Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. Although the calculations call for a 104 foot separation from the field to the well, the engineer has stated that there will be no risk of contamination reducing the setback to 100 feet. The system design calls for one 1500 gallon tank with a biotube filter on the outlet. There will be serial distribution. RE: Blocker Septic System - Recommendation of Final Approval A-101.01 ECEH Permit # 01026 The system was designed and installed and placed into service in June of 2002. MWE and GDD inspected the installation of the system and found it was installed according to MWE's design and PCEH requirements. This letter is to serve as the acceptance letter for MWE and recommendation to Pitkin County for final acceptance of the system. To my knowledge the system was installed according to MWE standards, the system layout was modified slightly from the original design drawing. The bed system was rotated 90 degree to work better with the site contours with 6" between rows, all other design features were maintained. The actual system consists of 1 - new 1,500 gallon and a 7 rows, (6 units in each row), bed system with 42 total units. The bed system was installed using a infiltrator gravelless chamber system and a OSI Filter was installed on the effluent line. All setback limitations were meet. If approval takes longer than 6 hours, a rate of $55 per hour will be charged. The maximum fee is $1000. The basic fee of $330 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit; second, before final approval of the ISDS permit. Distance from existing wells. The new system will be 100 -feet from an existing well. Based on the geological conditions and evaluation of risk of contamination of the well and surface water, it is not necessary to add 8 feet additional distance for each 100 gallons per day of design flow over 1,000 gallons per day as specified in the table to prevent contamination. The proposed system is for a 3 bedroom new home. The site is a slightly sloping lot and has a flat area for the leach field. A - Main Home - - 3 - BRMS Total - Approx. 2,500 Square Feet of living area - 100 gallon per day per person - 20 minute per inch perc rates - Perc Test by GDD 4/24/01 attached - Ground water depth unknown 150+ feet from surface - Redstone area Tank sizing - 3 - Bed Rooms requires1,500 galloons of sticagankTank = 1.25 X Q). The housing is to be 36" high with a cartridge length of 28", using SDR 35 PVC piping. Flow = Q = 3 bed rooms x 2 per/br x 100 gal/day/per x 1.75 = 1,050 gallons per day. Bed System will have 7 Rows x 6 Units = 42 Units (36' long X 24' wide), with 1' between each row in the bed system. The bottom of the system is to be- 121.0. The Tank will be installed in the flat area next to the home as shown on the drawing. Tees will be installed on both the inffluent and effluent lines of the tank, set on the inside of the tank. Set top of line from tee within 1" of the roof of the tank and extend line downward 14" below center line of tee. Fill tank with water prior to backfill to check for leaks and leave water in tank for placing the system in service. Septic tanks will be a two -chambered tanks. Install Biotube in Septic tank as described above. Piping from the home to the septic tank will be 4" SDR 35 laid at a minimum of lo, (max 45 -degree bends to be used). Insulate lines with less than 5 -foot of cover or in uninsulated crawl spaces. All piping to be bedded in a minimum of 2" under and 6" over of 3/4" screened rock. Install vents at the end of each row or trench in the disposal field. The system will be installed as laid out on the drawing to fit the site, setbacks, and other restrictions. Keep the excavation for the system flat, bottom to be within 'A". Other changes may be required to meet contours and site conditions with engineer's approval. Provide a maximum of 6' of cover over the units, and a minimum of 21. Return slope of hillside to preconstruction contours. Adjustments to fit site contours, avoiding existing trees, and conditions may be made per approval of the engineer and Architect. Elevations of the tank and bed will be finalized in the field by the engineer. Installation and operation will be approved by the engineers prior to final acceptance. System must meet all PCEH and MWE standards. No trees, driveways, parking lots, or irrigation systems will be installed on top of the septic disposal field. Native grasses and shrubs that do not require watering may be planted over the top of the field. Maintain minimum setback backs, from property lines and other setbacks as noted on the drawing to minimize digtuxbance and maintain maximum visual blocking with natural vegetatifln. BERRY Resolution No. 984? Roger L. Berry (hereafter "Applicant") has applied to the Pitkin County Board of County Commissioners (hereafter "Board") for 1041 Hazard Review approval to establish a building envelope for the construction of a single-family residence. 2. The property is located north of Redstone off of Dorias Way, and is more specifically described in the attached Exhibit A. The property is zoned AFR-2 and contains approximately 2.13 acres. 4. This application was reviewed by the Planning and Zoning Commission (hereafter "Commission") at a regular meeting on February 17, 1998, and a unanimous recommendation of approval was forwarded to the Board. 5. The Board heard this application at its regularly scheduled meeting of May 13, 1998, at which time evidence and testimony were presented with respect to this application. • 6. The Board finds that this application proposes development in the best possible location, given the hazards identified on the property and the location of the existing residence. NOW THEREFORE BE IT RESOLVED by the Pitkin County Board of County Commissioners that it does hereby grant approval to the Berry 1041 Hazard Review and Conceptual Submission, subject to the following conditions: The Applicant shall adhere to all material representations made in the application and in the public meetings. 2. Prior to building permit application, the Applicant shall record a 24 x 36 inch mvlar 1041 Hazard Review Site Plan which meets the approval of the Community Development Department and County Attorney. The site plan shall include the following 1041 Hazard Review Warning and Disclaimer: "The applicant aclarowledges that he/she has been informed by Pitkin County of the existence of 1041 Environmental Hazard areas that might affect the property, any improvements and the use and occupancy thereof. " The site plan shall also be submitted in a digital format for integration into the County Geographic Information System (GIS), prior to the issuance of a building permit. Outside illumination shall comply with County lighting standards in effect at the time of building permit issuance. The homesite shall be as far down on the lot as possible. Fencing is discouraged. If fencing is constructed, it shall be a maximum height of 42", 4 strands or less with a 12" kickspace between the top 2 strands. Any rail fencing shall be the round type, 42", 3 -rail or less with at least 18" between 2 of the rails. C. All garbage shall be kept within bear -proof garbage containers. Pet food shall not be kept outdoors. d. If horses are temporarily kept on the property, all haystacks shall be fenced with 8 -foot mesh fencing to prevent game damage. The Division of Wildlife has stated that the site is too small for horses. e. Native vegetation shall not be disturbed outside the building envelope, except as required for the implementation wildfire mitigation measures. f. There shall be a limit of one dog on the property. If a dog is to reside on the property, a kennel shall be constructed prior to the issuance of a Certificate of Occupancy. Wildfire mitigation shall be as follows: a. All vegetation shall be removed within 10 feet of proposed structures. This "defensible space" area shall be maintained in mowed grass or non-flammable material, such as decorative rock or gravel. Woody vegetation such as trees and shrubs are prohibited in this area. b. Standing dead aspen trees shall be removed within 30 feet of all structures. All deadfall trees shall be removed for a distance of 100 feet around all structures. d. Spacing between clumps of brush and vegetation within the 30 foot perimeter shall be a minimum of two times the height of the fuel. Maximum diameter of the clumps shall be two times the height of the fuel. All measurements shall be from the edges of the crowns of the fuel. e. All branches from trees within the stated perimeter shall be pruned to a height of 10 feet above the ground. Shrub clumps that remain shall have the lower limbs trimmed up to half the total height of the shrubs. Tree crown separation within the perimeters shall have a minimum of 10 feet between the edges of the crowns. This does not apply to mature stands of Aspen trees where the above recommendation for removal of ladder fuels have been complied with. g.
