The 2.07 -acre property is located in Woody Creek, in an area where OWTSs and wells are necessary. Original design documents dated December 4, 2016 should be discarded and replaced with documents dated May 26, 2017. The legal description of the property is Lot 2, Foxtrot Subdivision. Parcel ID: 2643-081-02-002 SITE CONDITIONS The property is currently developed with two structures. 147 Grange Way is referred to as the "Cabin" and will have 3 -bedrooms. 167 Grange Way is referred to as the "Cottage" and will have 2 -bedrooms. The existing OWTSs serving the residences will be abandoned. The site slopes slightly to the south toward the Roaring Fork River until just beyond the structures where it drops steeply. The area of the proposed soil treatment area (STA) is relatively flat and is an open field area covered with native grasses. The structures are served by an existing well, located between the buildings. The proposed septic tank will be located at least 50 -feet from the well and the proposed STA will be located at least 100 -feet from the well. The Walton Ditch runs along the northeastern portion of the property. The STA must be located at least 50 -feet from the ditch. SUBSURFACE The subsurface was investigated on November 22, 2016 by digging two soil profile test pit excavations Test Pits). A mini -excavator was used to excavate the test pits. A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavation. The materials encountered in Test Pit #1 consisted of medium to reddish brown sandy loam topsoil to 2.0 -feet, underlain by medium brown sand with cobbles greater than 35% in volume to a maximum depth explored of 6.0 -feet. No bedrock or groundwater was encountered. Digging became difficult beyond 6.0 - feet due to the number of rocks and small equipment. Page 2 The materials encountered in Test Pit #2 (further uphill on the northern portion of the property) consisted of medium to reddish brown sandy loam topsoil to 1.0 -foot, underlain by medium brown sand with cobbles greater than 35% in volume to a maximum depth explored of 5.0 -feet. No bedrock or groundwater was encountered. Digging became difficult beyond 5.0 -feet due to the number of rocks and small equipment. A tactile analysis of the soils was taken from Test Pit #1 at 1 -foot below grade and 3 -feet below grade. The topsoil formed a ball and a weak ribbon less than 1 -inch in length before breaking. Soil structure shape was granular to blocky, soil structure grade was loose to moderate, and consistence was friable. The texture of the topsoil was gritty. This soil is classified as Soil Type 2, Sandy Loam. The material underlying the topsoil formed a ball, but did not form a ribbon. Soil structure shape was granular, soil structure grade was loose, and consistence was loose. The texture of the soil was gritty. Rock content in this soil horizon was greater than 35%. This soil is classified as Soil Type 0. A long term acceptance rate (LTAR) of 1.0 gallons per square foot will be used to design the OWTS, in accordance with Pitkin County OWTS Regulation, Table 6.28-7. The unlined sand filter has been designed to create 3 -feet of suitable soil above Soil Type 0. Test Pit #1 (located north of driveway) Backfill Rock content greater than 35% Sieved sample of rocky horizon (sand) Page 3 Test Pit #2 (located on northern /uphill portion of property) DESIGN SPECIFICATIONS The OWTS design is based on 5 -bedrooms. A design flow of 750 GPD will be used. Design Calculations: 5 bedrooms x 75 GPD x 2 people/bedroom = 750 GPD Septic Tank Capacity = 5 bedrooms = Min. 1500 gallons STA Calculations = 750 GPD / 1.0 SF/gallon = 750 SF 12' x 63' unlined sand filter (min. 3' sand filter material) Sewer lines frorn both residences must be encased within 50 -feet of the well (see Encasement Detail 3//4.0). We also recommend any sewer line under the driveway be minimum Schedule 40 in a well - bedded trench with screened rock and a minimum fall of 2%, covered with blue board insulation for additional protection from freezing. Where the sewer lines come together, a clean out should be installed. The system installation will include a 2000 -gallon, two-compartment concrete septic tank with an Orenco® Biotube Pump Vault and an Orenco® PF3005 pump in the second compartment of the septic tank. The floats should be set to dose approximately 90 gallons each pump cycle. The control panel for the pump must be located within line of sight of the septic tank. We recommend Valley Precast out of Buena Vista be contracted for start-up of