If approval takes longer than 6 hours, a rate of $55 per hour will be charged. The maximum fee is $1000. The basic fee of $330 is due at the time of application. The soils test and system design must be done by a Registered Professional Engineer. You should plan to meet with the RPF at your site to discuss where the soils tests should be done to meet all of the County regulations and where you want to put your house. We have received proposed house plans supplied by you, Percolation test from Hepworth - Pawlak Geotechnical, Inc. and an existing conditions plan from Lines In Space, Inc. Existing Site Conditions: The subject site is located just off State Highway 133 at 600 Crystal Lane, Crystal River Estates, Lot 4, Block 1, in Pitkin County, Colorado. The site has an existing driveway, concrete foundation and is located on the westerly facing slope above the Crystal River. The existing ground surface near the area for the proposed septic system varies in slope to the west between 20% and 25% grade. Vegetation consists of grass and weeds with juniper trees. Scattered boulders are visibly exposed on the ground surface. Proposed Site Conditions: It is our understanding you intend to build a structure with three bedrooms and a two story detached garage with a 1/2 bath having a "Music Studio" unit above. The total number of bedrooms for the design of the proposed system will be three (3) unless noted otherwise. Subsurface Conditions: Attached herewith are the results of the subsurface investigation and percolation tests conducted by Hepworth-Pawlak Geotechnical, Inc. dated May 21, 1996. The subsoil encountered at the site consists of about six (6") inches of topsoil consisting of organic sandy silt with stiff, dry dark brown clay with subangular to rounded cobbles and small boulders to eight feet of depth. The groundwater table was not encountered at the bottom of the exploratory profile pit. Please note that the size of the proposed leach field system is based on the County's regulation for Single Family houses with between 2000 and 6000 square feet of living space. The following pages detail the technical criteria utilized in design of the proposed system. We recommend using a Chambered system in the leach field to take advantage of the reduction in area for the septic system allowed by County Regulations. Design Criteria: Proposed residence is a three (3) bedroom house unit. The design flows are calculated as follows: Residence unit - 3 bedrooms @ 2 person /bedroom = 6 person use 100 gppd From the Pitkin County I. S. D. S. Regulation; Design flow (Q) = # of people x 1.75 x (avg. flow)gal/person/day x gal/person/day Q = 6* 100* 1.75 = 1.050ag_l/day Q (total) = 1,050a� l/day Septic Tank Design: Q (total) = 1.050 ogal/day Volume (V) of tank = Design Flow (Q)* 1.25 (30 hour retention time) V = 1,050 gal/day * 1.25 = 1,313 gallons Use one 1500 gallon tank for the structure. Percolation Test Results: Attached herewith are the results of the subsurface investigation and percolation tests conducted by Hepworth-Pawlak Geotechnical, Inc. dated May 23, 1996. Three test holes were used with varying absorption rates with the average rate of absorption measured at 23 minutes per inch. The subsoil encountered at the site consists of about six (6") inches of topsoil consisting of organic sandy silt with stiff, dry dark brown clay with subangular to rounded cobbles and small boulders to eight feet of depth. The groundwater table was not encountered at the bottom of the exploratory profile pit. The results of the percolation tests for this site indicate the subsoil is acceptable for a conventional absorption field system. Absorption Field Disposal System Design: Page 3 600 Crystal Lane, Pitkin County, Colorado SE Job No. 99038.01 A (SF) =,Q/5 * t : where A = Area; Q = Design flow (gal/day) �t = square root of time of absorption rate (min./inch) This design will give a recommended minimum absorption field area: A. = (1050/5) * X23 = 1.007.12 7.12 sq. ft. Use: Minimum 12' x 84' absorption field or dimensions to obtain 1,008 sq. ft. minimum. Pitkin County Regulation allows for a maximum 30% reduction in septic leach areas due to an approved use of gravelless chamber systems. Therefore, the actual area for the absorption field is calculated to be: 1007 sq. ft * 0.70 = 705 Sq. Ft, Site Improvements Layout_ A dosing tank of 500 gallons capacity with grinder pump sized to provide a minimum 5 feet per second velocity in the force main are recommended due to the size of the absorption area and have automatic liquid level controls. The dosing tank is fed from the 1500 gallons capacity septic tank serving the house and garage. Regarding the septic system layout designed above, we recommend using 45 total chambers (with dimensions similar to the one detailed on the attached sheet) within the leach field which can follow the contours of the existing ground. County Regulations require that each row of chambers must be separated with six feet of undisturbed soil. The following is a list of general requirements. General Notes: 1) All materials and installation practices shall conform to the Pitkin County Individual Sewage Disposal Regulation. 