Operational Status: According to the inspectors observation on site the system was functioning as designed at the time
of inspection. The tanks were in good water-tight condition with tees in place. The field area did not show signs of
failure such as surfacing effluent.

As requested, CBO Inc. conducted a routine inspection of the onsite wastewater treatment
system (OWTS) on November 9, 2017. The OWTS serves the main house and caretaker
dwelling unit (CDU) at 250 & 252 Upper Ranch Road. Pitkin County Individual Sewage Disposal
System (ISDS) Permit 06079 documents this system.
The system consists of a 1500-gallon tank, single compartment tank with an effluent filter on the
outlet, followed by a 1000-gallon, two-compartment tank. A distribution box, accessible from
grade, distributes effluent to five gravelless chamber trenches, each with 24 ‘Quick 4’ Infiltrator®
chambers for a total of 1184 square feet of infiltrative area (using 9.87 square feet per chamber).
The cap on the clean out serving the CDU is missing. This could contribute to odors. The
manhole lids are showing signs of deterioration, but are still intact and cover the manholes
sufficiently. One lid does not fit properly and may lead to odors escaping. If odors become an
issue, we recommend replacing the lid with one that fits properly (Copeland Concrete lids).
Levels in the first septic tank were normal at the time of our inspection. We cleaned the effluent
filter. Levels in the second septic tank appeared slightly over-full at the time of the inspection.
The outlet tee is cocked upward slightly, causing the tank to over-fill prior to exiting the septic
tank. We will monitor this tee to assure the condition does not worsen over time. Pumping is not
necessary at this time, but will likely be necessary Summer 2018.
The distribution box was inspected and found to be functioning properly. Inpection ports in the
soil treatment area (STA) were found to be dry. There is evidence of erosion over the end of the
trenches due to the steepness of the slope. We recommend adding soils over the chambers and
taking steps to minimize erosion in this area. The STA showed no signs of surface saturation or
failure at the time of the inspection.
Recommendations:
• Add cap to clean out serving CDU.
• Continue to monitor outlet pipe of second septic tank to see if angle worsens.
• Add soil over chambers and take measures to stabilize hillside to minimize erosion on the
hillside, such as establishing vegetation.
• Make efforts to eliminate or reduce thistle growth around septic tanks and STA.
• Discontinue disposing of coffee filters and other food waste down the drain.

As requested, CBO Inc. conducted a routine inspection of the onsite wastewater treatment
system (OWTS) on October 24, 2016. The OWTS serves the main house and caretaker dwelling
unit (CDU) at 250 & 252 Upper Ranch Road. Pitkin County Individual Sewage Disposal System
(ISDS) Permit 06079 documents this system.
The system consists of a 1500-gallon tank, single compartment tank with an effluent filter on the
outlet, followed by a 1000-gallon, two-compartment tank. A distribution box, accessible from
grade, distributes effluent to five gravelless chamber trenches, each with 24 ‘Quick 4’ Infiltrator®
chambers for a total of 1184 square feet of infiltrative area (using 9.87 square feet per chamber).
The manhole lids are showing signs of deterioration, but are still intact and cover the manholes
sufficiently. One lid does not fit properly and may lead to odors escaping. If odors become an
issue, we recommend replacing the lid with one that fits properly (Copeland Concrete lids).
Additionally, there was significant thistle growth in the area of the septic tanks making access for
maintenance difficult.
The septic tanks were last pumped by All Valley Resource in June 2015. Personnel from All
Valley Resource opted not to cut the inlet tee of the first septic tank in the series, as
recommended by CBO Inc. While they believed the system to be in good working order at the
time of pumping, the issue of blockage of the inlet tee continued once solids accumulated under
the inlet tee.
Levels in the second septic tank appeared slightly over-full at the time of the inspection. The
outlet tee is cocked upward slightly, causing the tank to over-fill prior to exiting the septic tank.
We should monitor this tee to assure the condition does not worsen over time.
The distribution box was inspected and found to be functioning properly. Inpection ports in the
soil treatment area (STA) were found to be dry. There is evidence of ersion over the end of the
trenches due to the steepness of the slope. We recommend adding soils over the chambers and
taking steps to minimize erosion in this area. There is also a signifincat amount of thistle growth
in the area of the STA. The STA showed no signs of surface saturation or failure at the time of
the inspection.
After our inspection, Altitude Septic cut the existing inlet tee, which was too long, and replaced it
with a shorter tee. They discovered coffee grounds were clogging the tee. We have included an
EPA Septic Smart flyer. This includes advise to dispose of coffee grounds, grease, and other
food waste in the trash rather than using the garbage disposal.
Recommendations:
• Continue to monitor outlet pipe of second septic tank to see if angle worsens.
• Add soil over chambers and take measures to stabilize hillside to minimize erosion on the
hillside, such as establishing vegetation.
• Make efforts to eliminate or reduce thistle growth around septic tanks.
• Discontinue disposing of coffee filters and other food waste down the drain.

