Estimated capacity of the system has been listed on the permit and we recommend that you monitor and/or meter water use to prevent overuse and possible
failure.

Onsite Wastewater Treatment System (OWTS) Use Permit Inspection

As requested, CBO Inc. performed an Onsite Wastewater Treatment System (OWTS) Use Permit
inspection at 881 Cluny Road, Snowmass Village, Colorado on March 31, April 3, and April 25, 2017.
The legal description of the 3.16-acre property is Lot 13, East Owl Creek Subdivision.
The permit and record drawing was provided by Pitkin County Environmental Health Department (Parcel
ID #2735-044-01-013). The subject OWTS consists of one 1000-gallon, single -compartment concrete
septic tank followed by one 1000-gallon, two -compartment concrete septic tank. Effluent gravity flows to
a distribution box and then to three gravelless chamber trenches, each 90-feet long. Individual Sewage
Disposal System Permit 93033 documents this system. The system was sized to accommodate 4
bedrooms. The permit received final approval on August 2, 1994.
A clean out is located just outside of the foundation on the northwest side of the residence. The septic
tanks are also located on the northwest side of the residence. At the time of our first two visits to the
property, the septic tanks were not accessible from grade. The septic tank lids were excavated and
made accessible for our inspection on April 25, 2017.
Liquid levels in both septic tanks were normal at the time of our inspection. The first septic tank in the
series will need 24-inches of risers and the outlet side 12-inches of risers to bring access within 8-inches
of gradeThe second septic tank in the series will need 12-inches of risers on both the inlet and outlet
sides of the septic tank. The existing riser on inlet side of the second tank needs to be replaced.
Solid accumulation in the first septic tank warranted pumping. Altitude Septic pumped this tank at the
time of our inspection. They removed dirt in the septic tank, to the extent possible. '. This septic tank
has a mid -seam, below the normal waterline. There was minimal accumulation of solids in the second
septic tank and this tank was not pumped.
The inlet tee in the first septic tank is angled upward, indicating settling of the pipe outside of the septic
tank. We also encountered a belly in the sewer pipe while running a camera through the pipe to locate
the septic tank during a previous visit. We recommend excavating and re -bedding the trench from the
house to the first septic tank. All other inlet and outlet tees were present. A large effluent filter was
present on the outlet tee of the second septic tank. This filter is in disrepair. We recommend replacing
the filter with an Orenco® Biotube Effluent filter (specifications included).
We recommend manhole lid access be at grade; however, the project manager has requested 6-inches of
cover over lids per recommendations from the landscaping company to maintain sod cover.

It should also be noted that the second septic tank in the series is installed backwards. Elevation of the
inlet and outlet piping are appropriate, and there does not appear to be any issues with the flow through
the septic tank despite the baffle wall being located in the first 1/3 of the septic tank.
Effluent from the septic tank gravity flows under an existing, culverted irrigation ditch. This ditch was not
running at the time of our inspection. The record drawing from Pitkin County indicates a distribution box.
This distribution was not accessible at the time of our inspection; therefore, we were not able to inspect it.
We recommend locating the distribution box and bringing it to grade for future inspection and monitoring.
We walked the approximate soil treatment area (STA) and found no evidence of surface saturation or
evidence of failure at the time of our inspection. Inspection ports are present at the end of each chamber
trench. All ports were dry at the time of our inspection. There was a tree branch lodged in one of the
ports. We removed the branch and recommend replacement of the cap on the port. This evaluation is
not a guarantee of future system performance. This inspection is good for one year.
Required Repairs:
• 1 st septic tank needs 24-inches of risers on inlet side and 12-inches of risers on outlet side.
• 2"d septic tank needs 12-inches of risers on both inlet and outlet sides. Existing riser on inlet side
needs to be replaced.
Recommendations:
• Excavate and re -bed trench for pipe from house to septic tank.
• Install an Orenco® Biotube Effluent filter on the outlet tee of the second septic tank
(specifications included).
• Locate the distribution box and bring it to grade for future inspection and monitoring.
• Replace removable cap on inspection port in STA.

as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this

particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied,
arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the
system is having on groundwater.

accurately as possible. Be sure to document ail system components and the location of any well on the
property. Using markers such as corners of the house, exact measurements can be used to triangulate
the location of the system components for future reference.
