Subject: Soils Evaluation and Percolation Test for Individual Sewage System Design for the
Deed Restricted Employee Unit on the MR Meadow Parcel of Mandalay Ranch
Dear Marty,
As requested, Nelson Environmental and Wastewater Solutions, Ltd., has performed a soils study
and percolation testing to design a septic system for the residence at the subject site. We
conducted this study according to Section 4-5 of the Pitkin County Regulations on Individual
Sewage Disposal Systems on Thursday, August 11, 1994. We have based our recommendations
on the subsurface conditions encountered at that time. We will furnish this letter and a copy of
the enclosed data sheet to the Aspen/Pitkin Environmental Health Department to obtain a permit
to construct this individual sewage system.
Proposed Construction:
The proposed residence is a 750 square foot studio log cabin unit with one bathroom being
moved from another location. There is an existing well on the main property, but this unit may be
served from a well to be developed in the general vicinity.
The Mandalay Ranch property is large, containing several hundred acres.
Site Conditions:
This site is in a, clearing above the main residential development. It consists of a relatively flat
area sloping gently toward the north. The vegetation in the area of the proposed absorption field
is typical of the meadow areas within the Mandalay Ranch and consists of grasses and weeds.
The steeper slopes around the cabin are vegetated with aspen trees. The ground surface, which
appears natural in the proposed area of the absorption field, slopes to the North and Northeast at
a 10% grade.
Subsurface Conditions:
A soil profile, within 10 feet of the proposed absorption area, was excavated. This excavation
revealed that no groundwater or bedrock was present within eight feet of the surface of the
ground. The topsoil was a gray clay loam to a depth of ten inches and a subsoil consisting of a
silty clay with a considerable portion of loose shale fragments below 50 inches. The soil exhibited

some tendency to swell when wet and compacted under the pressure of the excavating equipment.
Percolation Testi:
The subsurface soil conditions were evaluated with the standard percolation test procedures at the
approximate location shown on Figure 1. The test holes were initially excavated with a backhoe
by the contractor'.
Percolation testing was performed in the proposed absorption trench area north of the residence.
This testing was performed in two shallow holes excavated with hand tools at the bottom of the
two backhoe pits to a depth of approximately fifty inches. The percolation holes were pre-soaked
before our testing by adding water approximately every two hours for a period of eight hours
before beginning the percolation test.
The results of the percolation testing are presented in Table I. These results indicate the silty clay
soils have an average percolation rate of 60 minutes per inch, a satisfactory percolation rate under
Pitkin County criteria.
Limitations: This report has been prepared according to generally accepted practices in this area
for use for sewage disposal design purposes. The conclusions and recommendations submitted in
this report are based upon data obtained from our site visits at the location indicated. There is
some possibility that the nature and extent of variations in the subsurface soil across the site may
not have been evident at the time of this investigation, and may require additional evaluation if
further excavation reveals conditions different from those described. This office should be
advised of these situations as soon as possible so we may reevaluate our recommendations.
