He called me regarding a lot he owns at 0111 Mtn Lion Dr in Redstone. The lot is on the road that goes North along the Crystal River. You access the road from the North entrance to Redstone off 133 by the USFS campground. The lot is about 1 mile north of the campground on the east side of the river. He is proposing to build a 3 bedroom, 2000 sq ft house. He has an engineer working on the design. Later, perhaps in 5 years, he wants to build a barn with a caretaker unit on top of it. The barn will be down hill from the main house. He was asking me about what type of ISDS he should put in. We talked about the barn being hooked up to the main system when the barn was built and have the house system designed up front for the later hookup of the caretaker unit; having a separate ISDS for the barn that will be installed when the barn is built: or a combination of the two. In the end I suggested he do all soil tests at once in both locations (barn and house !each field area if they are to be separate). I think the way he is going is to build the house, install a tank to serve the house, install a leach field to serve the house and caretaker unit, and install a separate tank for the barn when the barn is built. He will then pump clarified effluent from the septic tank serving the barn to the already installed leach field. He works for GJ Pipe so he knows a lot about pipe, tanks, infiltrator, etc. He though he could install a 300-500 gallon tank for the barn. I told him he needed to get his engineer to advise him on proper sizing of the tanks. I will print this and place it in the alpha accordion file under Burgess in Carla's office. I do have a question about all the distribution being used. I'm wondering if a larger box can't be used to distribute to the 8 chamber rows instead of 2 smaller boxes, and possibly one line to that larger box which would eliminate the first distribution box. When the CDU is built and tied in, it could just run into the larger d -box or be tied in at another location? In any case, all distribution boxes used must have a permanently installed baffle. The results of the bacteriology test were "too numerous to count" which means there were LOTS of bacteria of SOME kind growing on the plate — but when tested for FECAL coliforms, the results were negative. That is good news, but I would suggest disinfecting the well and then running another test with a sterile sample bottle from the lab that will be doing the testing. You want to be sure that the bottle does not become contaminated in the sampling process (do not touch the lip of the bottle), and it is important to bring it in for testing shortly after the sampling. Keeping the sample cold, but not frozen, is also a good practice during transportation. Attached are directions on how to disinfect the well. The wells should be pumped to waste until the well water is as clear and as free from turbidity as possible. Any suspended matter in the well water will reduce the amount of free chlorine which is available for disinfection purposes. 2. Add five (5) or ten (10) gallons of clean, chlorinated water (10 ppm solution) to the well from the top of the casing to force the solution out into the formation. This allows for the disinfection of the screen and surrounding formations. One-half (1/2) teaspoon of calcium hypochlorite or one-half (1/2) cup of laundry bleach per five (5) gallons of water is enough for this purpose. 3. Slowly pour the required amount of chlorine stock solution into the well. This solution must be applied to the well from the bottom up to obtain uniform distribution of the solution in the well casing. The use of a garden hose or tremie pipe may be used for this purpose. As the solution is poured into the hose or pipe, the hose or pipe is slowly raised or lowered in the casing. The stock solution is thus uniformly distributed through the depth of water in the casing. 4. Allow the chlorine solution to remain in the well four (4) to twelve (12) hours. 5. After disinfection, pump the well until the odor of chlorine can no longer be detected in the water discharge. PROCEDURES FOR DISTRIBUTION SYSTEM DISINFECTION If a distribution system is to be disinfected, the following procedures are recommended: 1. Follow steps 1 through 3 above for application of stock solution. If approval takes longer than 6 hours, a rate of $55 per hour will be charged. The maximum fee is $1000. The basic fee of $330 is due at the time of application. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated November 8, 2000. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Evaluation of potential geologic hazard impacts on the site are beyond the scope of this study. Proposed Construction: Building design is conceptual at this time. One to two story wood frame construction above a basement or crawlspace is typical of the area. Cut depths are expected to range between about 4 to 8 feet. Foundation loadings for this type of construction are assumed to be relatively light and typical of the assumed type of construction. The septic disposal system is proposed to be located downhill and north of the residence. If building conditions or foundation loadings are significantly different from those described above, we should be notified to re-evaluate the recommendations presented in this report. Site Conditions: The site is currently occupied with a small cabin and serviced by a dirt access road. The ground surface in the building area is moderately steep with