Our firm investigated subsurface conditions on April 28, 2000. SITE CONDITIONS The property is located in a rural residential area in Pitkin County, where OWS are required. The proposed drain field area has a 3-5% slope to the east, and has a thick cover of native grass and scrub oak. The residence is served water by an onsite well, located 275+ feet from the proposed OWS. PROPOSED CONSTRUCTION The proposed residence will have a total of seven bedrooms and a living area of greater than 6000 SF. We have sized the OWS based on 7 bedrooms and 1820 Gallons Per Day (GPD) using Aspen/Pitkin Environmental Health Department (APEHD) loading of 130 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 3185 GPD. This loading includes washing machines and a garbage grinder. SUBSURFACE CONDITIONS A subsurface investigation was performed by digging one profile pit 5 feet deep and 4 percolation holes, 17 to 23 inches deep, at the locations indicated on Figure 2. Subsurface conditions encountered in the profile pit consisted of 6 inches of root zone, underlain by sandy, silty, clay with Mancos Shale fragments to 1.0 foot, underlain by fractured Mancos Shale to the maximum depth explored of 5 feet, where refusal was encountered. Percolation tests indicate percolation rates of 5 to 10 minutes per inch (MPI). The average percolation rate is 8 MPI. Percolation data is presented in Table 1. Due to the sand filter material proposed we are sizing the OWS based on 28 MPI, or an application rate of 0.95 gals/SF/day. The OWS design is based on an average sewage load of 1820 GPD and an application rate of 0.95 gals/SF/day. We recom- mend the installation of one 2500 -gallon single -compartment, precast concrete septic tank followed by one 2000 -gallon two compartment precast concrete septic tank with duel effluent pumps in a Biotube vault. Two pressure distributed, mounded drain field beds using chambers with 4 feet of imported sand filter material should be installed, as indicated on Figures 2 and 3. Six inches of topsoil should be removed and replaced on top of the mound to promote plant growth. The beds must have 7 rows of 11 chambers with 1.25 -inch PVC laterals suspended from the chambers, as indicated on Figure 3. The laterals should have 1/8 holes drilled on 4 -foot centers facing upward, with every fifth hole facing downward. The pump should be capable of a total flow rate of 46.1 gallons per minute, and a total dynamic head of 25.4 feet. Vehicle movement over the drain field bed area during construction should be kept at a minimum to prevent compaction of the receiving soils. The bottom of the bed should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix available at seed stores should be used. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the fields. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, we recommend the septic tank be pumped every two years. Effluent filter and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbiodegradable materials into the septic system. Garbage disposal use should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS An OWS design should be installed by a contractor who is experienced in its installation. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions considerably different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health department makes modifications to this design, we should be contacted to evaluate the impact on the performance of the OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations. Box 5759 Snowmass Village, Colorado 81615 Subject: Subsurface Investigation and OWS Design, Richer Residence Lot 2, Gentry Lot Split as Amended Pitkin County, Colorado Job No . 10006 Dear Messr. Lakeman and Echo, As requested, we have investigated subsurface conditions at the site and designed an onsite wastewater system (OWS) for the proposed resi- dence. The purpose of the subsurface investigation was to determine design parameters for the OWS design. SITE CONDITIONS - The lot is located in a rural area in Pitkin County, Colorado. The proposed drain field area has a moderate slope. There is a moderate cover of grasses, sagebrush, and scrub oak at the proposed field. PROPOSED CONSTRUCTION - A three-bedroom residence with greater than 6000 square feet (SF) of living area is proposed at the location presented in Fig. 1. The sewage loading for a three-bedroom residence is 780 gallons per day (GPD) using Aspen/Pitkin County Environmental Health Department (APCEHD) loadings of 130 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 1365 GPD. This loading includes a dishwasher, garbage grinder, and washing machine. The residence will be served water by an onsite well, which should be located greater than 129 feet from the proposed drain fields. A pond is proposed near :the drain field area. The pond must be located greater than 79 feet from the proposed drain fields. SUBSURFACE CONDITIONS - The subsurface investigation was performed by observing two backhoe pits and performing 13 percolation