The purpose of our investigation was to identify indications of system failure. The subject site has gentle slopes with a moderate cover of irrigated grasses. Water is supplied to the property by an onsite well, located 100+ feet from the OWS. The septic tank was observed and seepage was found around the septic tank seams. The drain field was probed at several locations and no eluent or bio -mat was detected. There were no signs of effluent surfacing at the drain field. A search was performed at Pitkin County Environmental Health Department and no records of the OWS installation were found. It is believed the system was installed in 1980. The existing septic tank has 1250 - gallons of capacity with two compartments and the existing drain field measures 15 -feet by 31 -feet for a total infiltrative area of 465 ft2, as indicated on Figure 1. The results of our system evaluation indicate that the septic tank should be replaced and that the drain field is not failing at this time. It has been agreed by parties that a 2500 -gallon, two-compartment, precast concrete septic tank will be installed. The proposed septic tank has been upsized at the owner's request for possible future build -out. Our findings are based on information and development at the time of our evaluation.
