We present the following review comments for your consideration regarding the referenced proposal: 1. WATER SUPPLY The applicant is proposing to use a well as the water source for residence. Because of the possibility of a low well yield likely in areas of Mancos Shale, we would suggest that the drinking water supply system designed include a minimum of 1000 gallons of storage to ensure adequate supplies during periods of peak household usage should the pump test show a rate less than 5 gallons per minute. The geology report indicates that a satis- factory source of well water can be developed and that there is a "good well just to the North of this property with a depth to water of approximately 150 feet". The Division of Water Re- sources has issued a permit to construct this well. 2. SEWAGE DISPOSAL After site inspection, observation of soil profile holes, and reviewing the comments of the consulting geologist, it is our opinion that an on-site wastewater disposal system can be developed in compliance with the Pitkin County Regulations. While the site is located in an area classified by the Soil Conservation Service as Soil Type 76F, a low permeability Dollard silty clay with over 20% shale outcrop and shallow bedrock formations only 30 inches deep, a conventional system using a septic tank and absorption trenches may be a satisfactory, effective alternative. Our primary concern at this point is demonstrating that there is a relatively large area where the soil has been developed to a depth of at least eight feet, as in the case of one of the test holes. If bedrock or permeability present more of a problem than we anticipate, or if conditions as described in the geological report prove difficult for the construction of an individual wastewater disposal system, this office will require a design by a Registered Engineer which is a non -evaporative type due to the limitations imposed as a condi- tion of the well permit. �� . . �W . � ' Harlan B. Ph[] CONSULTING GEOLOGIST po.BOX 1ma5 ASPEN, COLORADO 81612 (303)963-3600 925-6020 ASPEN OFFICE March 24, 1986 .----^—~-^-----~��' RE: House Bill 1041 Geologic Study Dear Mr. Akin: I have completed my geologic investigation of the approximately five acre tract located primarily within the NW 1/4, NE 1/4, Sec. 22, T 9 S, R 86 W of the Sixth P.M. This is about 1/2 mile northwest of Snowmass Creek in the southwest corner of the Woody Creek 7 1/2 quadrangle, Pitkin County, Colorado. This rectangular lot crosses a small southeast trending ridge, sparsely covered with sagebrush, scrub oak, and native dryland grasses. There is an existing dirt road running down the spine of this ridge and roughly bisecting the lot. The preferred building site is on the southwest half of the property below the existing road. The slopes there are between five and fifteen percent, but increase to perhaps thirty percent near the southwest boundary. There is a very thin colluvial cover over much of the site with Mar- os Shale outcropping just at or below the surface in portions o.f the lot. This Cretaceous age shale regionally dips approximately ten degrees to the northeast in this area. There is a northeast/southwest trending syncline (a downfold of strata) approximately 1/4 mile southeast of this lot. There is no evidence of slope instability near the preferred building envelope, but, the steeper portions of the lot along the southwest boundary should be avoided for development. The building envelope just below the road as identified in the field is quite suitable because of the gentleness of the terrain and the thinness of the soil cover there. There are some minor drainages trending toward the building envelope which need to be redirected around the building envelope by subsequent landscaping. These drainages are very small and only carry water during snow melt and perhaps rainstorms. My recommendations are to have a soils engineering study performed at the site specific level to insure proper n^ -~ March 24, 1986 ~'^'�—~~'~-^--- -------_--_-- � House Bill 1041 Geologic Study Page Two foundation design, and to adequately design the drainage on and around the site to conduct water away from these potentially swelling soils. The ground around the homesite should cause snow melt and water coming off the roofs to flow away from the home in all directions. Irrigation practices should be conservative, perhaps by using native, dryland vegetation as shrubbery. Access to the site is already present, but it is my understanding that it will have to be redesigned to approach the site from the southern corner of the property. A suitable grade should be achievable, but engineering, or at least a road survey, should be utilized. Even though there is apparently a good well just to the no this property \with a depth to water of approximately 150 fiet7 it may be Inecessary to drill significantly deeper on this site for er due to the unpredictability of the water table within j's; Mancos Shale. Placing a standard septic system and leach field on this property will be difficult, but perhaps not impossible. The bedrock in many places is very shallow and therefore not suitable for a conventional leach field. Once a backhoe or other piece of equipment capable of excavation is on site, it may be possible to locate a portion of the property with a soils and bedrock situation suitable to fulfill the requirements of the Pitkin County Sanitation Engineer. In any event, the percolation rate is likely to be slow because of the clay content of these soils. It may ultimately be necessary to utilize a Wisconsin Mound or E -T system designed by a civil engineer. Generally, this site is quite suitable for the development of a single family residence if the above recommendations are followed, especially as they relate to soils engineering and waste disposal.