about 8 feet of elevation difference across the building site. The lot is vegetated with scattered aspen trees and scrub oak. A few inches of snow covered the site. Cobbles and boulders were exposed on the ground surface. Terry Burgess November 20, 2000 Page 2 Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating two exploratory pits in the building area and one profile pit in the septic disposal area at the approximate locations shown on Fig. 1. The logs of the pits are presented on Fig. 2. The subsoils encountered, below about 1 foot of topsoil, consist of clayey sandy gravel with cobbles and small boulders. Results of a gradation analysis performed on a sample of clayey sandy gravel (minus 5 inch fraction) obtained from the site are presented on Fig. 3. No free water was observed in the pits at the time of excavation and the soils were slightly moist to moist. Foundation Recommendations: Considering the subsoil conditions encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 2,500 psf for support of the proposed residence. The soils tend to compress after wetting and there could be some post -construction foundation settlement. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the foundation bearing level within the excavation should be removed and the footing bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 48 inches below the exterior grade is typically used in this area. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 50 pcf for the on-site soil as backfill. Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab -on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of free -draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200 sieve. H -P GEOTECH Terry Burgess November 20, 2000 Page 3 All fill materials for support of floor slabs should be compacted to at least 95 % of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. Underdrain System: Although free water was not encountered during our exploration, it has been our experience in mountainous areas that local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below -grade construction, such as retaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free -draining granular material. The drain should be placed at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1 % to a suitable gravity outlet. Free -draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 11/2 feet deep. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 % of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. Free -draining wall backfill should be capped with about 2 feet of the on-site, finer graded soils to reduce surface water infiltration. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. Surface runoff from uphill should be directed around the residence. H -P GEOTECH --1 Terry Burgess November 20, 2000 Page 4 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. Percolation Testing: Percolation tests were conducted on November 10, 2000 to evaluate the feasibility of an infiltration septic disposal system at the site. One profile pit and three percolation holes were dug at the locations shown on Fig. 1. The test holes (nominal 12 inch diameter by 12 inch deep) were hand dug at the bottom of shallow backhoe pits and were soaked with water one day prior to testing. The soils exposed in the percolation holes are similar to those exposed in the Profile Pit shown on Fig. 2 and consist of clayey sandy gravel with cobbles. The percolation holes were protected from freezing overnight with rigid foam insulation. The soil temperatures at the time of testing was about 38' F. The percolation test results are presented in Table II. The average percolation rate was 38 minutes per inch. Based on the subsurface conditions encountered and the percolation test results, the tested area should be suitable for a conventional infiltration septic disposal system. Pitkin County requires that a civil engineer design the infiltration septic disposal system. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either expressed or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Fig. 1, the proposed type of construction and our experience in the area. Our fmdings include interpolation and extrapolation of the subsurface conditions identified at the exploratory pits and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. IH. Measurements: Before ordering any materials or doing anywork, each contractor shall verify ate measurements at the building site and shall be responsible for the correctness of same. The owner and architect will promptly submit to file contractor a plan or description of the modifications which they propose should be made. The resulting increase or decrease in the contract sum shall be made only in the event the contractor, architect and owner agree that there has been an unexpected condition. 1K. Temporary light, heat and sanitation: The contractor shall arrange for all temporary connections of utility systems required for the completion of the project and fair the safety of his employees and subcontractors. 1L. Protection of Owner: The contractor shall carefully protect and be responsible for damage and injury done to any part of the premises during the building operation. 