Thank you i d- 3 hiK Nelsen Environmental & Wastewater Solutions, Ltd E May 21, 1993 W Mr. William Howell S 1591 Gateway Road Snowmass, Colorado 81654 Subject: Soils Evaluation and Percolation Test for Individual Sewage System Design for Lot 3, Block 3, Filing 2, Gateway to Snowmass Mesa Subdivision, numbered as 1591 Gateway Road Dear William, As requested, Nelson Environmental and Wastewater Solutions, Ltd., performed a soils study and percolation testing for design of an additional septic system for the proposed addition to the residence at the subject site. This study was conducted in accordance with Section 4-5 of Pitkin County Regulations On-site Sewage Disposal Systems on Wednesday, May 12, 1993. The data obtained and our recommendations are based on the proposed construction and subsurface conditions encountered are presented in this report. Proposed Construction: The proposed -caretaker residence will have a single bedroom and bathroom. We understand that you plan to incorporate the following features into the construction project: 1) A 1.6 -gallon flush toilet for the caretaker unit. 2) A laundry facility for both the existing main residence and the caretaker unit. Site Conditions: 4 The site is a lot in the upper portion of Filing 2 of the Gateway to Snowmass Mesa Subdivision. A multi -tiered residential structure was constructed on the property in the late 1970's with a typical on-site sewage system for the three-bedroom residence. An inspection of the sewage disposal system site indicated that the existing septic tank - absorption bed system is functioning as designed. The ground surface, which appears natural in the proposed area of the additional absorption field, slopes rather steeply to the south at about a 25% grade. There are several natural drainages in the area, the most predominate one about 100 feet easterly of the building envelope. The drainages were dry. Mancos shale outcrops on the top of the hill above the residence and on the ridge to the east of the site where the subdivision road ends in a cul-de-sac. Subsurface Conditions: A soil profile pit, within 50 feet of the proposed absorption area, P.O. Box 6961 Snowmass Village, CO. 81615 Office (303) 923.3289 Home (303) 923.2766 tD C7 William Howell 1591 Gateway Road May 21, 1993 Page 2 was excavated when the original permit work was done in 1979. That excavation revealed that no groundwater or bedrock was present within eight feet of the surface of the ground. The subsurface soil conditions were evaluated with the standard percolation test procedures at the approximate location shown on Figure 1. The test holes were excavated prior to our arrival at the site. In general, the subsoil consisted of colluvium derived from weathering and erosion of the hillside deposits. There was only a very thin layer of organic topsoil. Below that a silty clay with large amounts of shale fragments was encountered. The soils were not well consolidated. Percolation Testing: Percolation testing was performed in the proposed absorption trench area south of the building site, set by staking and string. This testing was performed in two hand dug holes. The percolation holes had been excavated earlier and pre-soaked the evening before and the morning of our testing. A layer of gravel was placed in the bottom of each test hole. The results of the percolation testing are presented in Table I. These results indicate the soils have a percolation rate of 5 to 10 minutes per inch and should be acceptable for a conventional infiltration design for the additional on-site sewage system. Limitations: This report has been prepared in accordance with generally accepted practices in this area for use for sewage disposal design purposes. The conclusions and recommendations submitted in this report are based upon data obtained from oitr site visits at the locations indicated on Figure 1. There is a possibility that the nature and extent of variations in the subsurface soils across the site may not be evident and may need further evaluation if excavation reveals conditions different from those described. This office should be advised of these situations as soon as possible so reevaluation of our recommendations can be done. If you have questions or if we may be of further assistance, please call the office. Sincerely, ReviE Obert F. The legal description of the 1.1-acre property is Lot 3, Block 3, Filing 2, Gateway of Snowmass Mesa. The permit and record drawing were provided by Pitkin County Environmental Health Department (Parcel ID #2467-343-05-005). The subject OWTS consists of one 1250-gallon, two-compartment fiberglass septic tank. Effluent gravity flows to a 75-foot long pipe and gravel soil treatment area (STA) with the front end 15-feet? (dimension difficult to read) wide and the end 27-feet wide. Individual Sewage Disposal System Permit 80002 documents the system. The OWTS was sized to accommodate 4 bedrooms. The permit received final approval on November 12, 1980. Clean outs were observed between the house and septic tank. These PVC pipes may have replaced original cast iron pipes. The septic tank is located west of the residence, near the western property boundary. Both manhole lids were accessible from grade at the time of the inspection. Inlet and outlet tees were present. Levels in the septic tank appeared normal; however, the mid-tank baffle appeared to be out of place. The fiberglass interior appears to have peeled off the top of the tank. This septic tank is in disrepair and must be replaced. W e recommend verifying property boundaries prior to replacing the septic tank to assure all setbacks are met. The septic tank was pumped by B&R Septic at the time of our inspection. Measurements on the record drawing do not appear to be consistent with current OWTS component locations. The location of the STA is unknown. There is a clearing down gradient of the septic tank. It is not very wide but is consistent with the location noted on the record drawing. We walked this approximate area and found no evidence of surface saturation or failure at the time of our inspection. We recommend using a camera to locate the beginning of the STA to better understand the location and to better assess the current condition of the STA. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Required Repairs; • Replace septic tank. Recommendations: • Verify property boundaries prior to replacing septic tank. • Camera sewer line to STA to verify location and better assess condition of system. A completed OWTS Construction Permit Application (TANK ONLY) must be submitted to the Pitkin County Environmental Health Department. Applications must be submitted to Pitkin County Environmental Health Department electronically. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector’s expertise in onsite wastewater technology. The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the system is having on groundwater. Please call with questions.
