The subsurface investigation was performed on May 15, 2002. SITE CONDITIONS The property is in a rural residential area of Pitkin County, where OWS are required. There is an existing residence and a pond as indicated on Figure 1. The pond will be lined by the time of the installation of the proposed OWS. The proposed drain field area has an 8% northeast and a moderate cover of irrigated grasses. The residence will be served water by the Wildcat water district. PROPOSED CONSTRUCTION A five -bedroom guest house, with a living area between 2000 and 6000 square feet (SF), is proposed at the location presented on Figure 1. The OWS was sized based on 5 bedrooms and 1000 gallons per day (GPD) using Pitkin County Environmental Health Department (PCEHD) loading of 100 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 1750 GPD. This loading includes washing machines and garbage grinders. SUBSURFACE CONDITIONS A subsurface investigation was performed by drilling three percolation holes, 26 to 37 inches deep, and one profile boring at the locations indicated on Figure 2. Subsurface materials in the profile hole consisted of 6 inches of sandy topsoil, underlain by sandy clay with sparse gravel to the maximum depth explored of 9.5 feet. No ground water was encountered. Percolation tests indicate percolation rates of 27 to 80 minutes per inch (MPI). The average rate is 49 MPI. Percolation data is presented in Table 1. RECOMMENDATIONS The installation requires a septic tank, a pump and a five chamber -trench drain field at the locations presented on Figure 2. The OWS design is based on an average sewage load of 1000 GPO and a percola- tion rate of 49 MPI. The installation must include one 2500 -gallon, two-compartment, precast concrete septic tank with a pump in a Biotube® pump vault and five chamber -trenches. A flow splitter basin is required to distribute effluent to the trenches. A pump with a total flow rate of 20.0 Gallons Per Minute (GPM) and a Total Dynamic Head (TDH) of 11.4 feet are required to pump eluent to the flow splitter basin. Pump specifications are included as Figure 5. Vehicle movement over the drain field area during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of the trenches should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the drain field to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the trenches. OPERATION AND MAINTENANCE The owner must :realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tank should be pumped every two years. Effluent filter and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbio- degradable materials into the septic system. Garbage disposal use should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIlYIITATIONS An OWS design should be installed by a contractor who is experienced in its installation. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions different from those described in this report are encountered, we should be notified to evaluate the change on the proposed OWS. If the health department modifies this design, we should be contacted to evaluate the impact on the performance of the; OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
