RECITALS
i. Sustainable Settings Inc. ("Applicant") has applied to the Board of County Commissioners of Pitkin
County, Colorado ("BOCC") to rezone the Thompson Creek from RS-30/PUD to PUB in order to
accommodate a non-profit research and educational facility that "will pioneer and demonstrate methods
of sustainable agriculture, ecosystem restoration, green building" and the integration of these disciplines.
2. The property is located on the West side of Highway 133, approximately 4 miles south of
Carbondale, and is more specifically described in Exhibit A.
3. The Pitkin County Planning and Zoning Commission considered the proposed re2oning at regularly
scheduled meetings on August 5 and September 2, 2003, and recommended approval by a vote of 3-1.
4. The BOCC considered the proposed rezoning at a duly noticed public hearing on October 22, 2003,
and voted to approve the proposed amendments on second reading on December 17, 2003.
5. The BOCC finds that the proposed rezoning is consistent with the applicable provisions oftbe
Pitkin County Land Use Code and the intent of the PUB zone district.
NOW, THEREFORE, BE IT ORDAINED by the BOCC that it hereby rezones the Thompson
Creek Ranch from RS-30/PUD to PUB.
