The following development application was submitted for the 2003 competition in the Rural Area: W/J Ranch: req,uesting a total of 25.000 square feet of floor area for 5 new single-family home sites in the Rural Area. Additional approvals requested include: Subdivision/PUD Conceptual Submission. There are 25,000 square feet available in the Rural Area for the 2003 residential GMQS competition for new subdivisions and newly created 35+ acre parcels. The Commission gave the W/J Rmtch application a score of 65 poems, therefore, the Applicant is eligible for the requested development allotments. The tally sheets for the Commission's scoring are attached to the Commission's resolution. Pursuant to Section 9-150-040, any appeals of the scoring must be filed in writing within 15 days of the Commission's public hearing. Staffhas forwarded the scores within the appeal period, which will expire on December 10. A majority of at least a quorum of the BOCC may vote to restore an application. Once the 15 day appeal period has expired, the BOCC shall by resolution allocate the allotments. RECOMMENDATION: No action is required at this time. RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF PITK[N COUNTY, COLORADO, FORWARDING THE 2003 RURAL AREA RESIDENTIAL GROWTH MANAGEMENT QUOTA SYSTEM SCORES FOR NEW RESIDENTIAL SUBDMSIONS TO THE BOARD OF COUNTY COMMISSIONERS Resolution No. PZ- -2003 RECITALS On November 25, 2003, the Planuing and Zoning Commission ("Commission") held a duly noticed public hearing at which time evidence mid testimony were presented with respect to Growth Managemeut applications. The Commission reviewed the following application for the 2003 Rural Area Residential GMQS competitio~ for new subdivision lots and uewly created 35+ acre parcels: W/J Ranch: requesting a total of 25,000 square feet of floor area for 5 new single-family home sites in the Rural Area. Additional approvals requested include: Subdivisio~PUD Conceptual Submission. The property is located on McLain Flats Road and is more specifically described as a tract of land situated in Sections I5, 16, 21 and 22, Township 9 South, Rm~ge 85 West of the 6th P.M. There are 25,000 square feet of floor area available in the Rural Area for the 2003 residential GMQS competition for new subdivisions and newly created 35+ acre parcels. The Commission gave the W/J Ranch application a score of 65 points, which met the minimum threshold score of 48 points. NOW, THEREFORE BE IT RESOLVED by the Commission that it hereby forwards the 2003 Rural Area GMQS scores for new subdivisions and newly created 35+ acre parcels to the Board of County Commissiohers, m~d recommends that the BOCC grant the requested development allotments to W/J Ranch.
