PITKIN COUNTY, COLORADO, GRANTING APPROVAL OF THE
FENDORIMCGUCKIN SUBDIVISION EXEMPTION OF A LOT LINE ADJUSTMENT
Determination No. 98 -
RECITALS
James T. McGuckin and Patricia O'Neil Fender and William Fender, hereafter "Applicants", have
applied to the Community Development Department for a subdivision exemption of a lot line
adjustment according to Section 3-190.30 of the Land Use Code.
2. The properties are described in Exhibit "A".
It has been determined that the proposed development meets the criteria established in Section 3-
190.30 of the Land Use Code, and therefore the lot line adjustment is appropriate.
NOW, THEREFORE, BE IT DETERMINED by the Pitkin County Community Development
Director that she does hereby grant approval for the Fender/McGuckin Subdivision Exemption for a Lot
Line Adjustment on the property described herein subject to the following conditions:
The Applicants shall prepare an amended plat in accordance with Land Use Code Section 5-60-040.
The plat shall be recorded prior to recordation of this Determination. The plat shall also be
submitted in a digital format for integration into the County GIS system. The plat shall be amended
to include the following:
A. The Board of County Commissioners signature block should be deleted and a signature block
for the Community Development Director added.
B. Parcel A and B shall be cross -hatched for clarification.
2. All material representations made by the Applicants in the application shall be adhered to and
considered conditions of approval unless amended by other conditions.
