Operational Status: From the inspectors observations the system was functioning properly at the time of inspection.
The tank was watertight and had both inlet and outlet tees in place. During observation of the field area only 1 seepage
pit was encountered without a distribution box. The seepage pit did not show signs of failure but may be undersized
because the 2nd pit did not appear to be connected.
Inspector Recommendations: Install an effluent filter on the outlet of the tank to prevent solids from entering the dry
well. Recommend replacing tank in near future, tank located in traffic area and has deteriorated.

that the system will operate properly or will not fail or that the system will not be subject to future enforcement action to correct non-compliant conditions.
Estimated capacity of the system has been listed on the permit and we recommend that you monitor and/or meter water use to prevent overuse and possible
failure.

As requested, CBO Inc. performed an Onsite W astewater Treatment System (OWTS) Use Permit
inspection at 1311 Gateway Road, Snowmass, Colorado on July 28, 2017. The legal description of the
1.58-acre property is Lot 13, Block 4, Filing 2, Gateway of Snowmass Mesa.
The permit and record drawing was provided by Pitkin County Environmental Health Department (Parcel
ID #2467-343-03-003). The subject OWTS consists of one 1000-gallon, two-compartment concrete
septic tank. Effluent gravity flows to a distribution box, and then to two seepage pits, each 20’ x 20’ x 15’
deep1. The system was sized to accommodate 3 bedrooms. The permit received final approval on
August 12, 1983.
The septic tank is located south of the garage, in the gravel driveway. Approximately 1.5-feet of risers
bring the manhole lids to grade. The outlet manhole lid is cast iron and rated for traffic. Both inlet and
outlet tees were present. We recommend installation of an effluent filter on the outlet tee of the septic
tank. If installed, this filter must be cleaned annually, or as needed. The condition of the septic tank of
the septic tank is poor, but holding effluent at appropriate levels. The concrete is showing significant
signs of deterioration. We recommend considering replacement of this septic tank, as it is located under
an area subject to traffic.
The septic tank was pumped by All Valley Resource at the time of our inspection. Levels in the tank
appeared normal with the exception of the outlet side slightly over-full and a slight amount of backflow
into the tank as pumping began. We recommended the outlet sewer line be jetted. All Valley Resource
returned to the property on July 31, 2017 and jetted and ran a camera through the sewer line between
the septic tank and soil treatment areas (STAs). The line was found to be clean and free of debris.
There is a dip in the sewer line just beyond the septic tank causing slight over-filling in the outlet tee.
Using a camera, they followed the sewer line to where it entered a seepage pit. They did NOT encounter
a distribution box. This should be noted as different conditions that what is recorded on county
documents.
We walked the approximate area of the seepage pit and there is no access to this component from
grade. There was no evidence of surface saturation or failure at the time of our inspection. All Valley
Resource reported very little effluent in the seepage pit. This evaluation is not a guarantee of future
system performance. This inspection is good for one year.
1 Description of OWTS in county records appear to be different than what was observed on site.
Recommendations:
• We recommend installation of an effluent filter on the outlet tee of the septic tank. If installed, this
filter must be cleaned annually, or as needed.
• We recommend considering replacement of the septic tank as it is showing signs of significant
deterioration and is located under an area subject to traffic.

arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the
system is having on groundwater.

Gentlemen:
As requested, we have completed additional peroclation testing for
septic systen design at the subject site. We previously conducted a
soil and foundation investigation for the subject residence, including
percolation test results, and submitted our findings to you in a report
dated June 10, 1983 under the above job number.
The attached percolation test results were obtained after presoaking
a hand excavated pit (about 12" x 12" x 12" in size) at the bottom of an
approximately 9 foot deep backhoe pit. The location of the pit was about
50 feet west of the previous percolation holes. The results indicate a
percolation rate of about 20 minutes per inch. Based on these results,
installation of a conventional leach field type septic system appears
feasible.

