All persons affected by the proposed variance are invited to appear and state their views, protests or objections. If you cannot appear personally at such meeting, then you are urged to state your views by letter, particularly if you have objection to such variance, as the Board of Adjustment will give serious Con- sideration to the opinions of surrounding property owners and others affected in deciding whether to grant or deny the request for variance. No. 112, in Township 10 and 11, South, Range 85 West of the 6th Principal Meridian, and more fully described in Book 206, at pates 79,80, and 81 in the records of Pitkin County, Colorado Variance requested: The appellant and owner Mr. Steve Rieschl requests a variance of less than the required seventy-five(75) feet set back due to unusual terrain features. The two possible building sites would definitely fall into the seventy-five (75) feet set back zone. It would also be necessary for a reduction on the side lot facing Mr. Kaeser's property. If the appellant .:r 'Ddoes not receive these set back variances the land will be useless for building purposes. Dear Sir, I am writing in regard to the Variance , as requested by Mr Steve R&eschel om property located near the Conundrum Creek road on Calltle Creek. I wish to protest any Variance on this ground. It is not a suitable building site, and drainage from the natural slone of this ground will pollute Castle Creek and the Aspen water supply as well as mine. The buver of this ground must have known of the set back vrovisions. We, as well as other residents of this area have, com®lied with this setback and I can see no reason why the owner of this property should be able to do any different. I would protest most strenously if a commercial enterprise of any kind is to be built on this property. I dont think any business should be allowed in the Castle Creek Valley.In this location a business would centaminate tho water sunoly much more than a residence would. Stanton, Jr. Chairman, County Board of Adjustment Pitkin County Aspen, Colorado Gentlemen: I understand an application for a permit to construct, operate and maintain a mobile home park on Castle Creek has been or is about to be filed and approval of that permit, if issued, will be sought from the Board. The site, I am told, is approximately five miles south of Highway 82. As a property owner and part-time resident in the immediate area, I would greatly appreciate being given notice of the issuance of any such permit, the filing of an application for its approval by the Board, and the date and time of any hearing thereon and I should like to be considered as opposing both the issuance of the permit and its approval for the reasons lis-Jed below, which I believe are shared by all the other home and property owners in the area.While recognizing the need and the problem of low cost housing in the Aspen area, trailer parks on Castle Creek, and the one proposed in particular, should not be approved, I feel, because: 1. Trailer parks and the consequent commercial activities they bring with them will ultimately destroy the scenic, recreational, residential and wilderness character of the area, which is still one of the unique features of the Aspen picture. 2. This high-sided narrow valley served by a single direction access road in this particular case with the proposed park five miles from the main highway (1(0004 Page 2 Messrs. Thurston and Stanton July 12, 1965 at an elevation close to 8,500 feet would pose serious problems for fire, sheriff, medical and other emergency services. 3. The steep grade, narrowness and porous soil of the valley coupled with the inevitable concentra- tion of people and pets in such parks with refuse disposal through septic tanks and otherwise on or under the ground could endanger Castle Creek as a water supply, contrary to the requirements of Section 4 of the mobile homes zoning resolution. 4. The park as proposed is to be located in close proximity to a number of beaver ponds with other low areas which are "potential breeding places for insects or rodents" contrary to the requirement of Section 4 of the resolution. 5. In going to or from the proposed park there are no areas of any consequence along Castle Creek Road where a mobile home can be oarked "off the main traveled portion of the highway"- without creating "a traffic hazard, " as prohibited by Section 15(a) of the resolution. 6. It is submitted that Castle Creek Road is not the kind of "public highway" or "public street" conteTplated by the zoning resolution to provide reason-able 'access " to and from the various public and private facilities and services a trailer park will require, nor is it the kind of street or highway on which any but a very few mobile homes can be safely used "as a conveyance. 7. Gentlemen, In answer to the letter sant me about the public hearing concerning the request of Mr Steve Rieschel for a variance. I would like to say that I think a four day notice to attend t is ·meeting by owners out of Aspen is discriminating against me and I am sure Mr Fritz Kaeser and -r Keating Coffey who are most affected will feel the same, I will call Mr Coffey in Los Angelus and Mr Kaeser in Tuscon at once and I think you should wait for a reply from them. Seeping sewage on this hillside location could be very obnoxious to us living in the bottom below, as well as a pollutant. Mr Rieschel purchased this pronerty with the full knowledge of the restrictions I didn't twist his arm and I doubt if anyone did to make him buy it. Therefor I feel he shouad abide by -the restrictions like the rest of us do. I have nothing against Mr Rieschel,but I do have a violent objection to a bkilding in this location.