1M. Protection of Owner: The general contractor shall at his own cost, settle and discharge all claims made against the owner and shag indemnify and make harmless the owner on account of work done under this contract. IN. Insurance: Contractor shelf maintain Public Liability, Owner Protective Liability and Workman's Compensation in such amounts as will indemnify the owner against claims for damage or injury due to any cause or act or person engaged in connection with or coming upon this building operation. General Contractor shall provide and pay fix Butldii Risk Protection for Fire and Extended Coverage, written to protect the contractor and owner. Copies of these policies shall be made available to owner upon request. 10. Risk: The contractor is responsible for all work until the project is delivered complete to the owner and must protect his work in every way and deliver it in perfect condition. 1P. Extras: Bilis for extras will be allowed only when work covered thereby is ordered in writing, 10. Materials and Workmanship: Unless otherwise specified, all materials shelf be new. Workmanship and materials shall be the best quality available. 1R. Approval of Material Substitutions: Wherever the words "Or Equal" appears in the contract documents, the words "Or Approved Equal" shall be understood. The Words "Or Approved Equal" shall mean approved by the architect in writing as being equal in quality to that specified. Wherever a product is specified by brand or trade name, the words "Or Approved Equal' shall be deemed inserted. Wherever any product is specified in the contract documents by a reference to the name, trade name, make or catalog number of any manufacturer or supplier, the intent is not to limit competition, but to establish a standard of quality, which the architect has determined is necessary for the project. A contractor may at his option use any product other than that specified in the contract documents provided file same has been submitted to and expressly approved, in writing, by the architect as equal to the product specified. The contractor shall have the burden of proving the proposed substitution is equal to that specified to the satisfaction of the architect. The contractor shall make no claim for an extension of �• time or for damage by reason of the failure of the architect in considering a product I0 os ed b j proposed y the contractor. n rector. When the architect approves a produce proposed by a contractor as being equal to a product specified in the contract documents and such proposed product requires a different quantity and/or arrangement of any other part of the work from that detailed or indicated in the contract documents, the contractor shall provide the same at his own cost and expense. When a manufacturer is approved as an equal, only products of the approved manufacturer that are equal in ALL respects to those specified and meets ALL code requirements may be substituted. IS. Clean Up: At completion of all work, the contractor shall clean all glass, hardware, floors, etc. and leave the project in a broom clean condition. 1U. Cooperation with Owner Occupancy: The contractor shall allow the owner to take possession of and use any completed or partially completed portion of the structure, or to place and install as much equipment and machinery during the progress of the work as is possible without interfering with file progress of the contractor. The possession and use of the structure or placing and installing equipment, or both, shelf not be In any way evidence of the completion of the work or signify the owner's acceptance of the work or any pan of a. The owner or his representatives have the right to enter the unfinished structure to do work, or to install materials not included in the general contract. IV. Chases: .The general contractor shall coordinate with all subcontractors in providing chases required for electrical, plumbing, heating and ventilation equipment. Such chases to be focated as shown on the drawings and/or as requested by the various trades and as approved by the architect. 1W. All Contracton Involved with the work are hereby referred to the General Conditions, Supplementary General Conditions, Bidding and/or Proposal DOcamems and General Requirements which are a pan of these documents and apply equally to all trades. Structural Work: Do not cut, notch or drill structural work in a manner resulting in a reduction of load carrying capacity. Submit proposal request and obtain architects/engineer's approval before proceeding with cutting, notching, drilling and patching of structural work. Arohfteo's/engineei s approval to proceed with cutting and patching does not waive the right to later require removaUreplacement of work found to be unsatisfactory in the judgement by the architect/engineer. All materials used in patching operations shall be new and match existing conditions where appropriate as indicated on the drawings. Temporary Support: To prevent failure provide temporary support of work to be cut. Protection of Surrounding Work: Protect other work during cutting and patching to prevent damage. Provide protection from adverse weather conditions for that part of the project that may be exposed during cutting and patching operations. Restore exposed finishes of patched areas and where necessary extend finishes into retalned adjoining work in a manner which will eliminate gvidence of patching and refinishing. 