The legal description of the 0.9 -acre property is Lot A-10 and Lot A10 -A, Redstone Ranch Acres Subdivision. The permit and record drawing was provided by Pitkin County Environmental Health Department (Parcel ID #2729-292-03-010). The subject OWTS consists of one 1250 -gallon, three -compartment concrete Front Range Precast septic tank with an effluent filter between the second and third compartments and a dosing siphon in the third compartment. Effluent is dosed to a gravelless chamber bed with 9 rows of 10 `Quick 4' Infiltrator® chambers (1080 square feet of infiltrative area). Individual Sewage Disposal System Permit 06010 documents this system. The system was sized to accommodate 3 bedrooms. The existing residence has only one bedroom. Floor plans are provided in photographs below. A clean out is located in the concrete with a removable cast iron cap in front of the entry door to the residence. The septic tank is located on the southwest corner of the residence. All three manhole lids were accessible from grade. Liquid levels in the septic tank appeared to be normal prior to pumping. B&R Septic pumped all three compartments of the septic tank during our inspection. We attempted to fill the third compartment of the septic tank with a garden hose to activate the dosing siphon. This attempt was made after pumping began. We later noted that the high water mark on the plumbing in the septic tank was higher than the pass through between the second and third compartments. What this means is that in order to activate the dosing siphon, the tank must overfill slightly. To test this theory, the pass through between the second and third compartments was plugged and the third compartment filled with a garden hose (photos below). When the liquid level got to the high water mark on the plumbing, the dosing siphon activated normally. The dosing siphon will continue to operate normally once the septic tank has re -filled from pumping. An effluent filter is present on the outlet tee of the second compartment. This filter was cleaned as part of the inspection. There is an audible alarm on the filter; however, it is not working. The float switch may need to be replaced. The control panel for the alarm is located in the garage. The TEST button on the control panel is audible. As this type of filter/alarm combination is not something that is typically used in the area, it will likely have to be special ordered. We have enclosed specifications for the alarm switch. Valley Precast out of Buena Vista is a PolylokTm distributer and may be able to order the part. The baffle between the second and third compartment of the septic tank is showing signs of deterioration but is still intact. Effluent is dosed to the gravelless chamber bed. Inspection ports were present on all four corners of the bed. All inspection ports were dry at the time of our inspection. We walked the soil treatment area (STA) and there was no evidence of surface saturation and no evidence of failure at the time of the inspection. Recommendations: • Clean effluent filter annually, or as needed. • Replace float switch of the audible alarm on the effluent filter. This evaluation is not a guarantee of future system performance.
