The legal description of the 1249.25-acre property is Lot 4, Capitol Creek Ranch. A permit was provided by Pitkin County Environmental Health Department (Parcel ID #2645-192-01-004). The subject OWTS consists of one 1000-gallon, two-compartment concrete septic tank with an effluent filter on the outlet tee. Effluent gravity flows to a distribution box, and then to 7 rows of 8 ‘BioDiffuser’ chambers. Individual Sewage Disposal System Permit 05085 documents this system. The system was sized to accommodate 3 bedrooms. The septic tank is located east of the residence. We did not observe a clean out between the septic tank and the residence. Both septic tank lids were accessible from grade. The inlet and outlet tees were both present, with an effluent filter on the outlet tee. This filter was cleaned as part of the inspection. The septic tank was pumped by B&R Septic at the time of the inspection. Effluent gravity flows to a distribution box, which is accessible from grade. The distribution box appears to level and distributing effluent equally to the chamber bed. The distribution box was also pumped out to remove any solids. There are inspection ports on each corner of the chamber bed. The ports were dry. We walked the soil treatment area (STA) and there was no evidence of surface saturation or failure at the time of the inspection. There were no caps on the inspection ports. We recommend capping the ports with removable, slip-on caps. These may be cut closer to grade, if desired. A survey of the property was recently completed. OWTS components have been located on this survey. Please refer to High Country Engineering’s survey for accurate location of the OWTS components. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Recommendations:  Clean effluent filter annually, or as needed.  Place removable, slip-on caps on inspection ports. This report and a completed application packet must be submitted to the Pitkin County Environmental Health Department. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the system is having on groundwater. Please call with questions.
