Changes must be approved by this Department and the engineer prior to construction. This design calls for one 1500 gallon, two compartment tank with a pump in the second compartment. The field will consist of 6 rows of 16 Quick 4 gravelless chambers in a bed configuration for a total of 947 square feet. The field area must be excavated with a level base, NO MORE THAN 3.5ft below grade to maintain a 4' separation between the bottom of the field and high, seasonal groundwater. The minimum setback from the absorption area to the well must be at least 100' and at least 10' to the property line. The tank must beat least 50' from the well. The field area should be clearly staked prior to excavation to avoid errors. The excavation must be inspected by the engineer and this department PRIOR to placement of the chambers or piping. Components of previously installed OWTS components may be properly abandoned in place. This Permit must be kept on-site during installation. The engineer must do a final inspection of the installation and submit an "as -built" letter to this Department within 30 days of the final inspection, unless a longer period of time has been agreed upon, in writing. This Department must also be called for the final inspection with a minimurn of 48 hours notice. Minimum horizontal distances between components of the system and physical features shall conform to the requirements of the Pitkin County OWTS Regulation. This Permit is conditioned upon the property owner(s) providing for regular inspection, cleaning, and maintenance of the system by qualified personnel, in accordance with the manufacturer's recommendations and the requirements of the Pitkin County OWTS Regulation. Issuance of this OWTS Construction Permit does not constitute a guarantee, warranty, or representation by the Department that the system will operate properly or will not fail. First, the min required capacity is 1125. If you plan on placing a pump in the 2nd compartment, that will displace some amount of liquid and minimize available capacity. Would it be feasible to simply specify a new, larger tank (a 1500 gallon tank) and not try to relocate 5;—It 0 - the old one? �Sly`Ab"\.a w► 2) The bed cross section calls for a maximum 36" of cover. With groundwater at 75, max cover cannot be more than 30" or the bottom of the field should not be more than 3.5' below grade. If keeping the bed level will exceed this max depth, the bed could be broken up into 2 sections to keep them shallow. 3) You have specified 94 Quick 4 chambers for a total of 924 sq ft, taking a reduction of 20% for dosing. Our /. regulation allows not only the 20% for dosing, but an additional 10% for gravelless chambers in a bed w°f configuration. This puts the required square footage at 808 sq ft and a total of 30% reduction (82 Quick 4 units). Since you have relatively tight setbacks from both the well and the property line, as well as a minimal Vv- P burial depth because of high groundwater, I would say this additional reduction would give you a little more ver` �`�` wiggle room for the installation. Of course you are allowed to have more area than required, I just wanted to let {laV 1 ice"` you know you have the option of taking a larger reduction. 4) 1 see you have provided a picture of the existing pump. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated October 29, 2008. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Evaluation of potential geologic hazard impacts on the site are outside the scope of this study. Proposed Construction: The proposed residence will be a two-story single family residence over walkout basement and crawlspace levels. The proposed construction is to be wood frame with some steel framing. The proposed foundation is to be spread footings with ground floors in the garage and basement areas proposed to be slab -on -grade. Cut depths are expected to range up to 15 feet. Foundation loadings for this type of construction are assumed to be relatively light and typical of the proposed type of construction. The septic disposal system is proposed to be located at the southwest corner of the property, as shown on Figure I where the Profile boring and test holes are located. If building conditions or foundation loadings are significantly different from those described above, we should be notified to re-evaluate the recommendations presented in this report. Site Conditions: The lot is occupied by a two-story, wood frame residence with attached, slab - on -grade garage and slab -on -grade basement. The existing residence is accessible by a gravel road entering from the southeast portion of the lot. One driveway branches off to access the garages and the other proceeds north and loops back to the residence. In the proposed septic area there was grass and weeds, and scattered boulder outcroppings. South of the residence, up hill from the proposed septic area, landscaping and a koi pond were present. Thick oak brush was encountered southeast of the house and north of the driveway. More thick oak brush was encountered south of the gravel driveway accessing the garages, between the driveway and the property line. Areas to the north of the existing residence were heavily wooded. A dirt path north of the existing residence extended off the gravel driveway down to a grassy