Requesting a 60' Major Road setback variance where 100' is required from the East Highway 82 right-of-
way for an addition to an existing residence. The lot contains 18,643 square feet and is zoned R -15-A. The
applicant is claiming topographic hardships. This application has been continued since the November 2014
meeting. Since then, Hearing Officer Determination 1-2015 approved the proposed development with the
condition (#11.) that "Any development located within setbacks mandated by the County zoning
regulations that does not comply with these restrictions shall require a variance from the Board of
Adjustment. Approval of an activity envelope within such setbacks does not assure approval of a
variance." The Activity Envelope / Site Plan has been approved, is recorded at Bk 111 Pg 67, and is
included in your packet.
