Two of the seven proposed trenches may be re -configured to have two rows of seven chambers each. Even distribution and setbacks must be maintained. The septic tanks may be placed in line with each other in the northwest corner of the house. The changes will not effect the performance of the drain field. Revisions are based on the results of our subsurface investigation, performed May 14, 2003. Our previous reports, dated January 31, 2003 and May 6, 2003 should be discarded to avoid confusion. SITE CONDITIONS The property is in a rural residential area of Pitkin County, where OWS are required. The proposed drain field areas have 10% to 15% slope to the north, a full cover of native grasses, and sparse pine trees_ The residence will be served water by the local water district. PROPOSED CONSTRUCTION A seven -bedroom residence with a living area of 9000 square feet (SF) is proposed as presented on Figure 1. The OWS was sized based on 7 bedrooms and 1820 gallons per day (GPD) using Pitkin County Envir- onmental Health Department (PCEHD) loading of 130 gallons per day per person. The sewage loading with a pealing factor of 1.75 is 3185 GPD. The loading includes washing machines and garbage grinder. SUBSURFACE CONDITIONS A subsurface investigation was performed by digging three percolation holes, 26 to 34 inches deep, and one test pit, at the locations presented on Figure 1. Subsurface materials in the profile pit consisted of 3 feet of topsoil, underlain by clayey sand with rock fragments to the maximum depth explored of 8 feet. No ground water was encountered. Percolation tests indicate percolation rates of 20 to 27 minutes per inch (MPI). The average percolation rate is 22 MPI in the area of the proposed residence drain field. Percolation data is presented as Table 1. ?��40t+ RECOMMENDATIONS The OWS installation requires two septic tanks with an eluent filter and seven gravelless chamber - trenches, as indicated on Figure 2. The OWS design is based on an average sewage load of 1820 GPD and a percolation rate of 22 MPI. Seven chamber -trenches are required for the residence. Each trench must have one row of 14 -chambers for a total of 98 chambers and 1519 SF of infiltrative area. A flow splitter basin or a 7 -outlet, concrete distribution box that can be accessed from the surface must be used. Details of the design are presented on Figures 2 through 4. n Vehicle movement over the drain field area during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of the beds should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the drain field to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the trenches. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tanks should be pumped every two years. Effluent filters and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbiodegradable materials into the septic system. Use of the Garbage grinder should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Revisions are based on the results of our subsurface investigation, performed May 14, 2003. Our previous reports, dated January 31, 2003 and May 6, 2003 should be discarded to avoid confusion. SITE CONDITIONS The property is in a rural residential area of Pitkin County, where OWS are required. The proposed drain field areas have 10% to 15% slope to the north, a full cover of native grasses, and sparse pine trees. The residence will be served water by the local water district. PROPOSED CONSTRUCTION A seven -bedroom residence with a living area of 9000 square feet (SF) is proposed as presented on Figure 1. The OWS was sized based on 7 bedrooms and 1820 gallons per day (GPD) using Pitkin County Envir- onmental Health Department (PCEHD) loading of 130 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 3185 GPD. The loading includes washing machines and garbage grinder. SUBSURFACE CONDTITONS A subsurface investigation was performed by digging three percolation holes, 26 to 34 inches deep, and one test pit, at the locations presented on Figure 1. Subsurface materials in the profile pit consisted of 3 feet of topsoil, underlain by clayey sand with rock fragments to the maximum depth explored of 8 feet. No ground water was encountered. Percolation tests indicate percolation rates of 20 to 27 minutes per inch (MPI). The average percolation rate is 22 MPI in the area of the proposed residence drain field. Percolation data is presented as Table 1. RECOMMENDATIONS The OWS installation requires two septic tanks with an effluent filter and seven gravelless chamber - trenches, as indicated on Figure 2. The OWS design is based on an average sewage load of 1820 GPD and a percolation rate of 22 MPI. Seven chamber -trenches are required for the residence. Each trench must have one row of 14 -chambers for a total of 98 chambers and 1519 SF of infiltrative area. A flow splitter basin or a 7 -outlet, concrete distribution box that can be accessed from the surface must be used. Details of the design are presented on Figures 2 through 4. Vehicle movement over the drain field area during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of the beds should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the drain field to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the trenches. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tanks should be pumped every two years. Effluent filters and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbiodegradable materials into the septic system. Use of the Garbage grinder should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS A contractor who is experienced in its installation should install an OWS design. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions different from those described in this report are encountered, we should be notified to evaluate the change on the proposed OWS. If the health department modifies this design, we should be contacted to evaluate the impact on the performance of the OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