field and the proposed septic area. A grove of Aspens was found to the west of the proposed septic site. Pine trees and cottonwoods were found between Snowmass Creek and the grass field. Snowmass Creek borders the property to the west, and is located approximately 125 feet west of the existing residence. Large boulders were visible on the ground surface. Subsurface Conditions: The subsurface conditions at the site were evaluated by drilling holes with 4 inch continuous flight auger, powered by a truck mounted CME -45B drill rig. The locations of the borings are shown on Figure 1. The logs of the borings are presented on Figure 2. The subsoils encountered, below about 2 to 3 feet of topsoil and fill, consisted of slightly silty, sandy gravel with cobbles and probable boulders. Results of a gradation analyses performed on a samples of slightly silty, sand and gravels (minus 5 inch fraction) obtained from the site are presented on Figures 4 and 5. The laboratory test results are summarized in Table 1. Free water was encountered in Boring 2, 12 feet deep, and the upper soils were slightly moist to wet at the water elevation. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural granular soil designed for an allowable soil bearing pressure of 2,500 psf for support of the proposed residence. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils and existing fill encountered at the foundation bearing level within the excavation should be removed and the footing bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 42 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 50 pcf for the on-site soil as backfill. Job No. 108 618A GeFtech -3 - Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab -on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated fi•om all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of free -draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on- site soils devoid of vegetation, topsoil and oversized rock. Underdrain System: Free water was encountered during our exploration. It has been our experience in this area that local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below -grade construction, such as retaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free -draining granular material. The drain should be placed at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1% to a suitable gravity outlet. Free -draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 1 %z feet deep. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: I ) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas Job No. 108 618A G4 c9tech • Q V0 and to at least 90% of the maximum standard Proctor density in landscape areas. Free -draining wall backfill should be capped with about 2 feet of the on-site, finer graded soils to reduce surface water infiltration. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. A swale may be needed uphill to direct surface runoff around the residence. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. Percolation Testing: Percolation tests were conducted on November 18, 2008 to evaluate the feasibility of an infiltration septic disposal system at the site. One profile boring and three percolation holes were dug at the locations shown on Figure 1. The test holes (nominal 4 inch diameter by approximately 60 inch deep) were dug by using 4 inch auger and were soaked with water one day prior to testing. The soils exposed in the percolation holes are similar to those exposed in the Profile Pit shown on Figure 2, and consist of slightly silty, sandy gravels and silty, sandy clay. Testing for Test Hole 1 was run in silty gravel, and testing for Test Holes 2 and 3 were run in clayey silt. The percolation test results are presented in Table 2. Based on the subsurface conditions encountered and the percolation test results, the tested area may not be suitable for a conventional infiltration septic disposal system. According to gradation and hydrometer analyses represented in Figure 6, the USDA soil type is Sandy Loam. We recommend a civil engineer design the infiltration septic disposal system. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either expressed or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the borings at the locations indicated on Figure 1, the proposed type of construction and our experience in the area. Our findings include interpolation and extrapolation of the subsurface conditions identified at the borings and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. The proposed septic disposal area is located on a relatively flat topographic bench above Snowmass Creek. The existing septic disposal area is located on an upper topographic bench about ten feet higher in elevation and separated by moderately steep slope varying in width. Free water was observed in the previous profile boring and test holes at a depth of 1 %2 feet to 2' %2 feet below the ground surface. A profile boring was drilled and four percolation test holes were hand dug on April 29, 2009 at the locations shown on Figure 1. The profile boring was drilled about 6 feet higher in elevation than the lower bench. The subsoils encountered in Profile Boring 2 consisted of about 8 inches of topsoil overlying silty clayey sandy gravel with cobbles and boulders to the bottom boring depth of 8 feet. The results of a percent finer than sand size gradation analysis performed on a sample of silty clayey sandy gravel obtained from a depth of 4.5 feet in Profile Boring 2 showed 40 percent passing the No. 200 sieve and a !