December 7, 2019 Project No. C1456 Galardi Development Group, LLC c/o Randy Lake randy@janckilaconstruction.com Onsite Wastewater Treatment System (OWTS) Installation Observations Additional Dwelling Unit (ADU) and Barn 50 E. River Ranch Road Pitkin County, Colorado OWTS Construction Permit 0023.2019.POWT Randy, ALL SERVICE septic, LLC observed the installation of the onsite wastewater treatment system (OWTS) on October 9 and November 4, 2019 for the subject property. E&L Trucking installed the system. The setback from the well to the soil treatment area (STA) was verified as greater than 100-feet. The existing septic tank and existing STA were abandoned. The existing sewer line exiting the ADU was explored and a decision was made to replace the sewer line. A new , 4-inch diameter Schedule 40 sewer line was installed from the ADU to the new septic tank. A 1500-gallon, two-compartment poly Infiltrator® septic tank with an effluent filter on the outlet tee was installed. This filter must be cleaned annually, or as needed. A new 4-inch diameter SDR-35 sewer line with a double-sweep clean out was installed exiting the Barn. A 1000-gallon, two-compartment poly Infiltrator® septic tank with an effluent filter on the outlet tee was installed. This filter must be cleaned annually, or as needed. The sewer line from the ADU wyes into this sewer line exiting the Barn septic tank, prior to the distribution box. Effluent gravity flows to a distribution box which was accessible from grade and flow equalizers were installed on each outlet pipe in the distribution boxes to assure equal flow to each trench. Six gravelless chamber trenches were installed. Each trench consists of 15 ‘Quick 4’ Standard Plus Infiltrator® chambers for a total of 90 ‘Quick 4’ Standard Plus Infiltrator® chambers and 1080 square feet of infiltrative area. There was at least 4-feet of undisturbed soil between each trench. Inspection ports were installed at the beginning and end of each trench. Ports may be cut to grade and placed in sprinkler boxes for access. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWTS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. The quality of the installation is dependent of the expertise of the installer, soil type, and weather conditions. Please call with questions. River Ranch Road Pitkin County, Colorado Randy, ALL SERVICE septic, LLC performed a subsurface investigation and completed an onsite wastewater treatment system (OWTS) design for the subject property. The 56.35-acre property is located outside of Basalt, in an area where OW TSs and wells are necessary. The legal description of the property is as follows: Subdivision: M/B LOWER RIVER ROAD Tract: 70&71 Quarter: SW Section: 23 Township: 8 Range: 86 PARCEL LOCATED IN SEC 23 & 26-8-86 BGNNG AT AP1 OF TR 71 THEN S 00 DE 08'06"W 2784.29 FT ALNG LINE 1-8 OF TR 71 PROJECTED SLY TH N 74 DEG 25'43"W 960.00 FT TH N 2523.42 FT TO LINE 1-2 OF TR 71 TH N 89 DEG 48'20"E 931.35 FT ALNG LINE 1-2 TO POB Parcel ID: 2467-261-00-009 SITE CONDITIONS The property is currently developed with multiple residences. The OWTS serving the additional dwelling unit (ADU), described on the survey as a 2 ½ story frame house, and barn is experiencing problems. There is a desire to upgrade this OWTS. There are two wells on the property. One is located east of the “log house” and the other is located south of the barn, near the southern property boundary. The wells are located greater than 50-feet from the proposed septic tanks and greater than 100-feet from the proposed soil treatment area (STA). The sewer lines must be encased within 10-feet on each side of crossing a water line, see Encasement Detail (W3.0/5). Existing water lines will be difficult to locate. Efforts will be made to protect the water lines, where possible. The proposed STA slopes to the south toward the Roaring Fork River at less than 5%. The proposed area is covered with native grasses and is irrigated. We recommend discontinuing irrigation over the STA, once installed. SUBSURFACE The subsurface was investigated on June 28, 2109 by digging two soil profile test pit excavations (Test Pits). A visual and tactile soil analysis was completed by Carla Ostberg1 at the time of excavation. 1 Carla Ostberg holds a Certificate of Attendance and Examination from the CPOW Visual and Tactile Evaluation of Soils Training. Page 2 The materials encountered in Test Pit #1 consisted of reddish-brown sandy loam to 4.0-feet, underlain by moist, reddish-brown sandy loam to a maximum depth explored of 7.5-feet. No bedrock or groundwater was encountered. The materials encountered in Test Pit #2 were similar to those encountered in Test Pit #1. The test pit was explored to a maximum depth of 7.5-feet. No groundwater or bedrock was encountered. A tactile analysis of the soils was taken from Test Pit #1 at 3-feet below grade. Soil structure grade was moderate. The soil formed a ball and a ribbon less than 1-inch in length before breaking. Soil structure shape was single-grain and consistence was loose. Soil texture was more gritty than smooth. STA sizing is based