Robell and Maureen Ox-mbQrg (hcrealter "Applicants") have applied to the. Board of Ccawity Commissioners of Pitkin County, Colorado ("BOCC") requesting to subdivide their 39.08 property mato gree (3) residential lots and a common parcel. 3. Thic Appiicarits propose to add a new residential unit onto each Parcel 2 and Parcel 3. Them is 017e existing residence and a caretaker dwelling tinit (CDU) on proposed Parcel 1 (the fathering parcel); the CDU will remain or be replaced on Parcel 1, or may be relocated to Parcel 2, Farrel 3 or withizz the barn on the Common Parcel. 4. The subject property is located at 2520 Lower liver llmd; list 6 of Aspen River Valley Ranch Subdivision, PID# 2467-254-00-007. The legal description is attached, Exhibit A;, 5. The property is zoned A -10 and contains 39.Oa acres. 5_ The BOCC rezoned the subject property with a PUT) overlay, pursuant to Ordinance No. -2020- 7. The BOCC granted a Growth Management allotment rsf 15,250 square feet of gross floor arca to be divided as follows: 8,500 square feet for Parcel 2 and 5,750 square feet for Parcel 3, and 1.,000 square fit for a caretaker dwelling unit, pursuant to Resolution No. 010-2024. 8. The Planning. and Zoning Commission considered the proposed application at regularly scheduled mectinp on February 4, 2024 aid Match 3, 2020 and recornmended approval by a vote of 5-0. 9. The BOCC considered the proposed application on first r acing at a duly noticed public hearing on April 22, 2020. The BOCC heard the request on second rending at a continued public hearing on May 27, 2024. 14. The BOCC fuds that the application is Lx)nsistetat with the applicable provisions of the P'i&in County Land Use Code Sections 2-40-506) and 7-7.0 as follows: A. The Application is consistent with the 2016 Woody Creek. Master Flan in that roughly 14 acres of highly visible agnculturai and pasture land are being cotrserved along the Lower River Road scenic con idor. The coninion barn, will carry a covenant against any use other than agi icultural, no additional bards may be constructed on the property, and no pegs€ ns other than members of the PUD may use the barb.
