RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF PITKIN
COUNTY, COLORADO, GRANTING APPROVAL OF AN AMENDMENT TO THE COMPASS
MASTER PLAN AND SUBDIVISION EXEMPTION FOR A LOT LINE ADJUSTMENT
BETWEEN COMPASS AND THOMAS KLUTZNICK

RECITALS
1. Compass and Thomas Klutznick ("Applicant") have applied to the Pitkin County Board of
County Commissioners ("P,OCC') for approval of an equal exchange of land (0.702 acres) between the two
properties. Currently several Compass facilities (underground water storage tanks and sand box aud play
area) are located partially outside of the Compass property; the exchange will result in these facilities being
located entirely within the property's boundaries. Thc exchange requires rezoning oftwo parcels that arc
being conveyed from Klutznick to Compass from RS-20/PUD to PUP, and two parcels that arc being
couveycd from Compass to Kh~tznick from PUP, to RS-20/PUD. In addition, an amendment to thc
Compass Master Plan (aka Aspen Community School) is also required to amend thc Master Plan
boundaries.
2. The properties are located on Woody Creek Road and are more specifically described in Exhibits
A aud B.
3. The Compass property is zoned PUB, and contains approximately 200 acres. The Klutznick
property is zoned RS-20/PUD, and contains approximately 12.6 acres.
4. The Planning and Zoning Commission recommended approval of the request on November 12,
2002 by avote of 4-0.
5. The P,OCC considered the application at public meetings on January 8 and 22, 2003.
6. The BOCC finds that the application is generally consistent with the applicable provisions of the
Pitkin County Land Use Code.
NOW, THEREFORE, BE IT RESOLVED by the BOCC that it does hereby grant approval of a
lot line adjustment between the Compass and KIttznick properties, and an amendment to the Compass
Master Plan to amend the Master Plan boundaries, subject to the following conditions.
I. The Applicant shall prepare a lot line adjustment plat in accordance with Section 560-040, which
shall be submitted to the Community Development Department for signature and recording within 90
days of the date of this approval. The lot line adjustment plat shall also be submitted in digital format
suitable for integration into the County's G1S system.
2. The Applicant shall comply with all material representations made in the application.