^ moisture content of 14.3 percent. No free water was encountered at time of drilling and the boring had caved at 7.5 feet with possible groundwater in the bottom when checked the following day. Percolation test holes were hand dug and soaked with water on April 29, 2009. Percolation Hole P 7 was drilled with 6 inch diameter auger. Percolation testing was conducted on April 30, 2009, by a representative of Hepworth - Pawlak Geotechnical, Inc. The percolation rates varied from 14 minutes per inch to 30 minutes per inch with an overall average of 21 minutes per inch. Statement of plan for augmentation: The purpose of this plan for augmentation is to provide replacement water for out -of -priority depletions resulting from irrigation of up to approximately 1.25 acres (including both up to 0.55 acres of lawns/gardens and 0.7 acres of pasture) within Applicants' property and evaporation from a hot tub and other water features with a cumulative surface area not to exceed 175 square feet (0.004 acre). The projected annual diversion requirements for these uses is approximately 2.48 acre feet. The projected annual depletion from these uses is approximately 1.99 acre feet. The monthly water diversion and depletion required are set forth in Exhibit B hereto and incorporated herein. The evaporation table is Exhibit C hereto and incorporated herein. Out -of -priority depletions will be replaced in time, place and amount by contract water made available from the District and, if necessary, releases from the on-site Silverman Augmentation Tank directly into Snowmass Creek via a pipe. Delivery of the contract water will require operation of the exchange set forth in greater detail below. Integrated water system: The Applicants claim that the subject water rights are part of an integrated water system due to the inter -relationship between the individual rights and the water supply for the Applicants' property as a whole. The Silverman Augmentation Tank is the basis, in part, for providing a legal water supply to replace out -of -priority depletions to Snowmass Creek. The Silverman Pump and Pipeline supplies water from Snowmass Creek to fill the Silverman Augmentation tank and a hot tub, to provide fire protection, and to irrigate the lower pasture area. The Silverman Spring supplies water to fill the Silverman Augmentation Tank, a hot tub and underground fire storage tanks, and to irrigate the lawn, shrubs, trees, and flower beds around the house. The Silverman Well supplies in-house uses on the property. As described above, these water rights collectively are the water supply system for the property. Therefore, the Referee finds that the subject water rights are part of an integrated water system. When a project or integrated system is comprised of several features, work on one feature of the project or system shall be considered in finding that reasonable diligence has been shown in the development of water rights of the entire project or system." C.R.S. § 37-92-301(4)(b). 22. Property ownership: Owner of land upon which any new diversion or storage structure or modification to any existing diversion or storage structure will be constructed: Applicants. II. CONCLUSIONS OF LAW 23. The foregoing findings of fact are fully incorporated herein. 24. All notices required by law have been properly made, including as required under C.R.S. § 37-92-302(2) and (3). The Court has jurisdiction over the Application and over all persons or entities who had standing to appear, even though they did not do SO. 25. The Application is complete, covering all applicable matters required pursuant to the Water Right Determination and Administration Act of 1969, C.R.S. §§ 37-92-101 through -602. 26. Pursuant to C.R.S. §§ 37-90-103(21)(b) and 37-92-103(14)(b), improvements made to a spring are not considered to be a "well" where the natural spring discharge is captured or concentrated by installation of a near surface structure or device less than ten feet in depth located at or within 50 feet of the spring's natural discharge point and the water is conveyed directly by gravity flow or into a separate sump or storage, if the owner obtains a water right for such structure or device as a spring pursuant to Title 38, Article 92 of the Colorado Revised Statutes. The Referee concludes that the improvements to the Silverman Spring, as described in Paragraph 8.g, constitute a near surface structure, as set forth in C.R.S. §§ 37-90-103(21)(b) and 37-92-103(14)(b). 29. Pursuant to C.R.S. § 37-92-305(8), the plan for augmentation, including conditional appropriative rights of exchange, is sufficient to permit the continuation of diversions when curtailment would otherwise be required to meet a valid senior call for water, to the extent that Applicants provide adequate replacement water necessary to meet the lawful requirements of a senior diverter at the time and location and to the extent that the senior would be deprived of his or her lawful entitlement by the Applicants' diversion. 