1 BB. Shoo Drawings and ProDuct Saran. The architect will review shop drawings with reasonable promptness upon request of the General Contractor, the engineer or when required by the various sections of the specifications. That review is intended as an aid to the contractor and will be for general design conformance. Responsibility for correctness shalt rest solely with the contractors and suppliers involved. The General Contractor shall review all shop drawings prior to submittal and be responsible for coordinating shop drawings with actual site conditions. Approval of ally shop drawings does not excuse the contractors from complying with the requirements of the contract documents. The accuracy of shop drawings, material takeoffs etc. remains the responsibility of the various contractors supplying and installing materials or products. Shop drawings submitted to the architect for his review shalt be submitted on reproducible format, i•e. sepia or Xerox transparency. Submission on other format will be considered reason for rejection. DIVISION 2 - SITE WORK 2A. Care shall be taken to protect all edstirlg conditions and natural features and vegetation of the site within the constmcuon area. Contractor shall accurately locate all buried utility lines on the site and/or at property perimeter prior to starting excavation. Damage to existing site utilities and vegetation to remain shall be repaired or replaced by the contractor at his or her own expense. 2B. Excavate to levels shown on the drawings. Footings to rest on natural undisturbed soil. Fill under exterior concrete walks and slabs to be thoroughly compacted. No fill shall contain any rubbish or debris from building or site clearing, or rocks larger than 6 inches in diameter, Grade to slope away from the building to secure proper drainage. Backfill against foundationwalls shall not be done until overhead joists or slabs we in place. Brace wells than compact backfill in 8 inch layers. Rough Grading: Grade entire area affected by construction to reasonably true and even surfaces using on site excavated material. Slope ground away from building walls to facilitate drainage. Rough grade to approximately 6 Inches below finish grade to allow for top soil and landscaping. 2D. Finish Grade: Provide approximately 6 inches of top soil in all disturbed areas. 2E. Driveways, parking areas and walks shall be constructed as indicated on drawings. 2F. Backfill shat) be compacted to required grade in areas within the building perimeter and under exterior driveways, parking areas and walks or backfill may be completed using 1 1/2 inch aggregate to tough grade level at the contractor's option. 2G. Materials: On site materials used for backfill shall be one hundred percent (100%) liner than six inches (6') with 20% minimum fines passing a #200 size screen. The contractor shelf be required to add moisture to the material in the excavation if, in the opinion. of the engineer or architect, it is not possible to obtain proper and uniform moisture by adding water on the fill surface. 211, Compaction: When the moisture content and condition of each spread layer is satislactory, a shall be compacted by an approved method to at least ninety percent (90%) of maximum density for backfill around the structure and beneath floor slabs. Compaction tests, if required, shall be performed on typical fig matefials. The compaction standard to be utilized to determine the maximum density is ASTMD 898- 58T, using twenty live (26) blows o1 a 5.5 pound hammer, dropped twelve inches (12") os three (3) layers in a 1130 cubic fool mold. 21. The General Contractor shall arrange for and include in his agreement the removal of the existing building or portions of existing buildings as indicated on the owners site along with associated site amenities no longer appropriate according to the drawings. 2J. The General Contractor shall determine location and nature of all existing buried utility systems and prolecl same as necessary during construction. 2K. Contractorshall place a 4" diameter perforated pipe foundation drain around the entire building and shall continue around structure at or below basement floor level but neverto extend below the bottom of foundation fouling. Foundation drain shall slope at 1/8" per foot minimum and contint� until the drain reaches daylight within the property limas or shad be routed to a drywall as required or as indicated on the drawings. When required, Contractor shall also include drain system as shown on drawings under basement floor and connected to same outflow system as foundation drain. Contractor shall verify positive outflow of drain system prior to backfill against foundation wall. Division 3 -Concrete 3A. All work under this division shall be subject to the General Conditions and General Requirements of the Contract and in accordance with the latest editions of the American Concrete Institute Building Code, ACI 318 and Specifications for Structural Concrete for Buildings, ACI 301. Provide hot and hot weather protection per ACI 305 8 306. Concrete shall achieve 30009 minimum compressive strength at 28 days. Contractor shall provide Type 11 Cement throughout with a% air entrainment, mechanically vibrated during placement and no admixtures without the architect's/engineers approval. 3B. Detailing, fabrication and erection of reinforcing steel bars shall comply with the ACI Manual of Standard Practice for Detailing Reinforcing Concrete Structures ACI 315. All reinforcing bars shall conform with ASTM A615 -Grade 60. Welded Wire Fabric shall conform to ASTM A185. 