If approval takes longer than 6 hours, a rate of $55 per hour will be charged. The maximum fee is $1000. The basic fee of $330 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit: second, before final approval of the ISDS permit. One 2000 -gallon septic tank and 54 Infiltrator "Equalizer" units had been installed in a trench absorption system, but no backfilling had taken place. The study was conducted in general accordance with our agreement for geotechnical engineering services to you dated August 14, 1998. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. proposed Construction: The proposed residence will probably be a two story structure with the lower level a walkout basement located on the site as shown on Fig. 1. Ground floor will probably be slab -on -grade. Cut depths are expected to range between about 3 to 10 feet. Foundation loadings for this type of construction are assumed to be relatively light and typical of the proposed type of construction. An on-site septic disposal system is planned to the northwest of the residence as shown on Fig. 1. If building conditions or foundation loadings are significantly rel recommendations t ons presented in fferent from those described above, we should be notified to re-evaluate this report. Site Conditions: The site is located on an easterly facing hillside with strongly sloping grades of about 10 to 15%. Elevation difference across the proposed building area is about 8 to 10 feet, and about 30 to 35 feet across the lot. There is an existing mobile home (tr4iler) located on the site approximately as shown on Fig. 1, along with several other out -buildings. The proposed building site appears natural eg t d with grass and weeds. There are existing residences on the adjacent lots. The subsoils appeared loose to medium dense and extended to the pit depths of 8 to 10 feet. Results of swell-cdnsolidation testing performed on a relatively undisturbed sample of the very sandy silt gubsoils, presented on Fig. 3, indicate low compressibility under existing low moisture condition and light loading and moderate to high compressibility when wetted and loading increased. The sample showed a moderate collapse potential when wetted under a constant light load. Results of a gradation analysis performed on a sample of the silty sapd with gravel and cobble subsoil (minus 3 inch fraction) obtained from the site are presented on Fig. 4. The laboratory testing is summarized in Table I. No free water was observed in the pits at the time of excavation and the soils were slightly moist, Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, the proposed residence can be founded on spread footings placed on the undisturbed natural soil designed for an allowable bearing pressure of 1,000 psf with a risk of settlement. The soils tend to compress after wetting and there could be some post -construction foundation settlement if the bearing soils become wetted. Precautions should be taken to prevent wetting of the bearin! soils. The settlement potential could be a few inches or more depending on the depth end extent of wetting. Methods to mitigate the potential for building settlement] and distress include a heavily reinforced mat foundation, a drilled pier ioundatiot or pre -wetting of the subsoils prior to cotnstucting the spread footings. Subsurfacb drilling and additional analysis would be needed to provide rpr,nrnrne�dations for these alternatives. ]Footings should be a minimum width of 20 inches for continuous walls and 2 feet for columns. All topsoil and disturbed soils etscountered at the foundation bearing level within th excavation should be removed and the footing thin beemoist ned and well vel extended down to the undisturbed natural soils. The footing subgrade shou compacted to help limit the settlement potential. Exterior footings should be provided with ade4uate cover above their bearing elevations for frost protection. Placement of footings �t least 42 inches below the exterior grade is typically used in this area. Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly loa4ed slab -on -grade construction. There is a risk of slab settlement if the subgrade *comes wetted. To reduce the effects of some differential movement, non- structural door slabs should be separated from all bearing wails and columns with expansion �oints which allow unrestrained vertical movement. Floor slab control joints should be psed to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experienc�and the intended slab use. A minimum 4 inch layer of free -draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less titan 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95 % of maximum ;standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. UnderdrEdn System: Although free water was not encountered during our exploration, it has bee* our experience in the area that local perched groundwater can develop during titles of heavy precipitation or seasonal runoff. Frozen ground during spring runoff cat also create a perched condition. We recommend below -grade construction, such as rdtaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The dra should consist of drainpipe placed in the bottom of the wall backfill ranular material. The drain surroundo above the invert level with free -draining g should bplaced at each level of excavation and at least 1 foot below lowest adjacent finish gr de and sloped ata than minimum 1 % to a suitable gravity outlet. Free -draining granular jmaterial used in the underdrain system should contain less 2 % pas g e No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches The drain gravel backfill should be at least 11/2 feet deep. An impervious membraie such as 30 mil PVC should be placed beneath the drain gravel in a trough shapeam attached to the foundation wall with mastic to help prevent wetting of the bearing ,oils. The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) ld b R I 3) S) Inundation of the foundation excavations and underslab areas sb.ou e avoided during construction. Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 % of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the fust 10 feet in pavement and walkway areas. A swaie may be needed uphill to direct surface runoff around the residence. Roof downspouts and drains should discharge well beyond the limits of all backfill. Landscaping which requires regular heavy irrigation such as sod, should be located at least 10 feet from the building. Consideration should be given to the use of xeriscape to limit potential wetting of soils below the foundation caused by irrigation. Percolation Testing: Percolation tests were conducted on September 16, 1998 to evaluate tie feasibility of an infiltrations disposal system at the site. one profile pit and tiVee percolation holes were dug at the approximate vtocat%d gat thewn on Pb�attocn The test �oles (nominal 12 inch diameter by 12 inch deep) ere of shallow backhoe pits and were soaked with water one day prior to testing.