test. Profile pits indicate subsurface conditions consist of residual clay to 1 foot, underlain by weathered fractured shale bedrock to the maximum depth explored of 4.5 and 5.5 feet. Backhoe refusal was encountered at 4.5 to 5.5 feet in Profile I and Profile 2, respectively. The backhoe pits were excavated with a light duty rubber -tired backhoe similar to a Case 580- No ground water was encountered. Percolation holes were excavated with a two man, gas powered auger due to access and wanting to save vegetation. The percolation holes were drilled into the fractured bedrock and bottomed where auger refusal was encountered. Percolation test performed near Profile 1 indicated percolation rates of 20 to 40 minutes per inch (MPI). The system is relatively maintenance free, but the owner must have the septic tanks pumped. We recommend the .• septic tank be pumped every two years. There are daily considerations, such as not putting plastic or other nonbiodegradable material into the OWS. Water use must be monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, a running toilet can consume in excess of 1000 GPD. An excess 1000 GPD loading could flood and irreparably harm the OWS and stress the onsite well. We caution against installation of a water softener. The hydraulic loading from the backwash of a water softener may be detrimental to OWS and a separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS - An OWS design requires installation by a contractor who is experienced in its installation. Our investigation, layout, design and recommendations are based on data submitted. If subsurface condi- tions considerably different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If modifications to this design are made by the health department, we should be contacted to evaluate the impact on the performance of the OWS. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations. The installer of the system is to be licensed by the APCEHD and is to have demonstrated a knowledge of the ISDS regulations and requirements. The test well was completed on August 18, 1989, to a depth of 480 feet with a static water level of 225 feet. Pump tests and chemical analysis have been performed. The following appendices are attached hereto for reference. a. Well location map b. Pump test data, Attachment A (3 pages) c. Chemical analysis tests, Attachment B (1 page) d. Well completion report, Attachment C (1 page) e. Well permits, Attachment n (4 pages) Water Quantity Based on the test pumping, the well produces 10 to 12 gallons per minute (gpn) of water. This is a high quantity of water and will be ample for residential domestic use. The above well would be ample to service a cluster development of a principal residence, a caretaker unit, arra limited irrigation of less than one acre of lawn and garden irrigation. We have estimated average day use at 2.9 q_pm and peak day use at 8.7 gpm. Water Quality The chemical results for the well fall within the Primary Drinking Water Standards established by the State. The well is high in total dissolved solids, represented in large part by sodium and sulfates. Cn the other hand, the hardness is average or "not hard". I would expect the water to have a slightly salty taste. I would not anticipate the need for water softening since this process will not decrease the total amount of dissolved solids in the water. The iron content was below dectectable limits; the manganese content is detectable but below acceptable limits. Therefore, I would not recom- mend treatment for either iron or manganese removal_ at this time. This may have been from residual iron introduced during the well drilling process, or it is possible there is some dissolved iron that precipitated from the sample during transport of the water sample to the testing laboratory. Quite often, dissolved iron content will vary after a well is put into production. The possible need for iron removal should be re-evaluated after water use has occurred on a regular basis. Engineering Design and Fire Protection The specific engineering design of the well water supply system will depend on the actual development program for the property. Generally, the supply system will consist of a 2-3 horsepower submersible pump within the well; an intermediate holding tank or cistern, with esti- mated size of up to 2000 gallons, with pumping directly to pressure tanks and treating the water for hardness and iron before the water enters the plumbing system of the house. The specific fire protection plan will depend on the actual development layout for the property. Typical guidelines include installation of an in-house sprinkler and alarm system; using the aforementioned water holding cistern with standpipe and hose connection for storage for outside protection and immediate response' use; and installing fire extinguishers. Well Permits Two exempted 35 acres or greater well permits have been issued for the property. These permits can service two developnezt clusters for the property.