30. The Court hereby concludes the Applicants have established that water can and will be diverted under the subject conditional water rights and will be beneficially used, and that this water supply project can and will be completed with diligence and within a reasonable time. 31. The conditional water rights decreed herein are individual components of Applicants' integrated water supply system. Consequently, in subsequent diligence proceedings, work on any one feature of Applicants' supply system shall be considered in finding that reasonable diligence has been shown in the development of water rights for all features of Applicants' water supply system, see C.R.S. § 37-92-301(4)(b). 32. JUDGMENT AND DECREE 33. The foregoing findings of fact and conclusions of law are fully incorporated herein. 34. The Court hereby confirms and decrees water rights to the Silverman Augmentation Tank, Silverman Pump and Pipeline, Silverman Spring and Silverman Well, as more fully described herein. 35. The Court hereby confirms and decrees the conditional appropriative right of exchange described herein. The Applicants shall give adequate notice to the Division Engineer prior to operating the exchange approved herein. 36. The Court hereby decrees and approves the plan for augmentation, including exchange, described herein. Applicants' plan for augmentation is sufficient to permit the continuation of diversions when curtailment would otherwise be required to meet a valid senior call for water, to the extent that the Applicants shall provide replacement water necessary to meet the lawful requirements of a senior diverter at the time and location and to the extent the senior would be deprived of his or her lawful entitlement by the Applicants' diversions. 37. The transit losses associated with replacement releases in this decree are estimates for the purpose of establishing that the plan can operate and will prevent injury. Actual transit losses may be modified pursuant to C.R.S. §§ 37-80-102(7) and 37-83-104 as determined to be necessary by the Division Engineer. 38. Pursuant to C.R.S. § 37-92-305(8), the State Engineer shall curtail all out -of - priority diversions, the depletions from which are not so replaced as to prevent injury to vested water rights. 39. Applicants shall install measuring devices, provide accounting and supply calculations regarding the timing of depletions as required by the Division Engineer for the operation of this plan for augmentation. Applicants shall file an annual report with the Division Engineer by November 15 of each year summarizing diversions and replacements made under this plan each preceding irrigation year (November l -October 31). 40. Specifically, 0.25 c.f.s. from the Silverman Pump and Pipeline was diverted to irrigate up to 1.25 acres, and 15 g.p.m. from the Silverman Spring was diverted for irrigation of up to 1.25 acres, fire protection and recreation. 41. C.R.S. § 37-92-102(3)(b) provides that instream flow water rights appropriated by the CWCB shall be "subject to the present uses or exchanges of water being made by other water users pursuant to appropriation or practices in existence on the date of such appropriation, whether or not previously confirmed by court order or decree." Consequently, the CWCB's Snowmass Creek instream flow rights decreed in Case Nos. 92CW280 and 92CW281 shall be subject to the above referenced pre-existing uses pursuant to C.R.S. § 37-92-102(3)(b). 42. Except as provided above, the CWCB's Snowmass Creek instream flow rights decreed in Case Nos. 92CW280 and 92CW291 shall be administered as having been filed in 1992 and shall be administered according to the prior appropriation system. As between all rights filed in the same calendar year, priorities shall be determined by historical date of appropriation and not affect by the date of entry of ruling. In consideration of the specific findings and conclusions made herein, and in conformance with C.R.S. § 37-92-304(6) (1990), as amended, the water rights and plan for augmentation decreed herein shall be subject to reconsideration by the Water Judge on the question of injury to the vested water rights of others for a period extending from the date that this decree enters until five (5) years after the Applicants have provided written notice to the parties, the Division Engineer and the Court that the above- described plan for augmentation has become operational. The plan shall be deemed to be operational when water has been diverted and used for decreed augmented uses, when the Silverman Augmentation Tank is installed along with a means to measure and release water to Snowmass Creek, and a valid BWCD is in place. If no petition for reconsideration is filed within said five (5) years, retention of jurisdiction for this purpose shall automatically expire. Any party who wants the Court to reconsider the question of injury must file a verified petition with the Court, setting forth the facts that cause such injury and explaining the claimed injury. The party filing the petition shall have the burden of going forward to establish the prima facie facts alleged in the petition. If the Court finds those facts to be established, the Applicants shall thereupon bear the burden of proof to show (a) that any modification sought by the Applicants will avoid injury to other water rights, or (b) that any modification sought by the petitioner is not required to avoid injury to other water rights, or (c) that any term or condition proposed by Applicants in response to the petition does avoid injury to other water rights. 