Both tanks were in good working order. The pump was working correctly and the high water alarm was tested to confirm audible and visual notifications. The soil treatment area did not show any signs of failure. Inspector Recommendations: Add handle extension to float tree, clean effluent filter annually, rewire pumping system to be protected from water intrusion, cut inspection ports to grade and cap to reduce odors, remove fire pit located on top of soil treatment area. Department Recommendations: Continue maintenance as needed. The legal description of the 6.1- acre property is as follows: Section: 4 Township: 10 Range: 88 PARCEL 1 TRACT OF LAND IN SE4SW4 OF SEC 4-10-88 DESC BY M/B & CONT 6.10 AC M/L PARCEL II TRACT OF LAND IN SE4SW4 OF SEC 4-10-88 DESC BY M/B & CONT 0.97 AC M/L PARCEL III TRACT OF LAND IN NE4NW4 OF SEC 9-10-88 CONT 0.173 AC M/L DESC BY M/B BK 310 PG 639 BK 336 PG 526 The permit and record drawing were provided by Pitkin County Environmental Health Department (Parcel ID #2729-043-00-011). The subject OWTS consists of one 1250-gallon, concrete “GJ” septic tank followed by a 1250-gallon, two-compartment concrete septic tank with a pump in the second compartment. Effluent is pumped to a 12’ x 76’ mounded sand filter with 2-feet of sand filter material. Individual Sewage Disposal System Permits 82038 and 98065 document this system. The system was sized to accommodate 3 bedrooms + 1 office. The permits received final approval on October 28, 1982 and October 6, 1998. The 1250-gallon septic tank from 1982 is located off the southwest corner of the residence. Only one lid is brought to grade with 5-feet of risers. All documents from the installation of this septic tank indicate ONLY ONE manhole lid. We were not able to observe inlet or outlet tees in the septic tank. The septic tank is identified as a “Grand Junction” tank. It is likely that this septic tank has built-in concrete baffles. We were unable to photograph the inside of the septic tank due to the depth. The 1250-gallon concrete septic tank installed in 1998 is located downgradient, farther to the south. Both manhole lids were accessible from grade. The inlet tee was present, and a pumping system is located in the second compartment of the septic tank. Risers, 4.5 to 5-feet, bring the lids to grade making access to the pumping system difficult. We recommend a handle extension be added to the float tree. At the time of our visit, the float tree was not housed property and was sitting at a level higher than it should have been. We were able to push the float tree into the housing to fit normally. We lifted the middle float and the pump activated normally. We observed a weep hole was present while the pump was running. There may be a filter in the pump vault. If present, this filter must be cleaned annually, or as needed. A handle extension may be necessary to property access this component, if it is present. The alarm sounded when the high-water float was lifted. The control panel for the pump is located in the lower level of the residence. The wiring for the pumping system is located outside of the riser; however, it is in a 10-inch round sprinkler box that is not watertight. There are exposed wires inside the sprinkler box. We recommend a watertight splice box for all wiring. We recommend Valley Precast out of Buena Vista be contracted to review the pumping system and make any necessary repairs. Effluent from the septic tank is pumped to the mounded sand filter. An inspection port was present but is broken. We recommend cutting the broken port approximately 1-foot from grade and adding a cap to the port. We did detect an odor from the port after running the pumping system. After running the pump, we walked the STA. A fire pit is present in the STA. We recommend discontinuing use of the fire pit over the STA. We found no evidence of surface saturation or failure in the STA at the time of our inspection. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Recommendations: • Add handle extension to float tree. • Clean effluent filter annually, or as needed, if the filter is present. • Wiring for pumping system should be connected in a water-tight splice box located outside of the riser. A completed OWTS Use Permit Application must be submitted to the Pitkin County Environmental Health Department. Applications must be submitted to Pitkin County Environmental Health Department electronically. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector’s expertise in onsite wastewater technology. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report.