2) All sewer lines in the system shall be Schedule 40 or SDR -35 PVC unless specified otherwise on the plans. 3) A minimum 104' of separation must be maintained between the leach field and any potable water supply lines or wells. 4) The contractor shall ensure that the concrete septic tank, dosing tank and sewer lines are completely watertight. 5) The leach bed area must be protected to prevent damage from vehicular or livestock traffic and must be crowned or sloped to divert drainage runoff away from the bed. Livestock should not be confined in the field area. 6) The leach bed may be planted (sod or mulch seeding) with suitable vegetative cover but no irrigation is allowed within the leach field. 7) Add two-way cleanouts on each service line from the house and studio structure. 8) The existing conditions survey was provided to Sopris Engineering by Lines In Space, Inc. Hopkins Aspen CO 81611 RE: Driveway, Lot 4, Crystal River Country Estates Dear Mr. Holt: I have completed my geologic investigation for purposes of House Bill 1041, as it pertains to access, of the above referenced parcel located east of the Crystal River. The property lies in the NE 1/4 of Section 16, T 9 S, R 88 W of the Sixth PM, within the Redstone 7 1/2 minute quadrangle, Pitkin County, Colorado. The topography of the parcel consists of rolling terrain sloping gently to moderatelv toward the river and Highway 133 to the west. There are two gullies trending west toward the highway, on either side of the site. It is my understanding that no development will occur near those gullies but that the northern one crosses the proposed access. There is a steep bznk of about thirty feet in height which must be traversed to gain the flat site above where the residence will be. The debris fan at the lower level makes it very impractical to site a home there. The geology of the site consists of Quaternary to Recent age debris fan deposits laid down by flows out of the cliff areas high up on the mountain above and to the east of the property. The preferred envelope is on one of the older, higher areas of debris flow deposits formed probably during the melting of the last glaciers. The underlying bedrock is the Pennsylvanian/Permian age Maroon Formation dipping gently toward the north. It consists of hematite -cemented siltstones, sandstones, shales, and some conglomerate beds. One of the latter forms the steep bank alluded to. Access to the area of development will need to be engineered in the crossing of the active gully and especially in traversing the steep bank. Foretunately, it is underlain by tough bedrock which will stand nearly vertically when cut. Excavation costs, however, may be high. This allignment is suitable for the development as planned of an access road if my recommendations are followed. Proper design is important to insure adequate grade and width through the bench area, and also to catch the fill portions below the driveway. Drainage along the driveway must also be Properly placed. We have completed a site visit of the property to survey the suitability of the site for septic systems and a potential water supply locations. SEWAGE TREATMENT AND COLLECTION: Sections 2-7 and 5-200: The submitted documentation does not indicate the method of wastewater disposal. We assume it will be an on-site individual l sewage disposal system. It should be possible to serve thA_ proposed house with a septic tank and typical, conventional leach field constructed on the gentler portions of the lot around the building envelope. The soils conditions expected on the site, although not mapped by the Soil Conservation Service, are usually permeable and have sufficient depth to bedrock. This department has previously evaluated the adjacent properties and found -the soils and slopes suitable for septic system construction. These site conditions lead us to conclude that a septic system, constructed to current standards and requirements, can be built. ADEQUATE PROVISIONS FOR WATER NEEDS: Sections 2-5 and 5-205: ` The application does not indicate the proposed type of water supply. Further, the geologic report does not address the probability of obtaining a well for the property. Water to the other lots within Block 1 of the subdivision has been available using wells with depths of approximately 150 feet. The developed water supply should be designed and constructed to meet standard sanitary construction criteria and the bacteriological standards of the Colorado Department of Health.
