Bill Creek Road Pitkin County, Colorado Mr. Reynolds, As requested, CBO Inc. performed an Onsite Wastewater Treatment System (OWTS) Use Permit inspection at 296 S. Bill Creek Road, Carbondale, Colorado on March 7, 2016. The legal description of the 0.910 -acre property is Lot 113A, Lower Sewell Tracts. The permit and record drawing was provided by Pitkin County Environmental Health Department (Parcel ID #2463-343-02-029). The subject OWTS consists of one 1000 -gallon, two-compartment mid -seam Copeland Concrete septic tank followed by a seepage pit of unknown size. Individual Sewage Disposal System (ISDS) Permit 86003 documents the replacement of the septic tank in 1986. According to the permit and drawings, it appears they installed an "Associated Plastic Products" polyethylene septic tank. The existing septic tank is concrete. This tank may have been installed in 1986 or at a later date, undocumented by a permit. There is no permit documentation on the size of the seepage pit; however, the general location is noted on the drawing provided with the 1986 ISDS Permit. The septic tank is located north of the residence. There is no clean out located between the house and the septic tank. Both septic tank lids were buried approximately 1 -foot below grade. The addition of 1 - foot risers on each manhole access will be required prior to obtaining the OWTS Use Permit. The pipe coming into the septic tank is angled upward. This can be an indication of a settled pipe outside of the septic tank, which could lead to standing water in the pipe and / or restricted flow. While no repair is necessary at this time, the current owner should be aware of the condition of the pipe. An outlet tee was present. We recommend the installation of an effluent filter (or screen) on the outlet tee. If installed, this filter must be cleaned annually, or as needed. Effluent levels in the septic tank prior to pumping appeared to be normal. The house was vacant at the time of the inspection and we were not able to run water through the system at the time of the inspection, as the water was turned off. The septic tank was pumped by D&D Septic Services at the time of the inspection. The septic tank appeared to be in good condition and is a mid -seam tank. The tank was water -tight at the time of our inspection. Despite probing in the approximate area of the seepage pit, we were unable to locate any access from grade. We recommend locating the seepage pit and brining access to grade for future monitoring. The seepage pit appears to be in close proximity to a dry gulch (see Pitkin County drawing and Google Earth image). There were no signs of surface saturation or indication of failure at the time of the inspection. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Don't: • Pour cooking grease or oil down the sink or toilet. • Rinse coffee grounds into the sink. • Pour household chemicals down the sink or flush them. Don't: • Flush non -degradable products or chemicals, such as feminine hygiene products, condoms, dental floss, diapers, cigarette butts, cat litter, paper towels, pharmaceuticals. Don't: • Park or drive on your drainfield. The weight can damage the drain lines. • Plant trees or shrubs too close to your dra infield, roots can grow into your system and clog it. Don't • Concentrate your water use by using your dishwasher, shower, washing machine, and toilet at the same time. All that extra water can really strain your septic system. Do: • Eliminate or limit the use of a garbage disposal. • Properly dispose of coffee grounds & food. • Put grease in a container to harden before discarding in the trash. Do: • Dispose of these items in the trash can! Do: • Consult a septic service professional to advise you of the proper distance for planting trees and shrubs, depending on your septic tank location. Do: • Stagger the use of water -generating appliances. This can be helpful especially if your system has not been pumped in a long time. • Become more water efficient by fixing plumbing leaks and consider installing bathroom and kitchen faucet aerators and water -efficient products. / /