3C. REINFORCING Concrete protection of reinforcing shall be as follows: where cast against sod provide 3 inches cover. In floors, wells and other components not exposed to earth or weather provide 3/4" minimum concrete cover. Reinforcing bar splices shall provide a minimurn lap of 38 bar diameters unless noted otherwise. In addition to the requirements on the structural drawings, this section shall apply to metal items shown on the architectural drawings including but not limited to stairs and ramp handrails and their supports, metal flashing, hollow metal doors and frames. 5B. Applicable Codes and Standards: ASCI "Code of Standard Practice for Steel Builders and Bridges"; AISC "Specifications for the Design , Fabrications, and Erection of Structural Steel for Buildings" including "Commentary"; AWS "Code for Welding in Building Construction"; Comply with applicable provisions except as otherwise indicated. 5C. Steel plates, Shapes and Bars: As required by the drawings shall comply with ASTM A36. 5D. Fabrication: Comply with AISC "Specificatlons". 5E. Connections shall be as shown on drawings. 5F. Welding where indicated shall be completed by welders qualified by test under AWS D1.0-69. 5G. Erection shall comply with AISC Code and Specifications, and maintain work in safe and stable condition during erection. Provide temporary bracing and shoring as required; remove same after final connections are made. 5H. Miscellaneous Framing and Supports shall be provided as required to complete the work and not included with structural steel framework. Fabricate welded construction in as large units as possible; drill and tap as required to receive hardware and similar items. Include required anchors for building into other Work; spaced as required for safe reliable completion. 51. Perform all culling, drilling and filling required for Installation; set work accurately in location, alignment and elevation measured from established lines and. levels. Provide anchorage devices and fasteners where necessary for installation. Set loose items on dean bearing surfaces, using wedges or other adjustments as required. Solidly pack open spaces with bedding matter, consisting of one part Portland cement to three parts sand and only enough water for packing and hydration, or use commercial non -shrink grout. 5J. Wherever metal stair and ramp handrails are indicated on the drawings they shall be constructed as shown on the drawings using materials manufactured by R & B Wagner, Inc. of Milwaukee, Wisconsin. Installation shall comply with manufacturer's instructions. 5K. See Section 9 of the specifications for painting requirements Division 6 -Carpentry BA. All work under this division shall he subject to the General Conditions and General Requirements of the Contract Documents. 68, Work in this division includes materials and labor required for the installation of: 1. all wood framing indicated on the drawings (see structural drawings also), or required for a complete and operable facility, 2, all nails, bolts, screws, framing anchors and necessary rough hardware, 3. all rough and finish carpentry, and 4. all millwork, carpentry and architectural woodwork. Or. 'The National Design Specification for Stress grade Lumber and Its Fastenings', 'The Framing Manuals of the National Lumber Manufacturers Association', and 'Western Wood Products Association Grading Rules, 3rd Ed' shall apply and by reference are a part of these specifications. 6D. 'U.S. Product PS -1 of U.S. Department of Commerce, Bureau of Standards shall apply to all plywood. 6E. Conflicting requirements: in the case of conflicting requirements between codes, standards, regulations or specifications the more stringent provisions shall govern. OF. Field Dimensions: The contractor is responsible for details and dimensions of work not specifically detailed but implied on the drawings. Dimensions found at variance with those indicated shall be brought to the attention of the architect.6 66. Product handling: Use all means necessary to protect lumber materials before. during and atter delivery to the job site, and to protect the installed work and materials of all other trades. Deliver the materials to the job site and store all in a safe area, out of the way of traffic and shored tip off the ground surface. In the event of damage, immediately make all repairs or replacements necessary to the approval of the architect or owner's representative. 6H. All grading shall comply with grades shown on structural drawings. 81. Interior Trim: Shall be of the size and locations and of the species approved by the owner or as detailed on the drawings. Interior trim shall be clear vertical select unless approved otherwise by owner. 6J. Miscellaneous Hardware shall be as noted on the drawings and installed according to manufacturer's instructions. 6K. Countertops shall be as selected by owner and installed according to manufacturer's instruction and per established industry standards. 6L. All other materials and fasteners not specifically described but required for a complete and proper installation as indicated on the drawings shall be selected by the contractor subject to approval of the Architect. 6M. Field measurements shall be made by contractor to ensure proper fit. Carefully inspect ail installed work by other trades and verity that all such Work is complete to the point where this portion of the work may be property completed. Do not proceed with installation in areas of discrepancy until all such discrepancies have been fully resolved. ON. Workmanship: Ali rough and finish carpentry shall produce joints true, tight and well nailed with all members assembled in accordance with the drawings. All joints and studs shall be IWad, except as noted on the drawings. Blocking for root pitch shail run across ceiling joints. Division 7 -Thermal and Moisture Protection 7A.Work under this division consists of dampprocfing, waterproofing, insulation, roofing, sheet metal flashing, caulking and sealants as necessary to complete the project as indicated on the drawings. 