before a permit can be issued. The individual sewage disposal permit must be issued before a building permit can be obtained.

This letter is in reference to the inspection of the wastewater treatment
system for Peter Guber's barn residence. The inspection was held October
9, 1987, at. the barn residence, with Bob Nelson from Pitkin County, Leon
Norton of Pyramid and myself in attendance. The system was built as
designed. The sand filter, rock absorption bed, and distribution laterals
were in place. To finish the distribution laterals they need to be bedded.
A geotextile fabric is to be placed over the piping and backfilled with a
topsoil material. Drainage shall be diverted around the mound area.
Bob Nelson asked that before backfilling an inspection pipe be installed to
allow access to determine depth of ponding in the leach field and indicate
the location of the system.

At your request, attached is the design criteria for the wastewater treat-
ment system for Peter Guber's barn residence. The drain field is a modi-
fied mound system that is slightly raised above the existing ground sur-
face. This system was designed to accomodate the variable soil conditions
found at the site.
The following are the design parameters used in the system design:
Single family one bedroom house
Infiltration rate of natural soils, 0.5 gpd/ftz avg.
Water table greater than 4 feet deep
Design flow rate, 250 gpd
Ground slope less than 12%
SEPTIC TANK
The septic tank shall be a concrete tank with a 750 gallon minimum liquid
capacity to provide a minimum of 30 hours detention time. Precast concrete
tanks are acceptable.
SOIL ABSORPTION SYSTEM
The soil absorption system shall be a modified mound type as shown the the
attached Figures. The system shall be located on natural ground approxi-
mately parallel to the road heading to the barn as shown on drawing A. The
ground shall be loosened with backhoe teeth prior to placing the fill
material.
The fill material shall consist of medium textured sand with characteris-
tics as given in Table 7-8, a copy of which is attached.
Absorption bed material shall be porous media consisting of washed rock
sized between 3/4" and 2-1/2".
Fill materials are available from local sand and gravel suppliers.
All materials and installation practices shall comply with applicable
Pitkin County standards.

The existing surface drainage shall be improved and diverted across the
road in a culvert to avoid surface water ponding on or near the absorption
field.
Parking should be prohibited in the absorption field. Rocks or a fence
should be placed to limit the access to this area.
We suggest that the septic tank and soil absorption system be installed by
a contractor experienced in the practice of installing these systems.

SPLIT TO THE AFFORDABLE HOUSING ZONE DISTRICT (AH)

RECITALS:
1. The Guber Family Trust (hereinafter "Applicant") has applied
to Pitkin County to request the rezoning of a portion of Lot 2 of
the Guber Family Trust Lot Split from AFR-10 to Affordable Housing
(AH)
2. The property is located south of Owl Creek Road,
3. On December 13, 1994 at a regular public meeting, the Planning
and Zoning Commission of Pitkin County, Colorado (hereinafter
"Commission") recommended approval of the rezoning from AFR-10 to
AH.
4. The Board finds that the rezoning is reasonable and consistent
with the policies and provisions of the Land Use Code.
NOW, THEREFORE, BE IT ORDAINED by the Board of County
Commissioners of Pitkin County, Colorado, that it hereby approves
an amendment to the Pitkin County Zoning Maps, by rezoning the
subject property from AFR-10 to Affordable Housing (AH).
BE IT FINALLY ORDAINED that this ordinance be published by
title and short outline as provided by Section 2.8.1.3 of the
Pitkin County Home Rule Charter.
