath. The house that the new septic is for has 3 bedrooms (new system sized for 4 bedrooms), but I imagine it's a good idea to increase the size if one is planning to add on in the future. Permit # 07024 was issued 4/18/07 for repair due to failure. They ended up abandoning the old tank and installing a new system. This system is sized for 4 bedrooms + 50 gallons of extra capacity for future plumbing fixtures per request. No mention of what future fixtures maybe. And looking at the as -build drawing, I do not see anything connected to the septic from the barn. Permit # 07024 is the first drawing in the file that even shows the barn. I hope this helps. But, if you say that there was septic work done on the adjacent property, it could have included the barn, and would be under that parcel instead. If property owners are honest with the documentation given with their application, we would have most likely included these fixtures. A percolation test was performed on April 3, 2007, which is permitted by Pitkin County due to the existing drain field failure. The subsurface investigation from the Pitkin County subsurface investigation dated June 7, 1989, permit #89072, will be used for ground water levels because it was performed during peak groundwater conditions. SITE CONDITIONS The property is located in Little Elk Creek, in an area where OWS are necessary. Water is provided by the community water service. There is an existing structure and failing drain field on the property. The drain field and septic tanks will be removed and replaced with a new OWS. A 4 -bedroom residence currently exists. SUBSURFACE The subsurface was investigated by ALL SERVICE septic, LLC by hand digging three percolation holes as indicated on Figure 1. Pitkin County indicates the subsurface materials consisted of 3 feet of dark loam with gravel and cobbles. Groundwater was reported at 3 feet. Bedrock was not encountered. Percolation rates ranged from 10 to 20 minutes per inch (MPI), with an average rate of 15 MPI. The OWS will be designed based on the imported sand filter material percolation rate of 28 MPI. DESIGN SPECIFICATIONS The OWS design is based on 4 -bedrooms (upsized by 50 gallons per homeowner request) and an average sewage load of 850 GPD. The installation must include a 2500 -gallon, two-compartment, precast concrete septic tank, with a BiotubeTM pump vault. Tank alternatives may be considered. A mounded, pressurized bed, with 18 -inches of imported sand filter material (place 1 -foot above grade) must be installed. Eight rows of 15 `Quick 4' chambers, for a total of 120 chambers, and 1104 square feet (SF) of infiltrative area must be installed. A 1.5 -inch diameter lateral, with 3/16 -inch holes, on 5 - foot centers, must be suspended within chambers. Holes should face upward, with one hole per lateral facing downward for drainage. A 4" x 4" scour plate should be placed beneath downward hole to prevent scouring. Onsite Wastewater Systems Page 2 GEOLOGY — SETBACK REDUCION Based on geological conditions and evaluation of risk of contamination of surface water and ground water, it is not necessary to add 8 feet additional distance for each 100 gallons of wastewater flow over 1000 gallons per day as specified in the table to prevent contamination. Ground water is assumed at 3 feet, and hence a pressure mound is proposed. A 50 -foot separation between the absorption area and the ditches, is appropriate to prevent contamination. The ditches, if applicable, will also be lined to reduce setback to 10 feet. SITE PREPARATION The mound perimeter should be staked out prior to construction. Remove excess vegetation and grade, if necessary, to prepare area for placement of sand. Remove 6 -inches of topsoil, and stockpile. The topsoil should be placed on top of mound to promote re -vegetation after construction of mounded drain field. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Geo -fabrics or plastics should not be used over the drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a drain field. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWS. No hazardous wastes should be directed into the OWS. Mechanical room drains should not discharge into the OWS. The OWS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes should be installed to allow pump lines to drain to minimize risk of freezing. Extensions should be placed on all septic tank components to allow access to them from existing grade. Precast concrete tanks and distribution boxes should be used, unless plastic or fiberglass is required. Access to all tank compartments and distribution devices is optimal. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC, and the county must view the OWS during construction. The OWS observation should be performed before backfill, after placement of chambers and distribution pipes. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed.