system (OWTS) on June 11, 2015. The OWTS serves the main house and caretaker dwelling
unit (CDU) at 250 & 252 Upper Ranch Road. Pitkin County Individual Sewage Disposal System
(ISDS) Permit 06079 documents this system.
The system consists of a 1500-gallon tank, single compartment tank with an effluent filter on the
outlet, followed by a 1000-gallon, two-compartment tank. A distribution box, accessible from
grade, distributes effluent to five gravelless chamber trenches, each with 24 ‘Quick 4’ Infiltrator®
chambers for a total of 1184 square feet of infiltrative area (using 9.87 square feet per chamber).
Scum and sludge levels in the septic tanks were measured and the effluent filter cleaned as part
of the inspection. Sludge levels exceeded the minimum levels recommended for pumping in both
septic tanks. Additionally, effluent coming into the tank was not able to properly move through the
inlet tee, indicating a blockage. We recommended pumping of the septic tanks, in addition to
pumping out the distribution box. The manhole lids are showing signs of deterioration, but are
still intact and cover the manholes sufficiently. The lid that was replaced last year does not fit
properly. This may lead to odors escaping. If odors become an issue, we recommend replacing
the lid with one that fits properly (Copeland Concrete lids).
The distribution box was inspected and found to be functioning properly. The soil treatment area
(STA) showed no signs of surface saturation or failure at the time of the inspection.
After the inspection, All Valley Resource pumped the septic tanks and distribution box and
confirmed everything was in good working order after the routine mainteance.

The clean out near the house is missing a cap. This 4-inch pipe should be capped to minimize
additional water that can enter the system, and to minimize the potential for odors.

As requested, CBO Inc. conducted an Onsite Wastewater Treatment System (OWTS) Use Permit
inspection at 250 & 252 Upper Ranch Road on November 9, 2017. The OWTS serves a main house and
caretaker dwelling unit (CDU). The legal description of the 2.23-acre property is Lot 6, Block 1, Filing 2,
Brush Creek Village Subdivision.
The permit and record drawing were provided by Pitkin County Environmental Health Department (Parcel
ID #2643-213-01-005). The subject OWTS consists of one 1500-gallon tank, single compartment tank
with an effluent filter on the outlet, followed by a 1000-gallon, two -compartment tank. A distribution box,
accessible from grade, distributes effluent to five gravelless chamber trenches, each with 24 `Quick 4'
Infiltrator® chambers for a total of 1184 square feet of infiltrative area (using 9.87 square feet per
chamber). Pitkin County Individual Sewage Disposal System (ISDS) Permit 06079 documents this
system. The system was sized to accommodate 4 bedrooms in the main house and 1 bedroom in
the CDU. The permit received final approval on May 5, 2008.
Additionally, we have been inspecting this system annually since the last property transaction in 2013.
All routine maintenance reports are enclosed.
The septic tanks are located to the east of the residences. To access the septic tanks, you must walk
around the houses to the steep hillside below. We observed both cleanouts on the sewer lines from the
main house and the CDU. The cap on the clean out serving the CDU is missing. This could contribute to
odors.
The manhole lids are showing signs of deterioration, but are still intact and cover the manholes
sufficiently. One lid does not fit properly and may lead to odors escaping. If odors become an issue, we
recommend replacing the lid with one that fits properly (Copeland Concrete lids).

Septic permit approved per compliance with the engineer design and specifications dated September 7, 2006.
Any changes must be approved by this department and the design engineer prior to them being made.
Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin
County iSDS regulations.
Design is for one 1500 gallon single -compartment concrete septic tank with an effluent filter on the outlet followed
by a 1000 gallon, two -compartment concrete septic tank with an effluent pump, Effluent is pumped through a 2 inch
line to a concrete distribution box with a baffle with equal distribution to 5 trenches, each with 24 Quick4 gravelless
chambers for a total of 120 chambers. Trenches are to be a maximum of 3 ft deep with a minimum of 6 ft of
undisturbed soil between the trenches.
This department does not endorse any brand of products. This permit must be kept on -site during installation.
The engineer must do a final inspection of the installation and submit an as -built letter to this department. This
department must also be called for an inspection with a minimum of 48 hours advanced notice.
The owner has the responsibility that all components are inspected and maintained on a regular basis by qualified personnel.
Revegetation over the area of the field is very important for the functioning of the system. Pitkin County has guidelines that must be
followed to assure the plants that are introduced are appropriate for the conditions of the area. The use of native plants is strongly
encouraged.

ALL SERVICE septic, LLC performed an installation .observation on August 15"', August 29th and
October 1 Oth 2007 for the subject property.
The installation included a 1500-gallon, single -compartment concrete septic tank, followed by a
1000-gallon, two -compartment septic tank with the addition of an effluent on the outlet; followed by
5 gravelless trenches. Each trench consisted of 24 chambers per trench for a total of 120 chambers,
equaling 1185 SF of infiltrative area. Effluent will be distributed with a concrete distribution box
with a baffle.
The OWS was installed according to specifications. This observation is not a guarantee of
workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes
are made to the OWS.
LIMITS:
The observation was based on information submitted and our site visit. If conditions are different
from conditions described in this letter, ALL SERVICE septic, LLC should be notified. All additional
OWS construction must be according to the county regulations. The installer should have
documented and demonstrated knowledge of the requirements and regulations of the county in which
they are working.
