Box 589 Snowmass Village, Co. 81615 Re: Chapman Fishing Lodge Dear Mr. Byrnes: ENVIRONMENTAL HEALTH DEPARTMENT On November 1, 1996, ,1 inspected the installation of the subsurface drain which was constructed to divert the groundwater and irrigation water from reaching the leach field on the referenced property. The subsurface drain was installed to the engineer's specifications (letter and design dated July 29, 1996) to at least a depth of 12 inches of gravel around the northern and eastern portion of the leach field and also around.the southeastern portion of the tanks. The integrity of the tanks was also inspected by this Department and the contractor. All inlets, outlets and their seals were examined, and the risers were sealed: Please contact this Department,if there are any further questions or concerns. The installation was required because of seasonal ground water and described in our letter of July 29, 1996. The risers at the septic tank and 'lift station were i0water-proofed' to minimize infiltration to the tanks. A subsurface drain was then installed from the tanks, along the east side of the field and then westward to a positive gravity outlet. The system was designed in our letter of November 10, 1995. This spring there has been ground water above the 2.5 feet identified by Hepworth Pawlak in their subsurface investigation 195 401. We understand ground water was observed at a depth of 1 foot during the spring and there was surface irrigation being done at the same time. The surface irrigation has been stopped, although we believe some irrigating can be done this fall to establish vegetation above the mound. To lower the seasonal water level, we recommend installation of a subsurface drain. The drain should consist of an excavated trench to a minimum depth 1 foot below the top of the second septic tank which gravity outlets to the northwest. The alignment of the drain and a cross section are presented on Figs. 1 and 2. With excavation of the trench, a minimum of 4 inches of 1.5 inch gravel should be placed, then installation of a 4 inch perforated pipe, then placement to establish a total of at 12 incites of gravel. The pipe should a mini- mum slope of 1% downward from the second septic tank. When the drain is installed, the connection between the "risers" and tanks and risers themselves should be waterproofed. As you know from the ranch foreman, Don Cramer, the septic system on the house you are building for Chapman is malfunctioning. Mr. Cramer indicates that raw (but diluted) sewage is entering the Wheatley Ditch, which provides irrigation to the Dart property. That sewage is polluting the several lakes on the Dart property, and potentially the Roaring Fork River beyond the lakes. In addition, it could pollute the two wells servicing the houses on the Dart property. This is to demand that you immediately cease using any facilities in the Chapman house that utilitze the septic system; that you pump the system, and that a plan be devised to prevent reoccurance in times of high ground water (i.e., every year at this time). The revision is related to distribution of effluent in the mound field. The revision is to provide pressure distribution for the field. Four laterals of 1.5 inch pipe are proposed with fourteen 0.25 inch holes per lateral, 7 foot on center. The manifold is proposed as 2 inch pipe. The pressure distribution system is based on a 20 foot head which includes: 5 feet of head at the orifices, 5 feet of head from the pump to the laterals and 12 feet of head loss due to friction loss. The proposed system is to be pressurized by a 0.5 HP Gould pump, Model 9885. We understand the system is installed properly at this time except for the pump. The septic tank capacity is 3000 gallons, which we proposed in two 1500 gallon septic tanks. The tanks should be installed as indicated on Fig. 2. A detail of the lift station is presented on Fig. 4. The field area requires 2900 SF sand filter infiltration area and 2251 SF of basal area. The controlling area is the sand filter area. Dear Jim: As requested, Hepworth-Pawlak Geotechnical, Inc. performed a subsoil study for design of foundations at the subject site. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated August 21, 1995. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. We previously provided an Interim Report letter to you dated August 31, 1995. Proposed Construction: Plans for the proposed residence were conceptual at the time of this report. We expect the residence will be one to two stories of wood frame construction with a slab -on -grade main floor located on the site as shown on Fig. 1. Cut depths are expected to be shallow, about 3 to 4 feet. Foundation loadings for this type of construction are assumed to be relatively light. When building plans have been further developed, we should be notified to reevaluate the recommendations presented in this report. Site Conditions: The site was a vacant hay field at the time of our site work. A small shed was located west of Profile Pit 2. The site slopes gently down to the west towards the Roaring Fork River. An irrigation ditch crosses the site as shown on Fig. 1. Vegetation at the site consists mainly of grass with cottonwood and willow trees and brush west of the irrigation ditch A relatively new, 2 story wood frame house is located to the southeast of the subject site. Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating three exploratory pits at the approximate locations shown on Fig. 1. The logs of the pits are presented on Fig. 2. The subsoils encountered, below about '/2 foot Byrnes and Associates October 6, 1995 Page 2 of topsoil, consist of medium dense cobbles and boulders in a sandy gravel matrix. Loose clay and sand was encountered overlying the cobbles and boulders in the leach field areas to depths of 2 to 3 feet. Free water was observed in the nits at the time of excavation between 2 '/a and 5 feet. The upper soils were very moist. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed cobble and boulder soil designed for an allowable soil bearing pressure of 3,000 psf for support of the proposed residence. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the foundation bearing level within the excavation should be removed and the footing bearing level extended down to the undisturbed natural soils. Dewatering of footing excavations will probably be needed. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 42 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 45 pcf for the on-site soil as backfill. We recommend that excavations be kept as shallow as possible and the main level floor be slab -on -grade due to the high groundwater observed at the site. Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly to moderately loaded slab -on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 -inch layer of free -draining gravel should be placed beneath basement level slabs to facilitate drainage. H -P GEOTECH 0 0 Byrnes and Associates October 6, 1995 Page 3 This material should consist of minus 2 -inch aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95 % of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. However, due to the high moisture and boulder content of the on-site soils it may be more practical to use imported sand and gravel as structural fill. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 % of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 2) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. Percolation Tests: The percolation tests were performed in two areas; northwest of the house and southeast of the house. The test results are shown on Table I and II. The percolation rates northwest of the house averaged about 13 minutes ner-nch. The percolation rates southeast of the house averaged about 40 minutes per inch. We understand an engineering "mounded" system is proposed due to the high groundwater level. Limitations: This report has been prepared in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Fig. 1, the proposed type of construction and our experience in the area. Our findings include interpolation and extrapolation of the subsurface conditions identified at the exploratory pits and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications to the recommendations presented herein. We recommend on-site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the soil engineer. The design is based on a review of plans, and subsurface data by Hepworth Pawlak Geotechnical Inc (HP). The soils data from HP should be included as a part of the Individual Sewage Disposal System Permit. The basis for the requirement for a en- gineer designed system is the lack of 4 feet of suitable soil beneath the field before encountering water. SITE CONDITIONS - The investigated site is a 13.5 acre lot located in a rural Pitkin County, Colorado as indicated on Fig. 1. Most of the property is southwest of the Roaring Fork River. The smaller portion of the site is northeast of the river, although this is where the lodge is proposed. To the northeast of the Roaring Fork River, the ground surface slopes gently to the southwest at the proposed absorp- tion field site, as indicated on Fig. 1. There is an irrigation ditch to the northeast of the proposed field. The proposed field must be maintained 50 feet from the ditch' the ditch must be lined and main- tained a minimum of 10 feet from the field. The ground surface slopes at 3% at the proposed field area. PROPOSED CONSTRUCTION - At the time of our investigation a 4 bedroom „residence was proposed as indicated on Fig. 1. Two additional bedrooms -V are planned for a detached caretaker unit. The total area of the structures is 5300 square feet (SF), 4300 SF in the main building and oo 1000 SF in the caretaker's unit. The average sewage load for a 6 bed- room dwelling is 1200 gallons per day (GPD), 2100 GPD with a 1.75 Pitkin County facto r' esign flow. The residence will be provided {� water by an onsite well. SUBSURFACE CONDITIO - Subsurface conditions were investigated by HP Geotechnical. Subsoils consisted of 1.5 to 2.5 feet of clay and sand underlain cobbles and gravel in the leach field areas. Ground water was encountered in the test pits at 4 to 5 feet in the leach field areas. The results of the percolation tests indicate rates ranging from 11 to 17 minutes per inch (MPI) to the northwest of the house and 20 to 60 MPI to the southeast of the house. 925 East 17th Avenue • Denver, Colorado 80218 P.O. The OSDS should be designed for a sewage load o 2100 G and a perco- lation rate of 17 MPI. An OSDS design based on age load of 2100 GPD and a percolation rate of 17 MPI is presented on Figs. 2 through 4. The minimum septic tank capacity is 2500 gallons, which we recom- mend in one 1500 gallon single compartment septic tank followed by a 1000 gallon single compartment septic tank. After the septic tanks, a lift station consisting of a 1000 gallon single compartment septic tank with a minimum 1/3 H.P. pump should be installed as indicated on Fig. 4. The pump will distribute effluent throughout the field rather than using only portions of the field. The minimum area requirement for sand filter infiltration is 2200 SF using an application rate of 0.95 gallons per square foot per day. As indicated on Fig. 2, the field has a basal infiltration area of 2400 SF in the natural soil. Surface vegetation should be removed and the surface soils scarified to a depth of 6 inches on the low side of the field. The bottom of the field should be excavated level which will result in an excavation of approximately 2 feet on the uphill side of the field. We recommend excavating the field with a backhoe from above the field or track mounted equipment to minimize compaction of the infiltration area. If excavated with rubber tired equipment, the infiltration surface must be scarified before placing filter sand. Filter sand should then be mounded to a minimum depth of 2 feet. The filter sand must be approved by this office and should consisted of unwashed fine sand meeting the following specifications: 1. maximum of loo passing ##200 sieve, 2. maximum size 1/2 inch, 3. 50o retained between #16 and #100 sieves. The 1 1/2 inch gravel the 4 inch sewer pipe should then be placed. Straw, untreated roofing paper or landscaping filter fabric should be placed on the gravel. The entire field must then be covered with a minimum of 1.5 feet of soil. The fill over the field should extend a minimum of 3 feet laterally from the edge of the gravel before begin- ning the slope to the natural ground surface. Side slopes must be graded to 3:1 (horizontal to vertical) until the natural slope is met. The disturbed surface and top of the mound should be seeded after com- pletion of the installation. We recommend a "dryland, pasture, or foothills" seed mix, which will grow with natural precipitation, and requires no irrigation. No irrigation should be done over the field. The owner must realize an OSTS is different from public sewer service. The owner must be aware of and assume the responsibility for mainte- nance. We recommend the pumping of the first septic tank at the end of the first year of use to monitor sludge accumulation. The tank should be pumped at least every two years. There are daily considera- tions, such as not putting plastic or other nonbiodegradable material into the OSTS. Water use must be carefully monitored, so toilets are not allowed to run when seals malfunction. To illustrate the point, it should be noted a running toilet will consume in excess of 1000 GPD if allowed to run. As the system is designed for 2100 GPD, an excess 1000 GPD will flood and harm the system. We caution you against installation of a water softener. The hydrau- lic loading from the backwash of a water softener can detrimental to OSTS and a separate drywell should be constructed for the backwash, if a water softener is installed. Also no harsh chemicals such as for cleaning or photographic processing should be introduced into the 3 0 Is OSTS. No landscaping or plastic.should be used over the field.