The proposed residence constructed on the site should
be founded on spread footings designed for a maximum. soil
bearing pressure of 3000 psf. Design details related to
construction of the proposed residence are presented in
the body of this report.
SODPE OF STUDY
This report presents the results of a soil and foundation investigation
for a residence to be located on Lot 13, Block 4, 2nd Filing, Gateway
Subdivision, Pitkin County, Colorado.
This report has been prepared to summarize the data obtained and to
present our conclusions and recommendations based on the proposed construction
and the subsurface conditions encountered. Recommended design parameters
and a discussion of geotechnical engineering considerations related to
construction of the proposed residence are included.
We understand the proposed residence will be one story of wood
frame construction with a walk -out basement daylighting to the southeast.
The building foot print will be approximately 1300 square feet. Maximum
cut depth is anticipated to be on the order of about 10 feet. Slab -
on -grade floors will be utilized for the lower level. Foundation loadings
are assumed to be relatively light. A septic tank and leach field system
is also proposed.
If conditions or loadings are significantly different from those described
above this office should be notified for re-evaluation of the recommendations
contained in this report.
SITE coNDITIONS
The site of the proposed residence is located on Lot 13, Block 4 of
Gateway Subdivision within a hilly area southwest of Snuvxess, Colorado.
Lot 13 straddles a ridge which transects the lot east to west. The building
area is generally moderately sloping to the southeast. About 30 feet north
Of the proposed building area grades become very steep dawn to the northeast.
Elevation differential across the proposed building area is about 10 to 12 feet.
The surface of the lot was covered with gravels, sane cobbles and scattered
boulders. Vegetation on the site consists mainly of scattered grass and weeds
with moderately thick sagebrush, 2 to 3 foot tall. The very steep slope was
vegetated with sage and moderately thick brush and occasional cedar trees.
The approximate center of the proposed building and leach field had been
staked in the field by others.
SUBSOIL CDNDITIONS
The subsoil conditions at the site were investigated by drilling 2
exploratory holes near approximate building area and a profile hole and
3 percolation holes within the proposed leach field area. Building and leach
field locations were staked by others. The hole locations are shown on
Figure 1. Graphic logs of the subsoils encountered are shown on Figures
2and 3.
No free water was encountered in the holes during drilling. A summary
of laboratory testing is shown on Table I.
The subsoils encountered below about 1/2 to 1 foot of topsoil consist
of coarse granular soils containing some cobbles and occasional small boulders.

The gravels are generally dense, slightly moist and light brown in color.
A gradation analysis performed on a canbined sample (minus 1'1 inch fraction)
of the granular soils from Hole 2 is shown on Figure 4. The gravels
extend to the full depth explored, 15 feet in Hole 2 and 10 feet in the

Considering the subsurface conditions encountered in the test
borings and the proposed construction, we recommend the proposed residence

The following design and cons
should be observed for a spread footing foundation system:
1) Footings placed on the undisturbed coarse granular subsoils may be
of 3000 psf. Settlements
designed for a maxiMn soil bearing Pressure
should be tolerable for the proposed type construction, essentially
occurring during construction.
2) Spread footings should have a mi.nimm width of 16 inches for walls
and 2 feet for columms.
3) Exterior footings or footings constructed in non -heated arms
should be provided with adequate soil cover above their bearing
elevation for frost protection.

4) Continuous foundation walls should be reinforced top and bottom to
span an unsupported length of at least 10 feet. Foundation walls
acting as retaining structures should also be designed to resist a
lateral earth Pressure based on an equivalent fluid weight of 40
pcf. Backfill should consist of granular soils conpacted to at
least 90% of standard Proctor density. Backfill surface should be
sloped away from the structure a distance equal to at least the
backfill depth. An underdrain should be provided to prevent
hydrostatic pressure buildup behind the wall.
5) Areas of loose or soft raterial, existing fill or topsoil encountered
within the foundation excavation should be removed and the footings
extended down to the firm natural subsoils.
() Excavation should be feasible with conventional medium to heavy duty
equivarent. Boulders encountered in the foundation excavation should
be removed as carefully as possible to reduce disturbance of the
bearing soils. The resulting voids below foundation level should be
backfilled with concrete. `
7) All footing excavations should be observed by a representative of
the soil engineer prior to concrete Placement.
FLOOR SLABS
The natural on -site soils exclusive of topsoil, are suitable to
support lightly loaded slab -on -grade construction. To reduce the effects
of some differential movement, floor slabs should be separated from
bearing walls and columns with an expansion joint which allows unrestrained
vertical movement. Floor slabs should be provided with control joints

