Attention: Walter Boronski
RE: Douglas Caretaker Residence and Barn, Homestead Parcel 5, Wildcat Ranch PUD
Dear Walter:
As requested, Nelson Environmental and Wastewater Solutions, Ltd., performed a soils study and
percolation tests to design a septic system for the proposed residence. We conducted this study
according to Section 4-5 of Pitkin County Regulations Individual Sewage Disoosal Systems
on October 20, 1994. We have based our recommendations on the subsurface conditions
encountered. We will furnish this letter to the Aspen/Pitkin Environmental Health Department at
our earliest convenience to obtain a permit to construct this individual sewage system.
Proposed Construction:
The planned residence is a one to two-story house with two bedrooms and three bathrooms.
There is also a barn of five stalls, a utility sink and a bathroom associated with the construction
project.
The property is served by the treated surface water supply furnished by the subdivision.
Site Conditions:
The site is a lot in the Wildcat Ranch PUD above and about 1/4 mile East of the North end of
Wildcat Reservoir. The lot is large (approximately 500 acres), and the building envelope is
approximately 22.5 acres.
The ground surface, which appears natural in the proposed area of the absorption field, is in the
top of an irrigated meadow and slopes to the West and Northwest at a grade of 12%.
Subsurface Conditions:
Soil profile borings done are about 190 feet from the proposed absorption area. There is also a
large cut for the barn foundation exposed for a depth of ten feet about 80 feet from the
percolation test hole locations. None of the excavations encountered ground water or bedrock
within ten feet of the surface. The soil texture was a dark brown loam grading to a sandy clay
subsoil, with some increase in the clay content with depth.

Soils Evaluation and Percolation
Test for Individual Sewage System Design
October 21, 1994
Page 2
Percolation Testing:
The subsurface soil conditions were evaluated with the standard percolation test procedures at the
approximate location shown on Figure 1. The test holes were bored and several inches of gravel
placed on the bottom of each hole. The subsoil in which the percolation tests were nun, consisted
of one foot of loam and then a sandy clay, which extended to the depth of percolation test holes,
thirty-six inches. This grayish soil was well consolidated, and showed little tendency to swell,
although some smearing and compaction were observed.
Percolation testing was performed in the approximate location of the proposed absorption field
area Northwest of the buildings. The percolation holes were pre-soaked for eight hours the
morning of testing. Water was added approximately every two to three hours before beginning
the percolation test. There was no water remaining in any of the percolation test holes when the
test was begun.
The results of the percolation testing are presented in Table I. These results indicate the sandy
clay soils have an average percolation rate of 26 minutes per inch and is acceptable for a
conventional infiltration design for the on-site sewage system.
Limitations: This report has been prepared according to generally accepted practices in this area
for use for sewage disposal design purposes. The conclusions and recommendations submitted in
this report are based upon data obtained from our site visits at the location indicated. There is
some possibility that the nature and extent of variations in the subsurface soil across the site may
not have been evident at the time of this investigation. If further excavation reveals conditions
different from those described, additional evaluations may be necessary. This office should be
advised of any unusual situations as soon as possible so that we may reevaluate the
recommendations.
If you have questions or if we may be of further assistance, please call the office.
Sincerely,
Robert F. Nelson
President
