The field areas showed no signs of failure such as surfacing effluent. Inspector Recommendations: Pump 2500 gallon tank, install risers to 2nd tank for access, add extension to float tree and effluent filter for maintenance, add risers to outlet side of 2500 gallon tank. Either have all valves on or rotate valves on an annual basis. The legal description of the 40.544-acre property is Lot 3 (AKA Parcel 3), Droste/Pioneer Springs Ranch- Unplatted. The permit and record drawing were provided by Pitkin County Environmental Health Department (Parcel ID #2643-292-00-006). The subject OWTS consists of one 2500-gallon, single-compartment concrete septic tank followed by on 1500-gallon, two-compartment concrete septic tank with a duplex Orenco® pump system in the second compartment. Effluent is pumped to a high point in the system and then to eleven zones, each with 12’ x 100’ of “drip irrigation1”. Individual Sewage Disposal System Permit 02064 documents this system. The system was sized to accommodate 6 bedrooms with the loft not considered a bedroom. The permit received final approval on February 28, 2006. A clean out is located between the house and the first septic tank in the rock landscaping. The septic tanks are located off the southwest corner of the residence. The first septic tank in the series was not accessible from grade, but was located. Only access to the manhole lid on the inlet side of the septic tank appears to be brought to grade. This tank has only a single compartment. We recommend the outlet side manhole lid of the septic tank be brought to grade for better cleaning access. The inlet tee was present. There was a fairly mature scum layer in this septic tank. This septic tank should be pumped prior to applying for an OW TS Use Permit. The inlet side manhole lid on the second septic tank was greater than 8-inches below grade. A 1-foot riser must be added to the inlet side manhole lid to bring access to grade. The outlet side of the septic tank was accessible from grade with 4-feet of risers. Handle extensions must be added to the effluent filter and float tree. The effluent filter should also be cleaned at the time the first septic tank is pumped. The control panel is located in the mechanical room and is mounted high on the wall. The pumps were at 408 and 407 hours for pumps A and B. Effluent is pumped to a high point. The air relief valve and valves are located in a riser with a cast iron lid labeled “Sewer”. Despite notes in Pitkin County’s file stating all valves would be left ON, every other valve is OFF. We recommend that either the entire system be utilized (all valves ON), or valves be rotated ON/OFF on an annual basis. We walked the approximate soil treatment areas (STAs). Inspection ports were present in both areas. The upper area has 7 zones and the lower area has 4 zones. We found no evidence of surface 1 “Drip Irrigation” is now referred to as “Non-Pressure Drip Dispersal System” or NDDS. saturation or failure at the time of our inspection. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Required Repairs/Maintenance: • Pump 2500-gallon septic tank. • Install 1-foot riser on inlet manhole lid of 1500-gallon septic tank. • Add extension handles to both the float tree and effluent filter. • Clean effluent filter. Recommendations: • Bring outlet side of 2500-single-compartment septic tank to grade for better access for cleaning. • Clean effluent filter annually, or as needed. • Continue to monitor depth of effluent in drywell. • Either turn all valves ON or rotate valves on an annual basis. If rotated, we recommend a record of rotation be kept in the box or control panel. This report, completed OWTS Use Permit Application must be submitted to the Pitkin County Environmental Health Department. Applications must be submitted to Pitkin County Environmental Health Department electronically.