45. The conditional water rights and appropriative right of exchange decreed herein shall be in full force and effect until six years from the date that the Water Judge signs the order. If the Applicants wish to maintain the conditional water rights thereafter they shall file an application for a finding of reasonable diligence on or before that date, or make a showing on or before then that the conditional water rights have become absolute water rights by reason of the completion of these appropriations. 46. Stipulation with the Colorado Water Conservation Board. Applicants and the CWCB entered into a Stipulation, dated September 3, 2010, intended as a compromise and settlement of this litigation between said parties. However, because the issues decided herein have not been litigated, neither Applicants nor the CWCB shall be collaterally estopped, by reason of this Ruling and Decree, from asserting any factual and legal issues in any other cases not involving these water rights. This Ruling and Decree shall not be used, considered, or cited as precedent in any other case except and only to the extent that the rights as decreed herein are at issue. Woody vegetation shall not be planted within this area. Firewood or other combustible materials including Liquid Petroleum Gas (LPG) should not be stored within this area. Some trees or small clusters of trees or shrubs may be maintained or planted in the vicinity of the house, if the 15 foot area is extended outward from the furthest growth expected from the trees and shrubs when mature. Crowns of vegetation within these clusters should be at least 10 feet from any portion of the buildings. Limbs oftrees within these clusters should be pruned to one halfthe height ofthe tree, one third the height for conifer, or 10 feet, whichever is less. Maintain natural grass at less than 6 inches within 30 feet of the house. Limbs of all trees within 30 feet should be pruned to one half the height of the tree, one third for conifer, or 10 feet, whichever is less. No brush or shrubs which when mature will be tall enough to act as ladder fuel should be provided or maintained around the trees. Trees and brush should be clustered. These clusters of brush or trees should be separated from each other by a distance of 2Y times the height of the mature vegetation. The diameter of the cluster should be limited to 2'/ times the height of the mature vegetation. The plant material growing between trees and clusters of bushes or trees should be grass maintained at 6 inches or less. Thin and remove lower branches of brush or shrubs within clusters of individual plants to eliminate ladder fuels. Provide proof of an adequate water supply (in terms of quantity and availability) for domestic and fire protection purposes, and for irrigation purposes, if applicable, to the Environmental Health and Natural Resources Department. B. Complete a fireplace/woodstove registration form with the Community Development Department, if necessary. C. Submit a drainage and erosion control plan for review and approval by the Planning Engineer. If site disturbance exceeds one ( I ) acre, the Applicant shall obtain a St(-mwater permit from the State of Colorado. D. Submit a construction management plan for review and approval by the Planning Engineer. E. Pay the applicable road and employee housing impact fees. F. Obtain a permit from Environmental Health and Natural Resources for the new on-site wastewater disposal system. G. Submit a detailed revegetation plan for disturbed areas with appropriate seed mixes. Defensible Space: The area around all buildings/structures, limited by property boundaries that may limit a property owner's ability to comply with this section, shall incorporate landscaping with wildfire delensible space considerations as follows (note actual vegetation manipulation to o — Adminisrrorive Decision Nu' SG -2008 Page 3 meet these conditions may not be necessary where the natural vegetation patterns have already fulfilled these conditions): 1) Brush, debris and non -ornamental vegetation shall be removed within a minimum ten -foot (10') perimeter around all structures. 2) Vegetation shall be reduced to break up the vertical and horiutntal continuity of the fuels at a minimum of a thirty (30) foot perimeter around a structure built on flat ground. (For greater slopes, reference the CSFS Safety Zone chart in Wildfire Guidelines For Rural Homeowners, which provides general guidelines that may be modified by a wildfire expert acceptable to the County). 3) Spacing between clumps of brush and vegetation up to the thirty (30) foot perimeter shall be a minimum of two (2) times the height of the fuel. Maximum diameter of the clumps shall be equal to the height of the fuel. All measurements shall be from the edges of the crowns of the fue I. 4) All branches from trees and brush within the thirty (30) foot perimeter shall be pruned to a height often (10) feet above the ground with removal of ladder fuels from around trees and brush. 