to reduce damage due to shrinkage cracking, and the slabs should be
adequately reinforced. we suggest that control joints be provided on
the order of 15 feet on center. A minirm n 4-inch gravel layer should
be placed beneath floor slabs. This material should consist of aggregate
with less than 5% passing the No. 200 sieve and wore than 50% retained
on the No. 4 sieve.
Fill placed beneath floor slabs should be a nonexpansive material
ccm,pacted to at least 95% of the maximinm standard proctor density at a
moisture content near oPtimu<m• prior to fill placement, the ground
surface should be stripped of vegetation, topsoil, or existing fill and
debris, scarified to a depth of 8 inches and compacted to 95% of the maxiJUM
sity. The natural soils devoid of vegetation, topsoil

or oversized rock should be suitable for use as structural fill.
UNDEMPAIN SYSTEM
Although free water was not encountered during our investigation,
it has been our experience in mountainous areas such as this, that local
ached ground water may develop during times of heavy precipitation or
seasonal runoff, or after irrigation of the landscaping has started.
Therefore, the kraer level or each level cut into the hi.lAside should be
protected from wetting by installation of an underdrain system. The
undpSdrain system should consist of a perforated pipe installed in a
gravel filled trench placed along the building perimeter at least 12
inches below the lowest adjacent grade and sloped on a minim= 1% grade
to a suitable gravity outlet or a scarp where water can be removed by
pumping. The underslab gravel should be connected to the perimeter

drain. The gravel drain material should contain less than 5% passing
the No. 200 sieve and more than 50% retained on the No. 4 sieve. The
drain should also act to prevent the buildup of hydrostatic pressures
behind basement walls.
r
p PERODIATION TESTS
Results of percolation tests performed within drill holes are presented
on Table II. The results indicate a percolation rate for the near surface
soils to be between 40 and 60 minutes per inch. The variation in rates is
likely due to local variations in the subsoils across the site.
Based on the measured percolation rates, we believe a conventional
septic infiltration system is feasible. Due to the slow rates and variation
between holes, we rearrncieid that the system be oversized for the anticipated
loadings. Alternative specially engineered septic systems may also be
considered.
SURFACE DRAINAGE
The following drainage precautions should be observed during
construction and maintained at all times after the facility has been
completed:
1) Excessive wetting or drying of the soils exposed in the foundation
excavations and underslab areas should be avoided during construction.
2) Miscellaneous exterior backfill should be moistened or dried to
near optimum and compacted to at least 90% of the maxim= standard
Proctor density.
3) The ground surface surrounding the exterior of the building should
be sloped to drain away from the foundation in all directions. We

recamiend a minimum slope of 6 inches in the first 10 feet.
q) Roof downspouts and drains should discharge well beyond the limits
of all backfill.
5) Landscaping which requires excessive watering and lawn sprinkler
heads should be located at least 10 feet from foundation walls.
LDIITATIONS
This report has been prepared in accordance with generally accepted
geotechnical engineering practices in this area for use by the client
for design purposes. The conclusions and recommendations submitted in
this report are based upon the data obtained from the exploratory holes
drilled at the locations indicated on the exploratory hole plan. The
nature and extent of variations between the exploratory holes may not
beome evident until excavation is performed. If during construction,
existing fill, soil, rock and water conditions appear to be different
from those described herein, this office should be advised at once so
re-evaluation of the recamiendations may be made. We recommend on -site
observation of excavations and foundation bearing strata by a soil
engineer.