7B. Foundation Dampproofing shall be of materials indicated on the drawings. 70. Place 6 mil polyethylene film under concrete slabs on grade and over interior face of exterior framing. 7D. Insulation: 1. Rigid foundation perimeter insulation to be placed continuously around all exterior foundation walls and where indicated on the drawings shall be 1 112" or the thickness and depth shown of Styrofoam TG by Dow Chemical Co. 2. Wherever halt insulation is called for on the drawings it shall be fiberglass, with integral moisture proof membrane of the R value or thickness shown on the drawings by Owens-Corning, Celotex or Mansville Corp. Batts shall be stapled or nailed in place through vapor barrier edge into interior edge of adjacent framing member snug fitting without tears, gaps, perforations or compressions of the insulation or tears in the vapor barrier. In irregular spaces, knee walls, angles, obstructions, bridging, corners etc., carefully out balls to fit tightly. Hand pack as required to fill all voids. 3. As an alternate, the contractor may substitute'Blow- In-Blankel' by ARK -Seal international, 2190 S. Kalamath, Denver, CO 80223, 1(800)525-8992 of an equivalent or superior R -Value. Installation shall be completed after mechanical and electrical rough -in is complete. 4. Contractor shall maintain air passage ways as indicated on the drawings. 5. All above grade rigid insulation, except where noted otherwise, shall be Celotax Thermax polyisocyanurate foam w/ aluminum foil lacing both sides and of thickness or'R' value as noted. When foam boards are shown to be placed between rakers or joists, boards shall be scored by manufacturer to break by installer and to snug between framing members. 7E. Roofing shall be of the type required on the drawings and installed in oompliance with the manufacturer's instructions including all necessary accessories required for a complete and waterproof installation. Unless noted on the drawings, color and texture or finish treatment shall be as selected by the owner.F. Caulking and Sealants: Completely seal with O.E. Silicone Construction Sealant of a color matching adjoining material all joints around windows, door frames, louvers, joints between different materials etc. Set all door thresholds in sealant beads. Joints deeper than 112" shall be built up to a depth of 318" below adjacent surfaces with polyurethane foam.G. Asphalt Shingles where called for on the drawings shall be square tab strip shingles, UL Class "A", mineral surfaced, self-sealing,3-tab fiberglass based asphalt strip shingles complying with ASTM 03018, bearing UL Class "A" external fire exposure label and UL "wind resistant" label, 240# per square. Color as selected by the owner. 7F. Flashing shall be Color Kate and install with noncorrosive fasteners as recommended by manufacturer of the material. Provide for thermal expansion and building movements. 7G. Wherever reference is made to acrylic/cement exterior wall surface, it shall be understood to mean 'Dryvit' Exterior Insulation and Finish Systems and installed in compliance with that manufacturers instructions. Division 8 -Doors and Windows 8A. Wood Doors are to comply with the requirements of the drawings and as approved by the owner, Contractor shall also reler to Division 6. 1. Doors shall be protected from warpage, detaminaion, scratches etc. until acceptance and occupancy by the owner. 2. Damaged doors will be replaced by the contractor when required by the architect at no additional cost. 3. Doors are to be finished with two coats of'Watco' exterior wood finish. 4. Doors shall be installed complete and operational with all customary hardware and as specified on the drawings and in Division 6. 5. Locking hardware shall be supplied as noted on drawings or as instructed by owner. Keying shall be as indicated on the drawings. Should no reference be made on the drawings to keying the contractor shall supply all locking hardware keyed alike. 8B. Wood Windows to be as shown on the drawings. Glass shall be manufacturer's standard glazing except when noted otherwise on drawings. Windows shall comply with ANSI-NWMA "Industry Standards for Wood Window Units I.S. 2-80" by National Woodwork Manufacturer's Association (NWMA), except to extend more stringent requirements where indicated. Window operation and sizes shall be as indicated on the drawings. Suppliers are responsible for matching sizes noted on the drawings or selected closely comparable units and for all impacts on the project resulting from supplying alternative products or sizes other than those specified. Supplier is expected to know all applicable codes and meet at; requirements regarding egress, safety giass,heat loss, etc. affecting his products. 8C. Door and window trim shall be as detailed on the drawings or as approved by owner. 