The legal description of the 10.741-acre property is Lot 4, Wheeler Family Subdivision. No records were available from Pitkin County Environmental Health Department (Parcel ID #2471-132- 01-004). However, you recall pulling a permit through Environmental Health when the residence was constructed. Enclosed is a Certificate of Occupancy and the Building Permit Application which indicates sign off from the Environmental Health Department. These documents indicate a permit for the OWTS existed; however, it was not able to be located at the time of this inspection. The subject OWTS consists of one 1000-gallon, two-compartment concrete septic tank followed by a drywell or seepage pit. The septic tank is located to the southwest of the residence. No clean out was observed between the house and the septic tank. Altitude Septic ran a camera through the sewer line from the house to the septic tank in an inspection for the buyer and found a portion of the pipe that has settled. We recommend this portion of pipe be excavated and reset in a well-bedded trench with a minimum 2% slope to the septic tank. Both septic tank lids were within 8-inches of grade. A poly riser was added to the outlet side of the septic tank. We recommended the original concrete lid be removed for access as it’s difficult to remove with the poly riser and it is not necessary to have both lids. Both inlet and outlet tees were present. We typically recommend the addition of an effluent filter to the outlet tee; however, this tee is tucked under the lid of the septic tank making installation impossible without extending the tee. We measured solids in the septic tank and found approximately 18-inches of sludge in the inlet side of the tank and 18-inches of sludge in the outlet side of the septic tank. The septic tank should be pumped prior to issuance of the OWTS Use Permit. The invoice from pumping must be provided with the OWTS Use Permit Application Packet. Effluent gravity flows to a drywell, or seepage pit, approximately 10-feet from the septic tank. There was no access to the seepage pit at the time of our inspection; therefore, this component could not be inspected. You described the seepage pit as being constructed without concrete manhole rings. If the seepage pit is simply a pipe entering gravel, there is no way to make this accessible for future monitoring. We walked the approximate area of the seepage pit and found no evidence of surface saturation or failure at the time of our inspection. This evaluation is not a guarantee of future system performance. This inspection is good for one year. 0027.2018.POWU Recommendations: • Excavation and reset settled portion of sewer line between house and septic tank in a well- bedded trench with a minimum 2% slope to the septic tank. This report, pumping invoice, and a completed OWTS Use Permit Application must be submitted to the Pitkin County Environmental Health Department.