5) Tree crown separation within the thirty (30) foot perimeters shall have a minimum often (10) feet between the edges of the crowns, except for mature stands of aspen trees where ladder fuels have been removed. In areas of aspen regeneration, understory shrubs and down and dead materials shall be removed. 6) All branches that extend over the roof eaves shall be trimmed and all branches within fifteen (15) feet of chimneys shall be removed. 7) The density of fuels up to a one hundred (100) foot perimeter of the structures shall be reduced where natural reduction has not already occurred. 8) All deadfall up to a one hundred (100) foot perimeter shall be removed. 9) No new conifer trees shall be planted within ten (10) feet of a residence. 10) No flammable mulches shall be placed within two (2) feet of a residence. Trash/garbage shall be kept in an approved bear resistant container or enclosure, pursuant to the County's Wildlife Protection Ordinance. Fencing shall comply with the following, except for fencing immediately adjacent to the buildings to contain pets or livestock: 1) Wood fencing shall employ three rails or less, be the round or split rail type, shall not exceed 48 inches in height above ground level and 12 inches in width (top view), and shall have at least 18 inches between two of the rails. 2) Wire fencing shall consist of no more than 3 strands of smooth wire and shall not exceed 42 inches in height. D. Construction workers shall be prohibited from bringing dogs on-site during construction. 9. No development including grading, excavation, fill placement, berming, landscaping, vegetation removal or disturbance, well or septic system shall occur outside of the approved activity envelope, except as necessary to comply with the wildfire mitigation measures described above. The previous design dated August 26, 2002 should be discarded to avoid confusion. The subsurface investigation was performed on May 29, 2001. SITE CONDITIONS The property is in a rural residential area of Pitkin County, where OWS are required. The existing residence intends to convert three existing rooms to three bedrooms. The additional bedrooms will serve a separate OWS. A separate stub -out will be needed to serve the proposed OWS. The existing septic tank and drain field will remain in use. There is a lined water feature 10 feet south of the southeast comer of the house. The proposed drain field area has a 2% slope to the west and a moderate cover of native grasses. The site is supplied water by a well, located 102+ feet from the proposed drain field. CONSTRUCTION A remodel completed in 2001 created additional area for conversion of three rooms to bedrooms. The total living area is 5000 square feet (SF). The three additional bedrooms will be served by a separate OWS, as indicated on Figure 1. The OWS was sized based three bedrooms and 600 gallons per day (GPD) using Pitkin County Environmental Health Department (PCEHD) loading of 100 gallons per day per person. The loading with a pealing factor of 1.75 is 1050 GPD. This includes washing machines and garbage grinders. SUBSURFACE CONDITIONS A subsurface investigation was performed by digging three percolation holes, 37 to 44 inches deep, and one profile pit at the locations indicated on Figure 1. Subsurface materials in the profile pit consisted of 1.5 feet of sandy topsoil, underlain by slightly clayey sand with gravel and boulders to the maximum depth explored of 8 feet. No ground water was encountered. Percolation tests indicate percolation rates of 5 to 10 minutes per inch (MPI). The average rate is 8 MPI. Percolation data is presented in Table 1. Additional percolation tests were performed in the area of the existing field. The results are not relevant to this design. RECOIM NITNDATIONS The installation requires a septic tank and three chamber -trenches at the locations presented on Figure 1. The OWS design is based on an average sewage load of 600 GPD and a percolation rate of 8 MPI. Each trench must have one row of seven chambers for a total of 21 chambers. A flow splitter basin or a concrete distribution box is required to distribute effluent. Trenches must be installed within four feet of the ground surface. If gravity discharge cannot be achieved we must be contacted for pump details. Vehicle movement over the drain field area during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of the bed should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the drain field to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the fields. OPERATION AND AIAPMNANCE The owner realizes an OWS is different from public sewer service. The owner must assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tank should be pumped every two years. Effluent filter and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbiodegradable materials into the septic system. Garbage disposal use should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIAMATIONS An OWS design should be installed by a contractor who is experienced in its installation. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions different from those described in this report are encountered, we should be notified to evaluate the change on the proposed OWS. If the health department modifies this design, we should be contacted to evaluate the impact on the performance of the OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