8D. Cleaning: Upon completion of the project, thoroughly clean all glass surfaces, correct all imperfections, replace all damage glass, and leave all labels an glass until they have been observed by the architect and local building authority. Remove all labels after the architect signs off on the products installed. Division 9 -Finishes 9A. Drywall: Furnish all labor and materials, and equipment necessary to surface all interior walls and ceilings with 112" or 518" gypsum wall board as noted on drawings with orange peel texture unless noted otherwise. Type X one hour drywall shall be installed where noted. Gypsum drywall shall comply with United Slates Gypsum Company's 'Gypsum Construction Handbook' standards. Paint all interior gypsum Wall board surfaces with two coats of non-outgastng products as supplied by Eco - Tech, 10111 Nelson St., Westminister, CO of colors selected by the owner or as noted on the drawings. 99. Carpet shall be owner selected and accompanied with non-outgasing backing and adhesive equal to products by Helios Carpet, PO Box 1928, Calhoun, GA 30703, (800)843.5138 and Hendrickson Naturlich, 8031 Mill Station Road, Sebastopol, CA 95472, (707)829-3959 and Sutherland Carpet Mills, 707 Sierra Bonita Drive, Placentia, CA 92670 (714)447-0792 9C. Ceramic Tile Wall Finish and Quarry Tile Floor Finishes shall be as selected by owner and installed using grouts and cements intended by the manufacturer for the specific conditions encountered. Sample panels shall be constructed for owner approval. Division 10 -Specialties All selections and materials in this section shall be as selected by owner. Division 11 -Equipment Kitchen appliances to be as selected by owner and located as shown on the drawings. Utility appliances as selected by owner and located as shown on the drawings. Fireplace shall be as noted on the drawings and installed according to the manufacturers installation instructions. Water Treatment Equipment shall be selected by the owner. Division 12 -Furnishing This division is to be completed under separate contract Division 13 This division not used. Division 14 This division Not Used Division 15-Meohanleal 15A. Plumbing: The plumbing contractor shall familiarize himself with the contents of this and all divisions of the specifications, drawings, site conditions, governing ordinances and codes. This contractor will not be allowed any extra due to his failure to make himself aware of all factors affecting his work. This contractor shall coordinate the progress of the plumbing work with that of all other trades. 1. Guarantee: The plumbing contractor shall perform all necessary calculations for sizing equipment not sized on the drawings and provide a one year written guarantee on workmanship and equipment. 2. Materials:. All piping, finings, fixtures, valves, stops, joining materials etc, shall be new and of quality approved by the architect. Vent flashing to be 24" square 44 sheet lead. Water piping to be Type -I copper water tubing installed with hard solder as approved by filling manufacturer, Waste and vent lines to be cast iron and wrapped with batt insulation. 3. Water heater shall be gas fired high recovery type and sized by contractor appropriately for use intended. 4. Hot water supply shall include a 314" loop from water heater to most distant - fixture and back to heater. All appliances shall be as indicated on drawings and branch off of loop using reduced pipe sizes as recommended by appliance manufacturer. 5. Install all equipment and make connection to the water supply and sewage disposal system as shown an the drawings. The plumbing contractor shall furnish all labor, materials and equipment necessary to install completely the work herein specified, required or reasonably implied by the construction documents. Should anything that is standard practice in first class work, required by governing codes or essential for the proper completion of the work be omitted from these documents the plumbing contractor shall inform the architect of such omission prior to his submitting a bid or shall be expected to supply same at no additional costs. 15B. Heating: This heating specification is intended as a general specification indicating the design tolerances of the system. Heating system shall be designed by the heating contractor to maintain 70 degrees Fahrenheit inside temperature when the outside temperature is -20 degrees using gas fired equipment as shown on the drawings. Outside air shall be introduced into combustion system in quantity required by code. This contractor shall include fresh air intake in his system as required by code. Division 16 -Electrical The electrical contractor shall familiarize himself with the content of all other divisions of these specifications, conditions of the site, policies of the electric supply company, location of equipment relative to building entrance etc. This contractor will not be allowed any extras due to his failure to make himself aware of all factors affecting his work. This contractor shall coordinate the progress of electrical work with that of all other trades avoiding delays in the project. 1. Guarantee: One year guarantee of workmanship and material shall be included as part of this contract. 2. Codes: All work shall be done in compliance with the National Electrical Code and/or prevailing local codes whichever is most restrictive. 3. Materials: AN convenience outlets and switches shall be by Hubbell Manufacturing or equal. Wire, conduit, boxes special devises etc. shall be of a quality code approved manufacturer. 4. Scope: The electrical contractor shall furnish all labor, material and equipment necessary to install completely the work herein specified, required, or implied by the contract document.