on Soil Type 2, Sandy Loam with moderate structure grade. A long term acceptance rate (LTAR) of 0.6 gallons per square foot will be used to design the OWTS. ALL SERVICE septic, LLC should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. OWTS Component Minimum Elevation CDU Tank Inlet Invert Min. 99’ Barn Tank Inlet Invert DETERMINED BY ELEVATION OF EXISTING SEWER LINE Elevations of additional components, including the distribution box and infiltrative area of the STA must achieve minimum fall criteria of 1% after the septic tank(s). A 4-inch diameter SDR-35 sewer line with a double-sweep clean out and minimum 2% fall to the septic tank must be installed exiting the ADU. A 1500-gallon, two-compartment poly Infiltrator® septic tank with an effluent filter on the outlet tee must be installed. A portion of this sewer line will likely run under or along the existing gravel drive. We recommend Schedule 40 sewer line be installed under any potential traffic area. Risers must bring the manhole lids to grade for access. If more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. A 4-inch diameter SDR-35 sewer line with a double-sweep clean out and minimum 2% fall to the septic tank must be installed exiting the Barn. The sewer line from the ADU will wye into this sewer line prior to the septic tank. A 1000-gallon, two-compartment poly Infiltrator® septic tank with an effluent filter on the outlet tee must be installed. Risers must bring the manhole lids to grade for access. If more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. Concrete septic tanks may be substituted for the specified poly septic tanks. Effluent will gravity flow to a distribution box which will split the flow to two sections of the STA. Each section will be served by a distribution box and three gravelless chamber trenches, for a total of 6 chamber trenches. The distribution boxes must be accessible from grade and must have flow equalizers, or similar product, installed on each outlet pipe in the distribution boxes to assure equal flow to each bed. Each trench will consist of 15 ‘Quick 4’ Standard Plus Infiltrator® chambers and 540 square feet of infiltrative area in each section, for a total of 90 ‘Quick 4’ Standard Plus Infiltrator® chambers and 1080 square feet of infiltrative area. There must be at least 4-feet of undisturbed soil between each trench; however, we recommend increasing this separation to 6-feet. Inspection ports must be installed at the beginning and end of each trench. Ports may be cut to grade and placed in sprinkler boxes for access. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Pitkin County Onsite Wastewater Treatment System Regulations, the OWTS Construction Permit provided by Pitkin County Environmental Health Department, and this design. Page 5 PERMIT APPLICATION INSTRUCTIONS The application must be submitted electronically. Link to the Wastewater Treatment page: https://pitkincounty.com/248/Wastewater-Treatment Click “Septic (OWTS) Construction/Repair Permit Application” More information can be obtained from Pitkin County Environmental Health Department 970-920-5438 or 970-920-5076. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on backfilled STA. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. Page 6 INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The installer should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. lease call with questions. (100-mm) Biotube Effluent Filters, Biotube Jr., Biotube Insert Filters, and Biotube Base Inlet Filters are ideal for residential septic tanks and have a lifetime warranty. They prevent large solids from leaving the tank, dramatically improving wastewater quality and extending the life of residential drainfields. Standard Features & Benefits • Alarm available, to signal the need for cleaning • Flow modulating discharge orifices available to limit flow rate leaving tank, mitigat- ing surges and increasing retention time • Custom and commercial sizes available Effluent from the relatively clear zone of the septic tank, between the scum and sludge layers, horizontally enters the Biotube Effluent Filter. Effluent then enters the annular space between the housing and the Biotubes, utilizing the Biotubes’ entire surface for filtering. Particles larger than the Biotube’s mesh are prevented from leaving the tank. Optional Features & Benefits Biotube Filtering Process 8-in. (200-mm) Base Inlet Filter 4-in. (100-mm) Insert Filter 4-in. (100-mm) Biotube Jr. (4-in. Biotube cartridge avail- able separately as Insert Filter) Orenco’s superior effluent filters resist clogging better than all other brands. Our stan- dard, full-sized 4-in. (100-mm) Biotube Effluent Filter provides maximum long-term protection in a complete package, with housing. Our 4-in. (100-mm) Biotube Jr., at half the size of our standard model, has more filtering capacity than the full-sized filters sold by other manufacturers. For tanks with existing outlet tees, the Biotube Insert Filter is ideal. And for low-profile tanks, there’s the Base Inlet Filter. * Covered by patent numbers 5,492,635 and 4,439,323 4-in.
