Dear Mr. Ziegler:
As requested, Chen -Northern, Inc., performed a- subsoil study for design of foundations at the
subject site. The study was conducted in accordance with our agreement for geotechnical
engineering services to you, dated October 12, 1992. The data obtained and our recommenda-
tions based on the proposed construction and subsurface conditions encountered are presented
in this report.
Proposed Construction: The proposed building will be a two-story wood frame structure over
a lower level walkout basement and located on the site as shown on Fig. 1. Ground floor will
be slab -on -grade. Cut depths of about 4 -to 10 feet are assumed. Foundation loadings for this
type of construction are assumed to be relatively light.
If building conditions or foundation loadings are significantly different from those described
above, we should be notified to reevaluate the recommendations presented in this report.
Site Conditions: The site is currently vacant property located on a relatively steep, northwester-
ly facing hillside above Bobcat Lane cul-de-sac. The ground surface appears natural, and slopes
at a grade of about 20% to 30% in the building envelope, increasing to about 40% to 50%
upslope. Elevation difference across the proposed building site is about 10 to 12 feet.
Vegetation consists of aspen and scattered evergreen trees with brush, grasses and weeds. There
is a residence on Lot E-6 to the west. The adjoining property to the north and east is vacant.
Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating two
exploratory pits at the locations shown on Fig. 1. The logs of the pits are presented on Fig. 2.
The subsoils encountered, below about 1 1/2 to 2 feet of organic topsoil, consisted of relatively
dense, silty sandy gravels with cobbles underlain by hard sandstone bedrock at a depth of
3 1/2 feet in both pits. Refusal to backhoe digging in the confined pits occurred at 4 feet depth.

Relatively undisturbed sampling of the subsoils and bedrock for consolidation testing was not
possible. Results of a gradation analysis performed on a disturbed bulk sample of the silty sandy
gravel with cobbles (minus 5 -inch fraction) obtained from the site are presented on Fig. 3.
Liquid and plastic limits on the fine fraction of the sample indicate low plasticity. No free water
was observed in the pits at the time of excavation and the subsoils and exposed bedrock were
moist.
Foundation Recommendations: Considering the subsurface conditions encountered in the
exploratory pits and the nature of the proposed construction, we recommend spread footings
placed on the natural coarse gravel soils or bedrock designed for an allowable soil bearing
pressure of 3000 psf for support of the proposed residence. There could be some differential
settlement of footings transitioning the soils and bedrock. Placing the footings entirely on
bedrock would reduce the risk of differential settlement. Excavation of the bedrock could be
difficult with conventional equipment. .
Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns.
Loose and disturbed soils and existing fill encountered at the foundation bearing level within the
excavation should be removed and the footings extended down to firm natural gravels or
bedrock. Exterior footings should be provided with , adequate cover above their bearing
elevations for frost protection. Placement of footings at least 42 inches below the exterior grade
is typically used in this area. Continuous foundation walls should be reinforced top and bottom
to span local anomalies such as by assuming an unsupported length of at least 10 feet.
Foundation walls acting as retaining structures should also be designed to resist a lateral earth
pressure based on an equivalent fluid unit weight of at least 45 pef for backfill consisting of the
on-site soils or well broken bedrock (minus 6 -inch fraction).
Floor Slabs: The natural on-site soils, exclusive of topsoil, and the bedrock are suitable to
support lightly to moderately loaded slab -on -grade construction. To reduce the effects of some
differential movement, floor slabs should be separated from all bearing walls and columns with
expansion joints which allow unrestrained vertical movement. Floor slab control joints should
be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and
slab reinforcement should be established by the designer based on experience and the intended
slab use. A minimum 4 -inch layer of free -draining gravel should be placed immediately beneath
basement level slabs to facilitate drainage. This material should consist of minus 2 -inch
aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200
sieve. The underslab drain gravel should be connected with the perimeter underdrain system
as discussed below.
All fill materials for support of floor slabs should be compacted to at least 95% of maximum
standard Proctor density at a moisture content near optimum. Required fill can consist of the
on-site gravels devoid of vegetation, topsoil and oversized rock or a similar imported granular
material.

Underdrain System: Although free water was not encountered during our exploration, it has
been our experience in mountainous areas and where bedrock is present that local perched
groundwater may develop during times of heavy precipitation or seasonal runoff. Frozen ground
during spring runoff can also create a perched condition. We recommend below grade
construction, such as retaining walls, crawl space and basement areas, be protected from wetting
and hydrostatic pressure buildup by an underdrain system.
The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above
the invert level with free -draining granular material. The drain should be placed at each level
of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum
1 % to a suitable gravity outlet. Free -draining granular material used in the underdrain system
should contain less than 2 %- passing the No. 200 sieve, less than 50 % passing the No. 4 sieve
and have a maximum size of 2 inches. The drain gravel backfill should be at least 2 feet deep.
Surface Drainage: The following drainage precautions should be observed during construction
and maintained at all times after the residence has been completed:
1) Inundation of the foundation excavations and underslab areas should be avoided during
construction.
2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least
95 % of the maximum standard Proctor density in pavement and slab areas and to at least
90% of the maximum standard Proctor density in landscape areas. Granular wall backfill
should be capped with about 2 feet of the on-site, finer graded soil to reduce surface
water infiltration.
3) The ground surface surrounding the exterior of the building should be sloped to drain
away from the foundation in all directions. We recommend a minimum slope of
12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the
first 10 feet in pavement and walkway areas. A swale cut into the natural soils will be
needed uphill to direct surface runoff around the residence.
4) Roof downspouts and drains should discharge well beyond the limits of all backfill.
Limitations: This report has been prepared in accordance with generally accepted soil and
foundation engineering practices in this area for use by the client for design purposes. The
conclusions and recommendations submitted in this report are based upon the data obtained from
the exploratory pits excavated at the locations indicated on Fig. 1 and the proposed type of
construction. The nature and extent of subsurface variations across the site or below the
exploratory pit depths may not become evident until further excavation is performed. If during
construction, fill, soil, rock or water conditions appear to be different from those described
herein, this office should be advised at once so reevaluation of the recommendations may be

made. We recommend on-site observation of excavations and foundation bearing strata and
testing of structural fill by a representative of the soil engineer.

GENERAL NOTES:

4. The ores disturbed by construction shall be reseeded ivith
native grasses to prevent erosion.
5. Use risers as needed to bring septic tank access hatch
within 6" of finished grade.
6. Cost iron pipe of equal strength or other pipe properly
supported to prevent failure by settling shall extend
from tank for a, distance of at least five feet (5) from
the inlet and outlet ends.
7. The following ,preventative maintenance schedule is
recommended to prolong the life of the system.-
a)
ystem:a) Pump septic tanks at least once a year.
b) Check plumbing fixtures on a regular basis and repair
all leaks which can add substantial amounts of water
to the system.
8. The Contractor and Owner shall take whatever measures
are necessary to assure that a) the septic tank and
sewer lines are completely water tight to prevent
infiltration of groundwater into the system, and
b) the system is installed to prevent freezing of
gravity sewer lines.
9. The Pitkin County Environmental Health Department and
the Engineer shall be notified when construction
commencesand kept abreast of the construction progress
so that sufficient inspection can be performed to assure
conformance with these plans. Provide a minimum of 48
hours notice to each.
