The legal description of the 1.2-acre property is Lot 16, Holland Hills at Basalt Subdivision. The permits and record drawings were provided by Pitkin County Environmental Health Department (Parcel ID #2467-201-01-001). The subject OWTS consists of one 1000-gallon, two -compartment concrete septic tank followed by a drywell, or seepage pit, with dimensions of 12' x 12' x 10' below the inlet. This system served the original portion of the house. Pitkin County Health Department Permit Number 76079 documents the system. The system was sized to accommodate a 3-bedroom residence. In 1992, an additional drywell, or seepage pit, was added with a Bull Run valve for alternating. The dimensions of the new seepage pit are 12' x 12' x 10' below the inlet. Individual Sewage Disposal System Permit 92050 documents this addition. The system was sized to accommodate 3 bedrooms. The permit received final approval on August 11, 1992. In 1995, an addition to the system was permitted to accommodate additional bedrooms and living area. A new 1000-gallon, two -compartment septic tank was added to the existing system. Individual Sewage Disposal System Permit 95021 documents this addition. The system was sized to accommodate 6 bedrooms. The permit received final approval on October 2, 1996. The 1976 portion of the system serves the original section of the residence. The septic tank is located west of this portion of the residence. Both septic tank lids are accessible from grade. There is no clean out between the house and the septic tank. Given the age, it is possible the sewer line from the house to the septic tank is cast iron or clay. The inlet tee is made of clay. The outlet was PVC but was not installed well and was cracked. Levels in the septic tank were normal to slightly over -full. Solids in the septic tank warranted pumping. On April 27, 2018 Altitude Septic ran a camera through the sewer line from the septic tank to the seepage pit and it was found to be clogged and in disrepair. The Bull Run Valve was not operational at the time our inspection. The seepage pit had 3-feet of water at the time of our April 23, 2018 inspection. We measured 6 to 7' from the bottom of the seepage pit to the inlet pipe, which is inconsistent with the depth of 10' stated in the permitting documents. At the time of our visits, the ditch had just been turned on and we believe the water levels in the seepage pit is likely being influenced by the ditch, although greater than 50-feet away. We recommend considering lining or placing this ditch in a culvert. This may be difficult due to the existence of a pond. This recommendation may require additional monitoring of levels in the seepage pit at different times of the year to verify if the ditch is in fact influencing the seepage pit(s). During our April 27, 2018 visit with Altitude Septic, they located and uncovered the 1992 septic tank. Solids in the septic tank warranted pumping. A camera was run from the 1992 septic tank to the 1996 seepage pit. The line was found to be in good condition. There was no access to the 1996 seepage pit; therefore, we were unable to evaluate the condition of seepage pit. Altitude Septic replaced the sewer line from the 1976 septic tank to the 1976 seepage pit, pumped the 1976 septic tank, replaced outlet tee on 1976 septic tank, replaced sewer line from 1976 septic tank to 1976 seepage pit, uncovered lids to 1995 septic tank and added risers to make the lids accessible from grade, and repaired Bull Run Valve so it is functional. If future rotation of the Bull Run Valve (to switch seepage pits from the 1976 seepage pit to the 1996 seepage pit) is desired, this must be documented and maintained for future reference. Repairs Conducted: • Pumped 1976 septic tank. • Replaced outlet tee on 1976 septic tank. • Replaced sewer line from 1976 septic tank to 1976 seepage pit. • Uncovered lids to 1995 septic tank and added risers to make the lids accessible from grade. • Repaired Bull Run Valve so it is functional. My Architect and Plumbing consultant both advise me that the only logical physical approach to my need to add additional septic capacity is to install the new 1,000 Gal tank in the driveway, with a reinforced roof, and connect it to the second dry well. This approach is outlined on the attached sketch. In my estimation, the flow would be approximately equal to both. The original septic tank would still serve the two original bathrooms. The New septic tank would serve the new master bath and the remodeled kitchen. The current plan calls for relocating the washer and dryer to the new upstairs pantry which could also be served by the new septic tank. Physical logistics and existing site restrictions make connecting the two tanks and getting the sewer from the new addition back into the old system a daunting task.
