Box 6574 Snowmass Village, Colorado 81615 Subject: Revised OWS Design, Proposed Residence 707 Shield -O Road Pitkin County, Colorado Job No. 1612OW Mr. Michelson, As requested, we have prepared a revised onsite wastewater system (OWS) design for the proposed residence. The revisions are based on a new drain field configuration from our original report, dated November 21, 2003 and revised January 7, 2004, under Job No. 16120W. All previous designs should be discarded to avoid confusion. The subsurface investigation was performed November 11, 2003. SITE CONDITIONS The property is located in a rural residential area in Pitkin County, where OWS are required. The proposed drain field area has an approximate 9% slope to the east and a moderate cover of native grasses, scrub oak, and aspen trees. Water will be provided by an onsite well located 100+ feet northeast of the proposed drain field. PROPOSED CONSTRUCTION A four-bedroom residence with a living area between 2000 and 6000 square feet (ft) is proposed at the location presented on Figure 1. The OWS was sized based on 4 bedrooms and 800 gallons per day (GPD) using Pitkin County Environmental Health Department (PCEFID) loading of 100 gallons per day per person. The loading with a peaking factor of 1.75 is 1400 GPD. This loading includes washing machines and garbage grinders. If additional bedrooms in unfinished areas are possible, it is suggested that the OWS be constructed to handle the additional loading. The installation of a properly engineered OWS to serve future build -out can be cost effective. SUBSURFACE CONDITIONS A subsurface investigation was performed by digging three percolation holes, 25 to 38 inches deep and one profile pit at the locations indicated on Figure 1. Subsurface materials in the profile pit consisted of 2.5 feet of clayey sand, underlain by slightly gravelly, clayey sand with scattered cobbles to the maximum depth explored of 8.5 feet. Ground water was not encountered. The average percolation rate is 27 MPI. Percolation data is included as Table 1. RECOMMENDATIONS The installation must include a septic tank with an effluent filter and a gravelless chamber -trench drain field installed at the locations presented on Figure 2. The OWS design is based on an average sewage load of 800 GPD and a percolation rate of 27 MPI. The installation includes one 2000 -gallon, two-compartment, precast concrete septic tank with an eluent filter on the outlet and eight chamber -trenches, each with 1 row of 6 chambers for a total of 48 chambers and 744 ft2 of infiltrative area. A flow splitter basin, or equivalent, is required to distribute eluent to the fields. Based on the clayey sand soil conditions, the proposed trench drain field configuration md evaluation of risk of contarrunation of surface waterwn o- unater. it is not necess to add 8 feet additional' - for each 100 gallons of wastewater per day of design flow over 1000 gallons per day as specified in the table to prevent contamination The 100 -foot separation between the proposed absorption area and the existing well to the northeast is appropriate to prevent contamination: Vehicle movement over the trench area during construction should be kept at a minimum to reduce compaction of the receiving soils. The bottom of the bed should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the trench area to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the fields. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tank should be pumped every two years or more frequently if needed. Effluent filter and screened vaults, as applicable, are to be cleaned during pumping or as needed. There are daily considerations such as not putting plastic or other non -biodegradable materials into the septic system. Garbage disposal use should be minimized to reduce the frequency of pumping. Water use must be monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, a running toilet can use in excess of 1000 GPD. An additional 1000 GPD loading may flood and irreparably harm the system. We caution against the installation of a water softener. The hydraulic loading from the backwash of a water softener is detrimental to an OWS and a separate drywell should be constructed for the backwash waste, if a softener is installed. No landscaping or plastic can be used over the field, which will reduce performance of the field. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. The design of the OWS is based on the treatment of domestic sewage only. No industrial or hazardous wastes should be introduced into the OWS. LIMITATIONS A contractor who is experienced in OWS installation should install the OWS. Our investigation, layout, design and recommendations are based on data submitted. If the health department makes modifications to this design, we should be contacted to evaluate the impact on the performance of the OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
