CARRIAGE HOUSE-TO THE PITKIN COUNTY HISTORIC REGISTER AND GRANTING
ONE TDR AS AN INCENTIVE FOR THE DESIGNATION

RECITALS
1, Pursuant to Section 2.8 4(Actions)of the l'itkin County flume Rule Charter I"HRC`). all matters not

2 Jeffrey M and Janette R Bier("Applicant")have applied to the Board of County Commissioners ot
Pitkin County. Colorado('ROC("')to designate the primal) residence and the secondary residence.

3 The property is located at 18b79 Highway 133 and is more specifically described in Attachment A.

5, The HOCC continued this application at the duly noticed public hearing on August 22,2018 to
September 12.2018.at which time evidence and testimony was presented with respect to the application.
6. The BOCC finds the site meets the criteria in Section 7-21)-IU0Ih It 2I of the I and use Code("Code")

8 The BOCC further finds that it is in the best interests of the citizens of Pitkin County to approve this
Resolution
NOW,THEREFORE,BE IT RESOLVED by the BOCC that it does hereby designate the
Gamekeepers Lodge a:d Carnage House on Me Jeff e) M.and Janette R. Bier property to tie Pitrcin
County Historic Register,as shown on the map in Attachment 13
BE IT FURTHER RESOLVED by the BOCC that it does hereby grant one TDR as an incentive for the
historic designation,subject to the conditions set forth herein.which shall nm with the land and he binding
on all successors in interest

I The Applicant shall adhere to all material representations made in the application or in public meetings of
hearings and shall consider those representations to be conditions of approv al,unless amended by other
conditions
2 Within 60 days of the date of this approval,the Applicant shall record a covenant agreement in a form
acceptable to the County Attorney in which the Applicant agrees to presen e the historic resources in
accordance with the Pitkin Count) Preservation Handbook.
3 Concurrent with recordation ot the historic covenant,the County shall issue one TDR Certificate to
the Applicant.
1. Failure to comply with these conditions of approval may result in revocation of this grant of one TDR
related to this property,

July,2018.

LEGAL DESCRIPTION
A tract of land situated in the SW 1/4SW 1/4 of Section 20,Township 10 South,
Range 88 West of the 61°Principal Meridian, Pitkin County, Colorado, and being
more particularly described as follows:
Beginning at a point on the Easterly line of a road as built in place whence the
Witness Corner to the Southwest Corner of said Section 20 bears S 69°56'30"W
1649.17 feet; thence along the Easterly line of said road on the following three(3)
courses; S 18°37'17"W 78.36 feet; thence S 29°40'30"W 164.17 feet; thence S
09°19'00"W 129.99 feet; thence leaving the Easterly line of said road on a course
bearing West for 282.00 feet; thence North 477.35 feet; thence S 73°48'33"E 428.40
feet to the point of beginning,containing 3.32 acres more or less.