the pumping system. Effluent will be pressure dosed through a 1.5 -inch diameter pump line to an over -excavated, 12'x 63' unlined sand filter with a minimum of 3 -feet of sand filter material. Sand filter material must be clean, coarse sand, all passing a screen having four meshes to the inch. The sand must have an effective size between 0.25 and 0.60 mm. The uniformity coefficient must be 4.0 or less. Material meeting ASTM 33, for concrete sand, with one percent or less fines passing 200 mesh sieve may be used. Pipes used to disperse the effluent must be surrounded by washed coarse screened gravel or crushed stone. All of the gravel or stone must pass a 2'/2 -inch screen and must be retained on a3/4 -inch screen. The manifold must be 1.5 -inches in diameter. Laterals must be 1.5 -inches in diameter with 5/32 -inch diameter orifice holes facing down, spaced 4 -feet on center. Laterals will be separated by 3 -feet. Each 1.5 -inch diameter lateral must end in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric should be placed over the gravel layer followed by approximately 1 -foot of topsoil or other suitable soil able to support vegetative growth. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be Page 4 according to Pitkin County Onsite Wastewater Treatment System Regulations, the OWTS Construction Permit provided by Pitkin County Environmental Health Department, and this design. PERMIT APPLICATION INSTRUCTIONS An OWTS Construction Permit Amendment Application must be submitted to Pitkin County Environmental Health Department to amend OWTS Construction Permit 0051.2016.POWT issued based on design documents dated December 4, 2016. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo -fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on backfilled STA. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3 -inch. Page 5 INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. Timberline Excavation installed the system. Sewer lines from both residences were encased within 50-feet of the well. The system installation included a 2000-gallon, two-compartment concrete Valley Precast septic tank with an Orenco® Biotube Pump Vault and an Orenco® PF3005 pump in the second compartment of the septic tank. The floats were set to dose approximately 90 gallons each pump cycle. The control panel for the pump is located within line of sight of the septic tank. Valley Precast out of Buena Vista performed start-up of the pumping system. Effluent is pressure dosed through a 1.5-inch diameter pump line to an over-excavated, 12’ x 63’ unlined sand filter 3-feet of sand filter material (concrete sand). Pipes used to disperse the effluent were surrounded by washed coarse screened gravel. The manifold was 1.5-inches in diameter. Laterals were 1.5-inches in diameter with 5/32-inch diameter orifice holes facing down, spaced 4-feet on center. Laterals were separated by 3-feet. Each 1.5-inch diameter lateral ends in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric was placed over the gravel layer followed by approximately 1-foot of topsoil. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OW TS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. And its patented pump vault technology eliminates the need for separate dosing tanks. This document provides detailed information on the ProPak pump vault and filter, 4-in. The 2.07-acre property is located in Woody Creek, in an area where OWTSs and wells are necessary. The legal description of the property is Lot 2, Foxtrot Subdivision. Parcel ID: 2643-081-02-002 SITE CONDITIONS The property is currently developed with two structures. 147 Grange Way is referred to as the “Cabin” and will have 3-bedrooms. 167 Grange Way is referred to as the “Cottage” and will have 2-bedrooms. The existing OWTSs serving the residences will be abandoned. The site slopes slightly to the south toward the Roaring Fork River until just beyond the structures where it drops steeply. The area of the proposed soil treatment area (STA) is relatively flat and is an open field area covered with native grasses. The structures are served by an existing well, located between the buildings. The proposed septic tank will be located at least 50-feet from the well and the proposed STA will be located at least 100-feet from the well. The Walton Ditch runs along the northeastern portion of the property. The STA must be located at least 50-feet from the ditch. SUBSURFACE The subsurface was investigated on November 22, 2016 by digging two soil profile test pit excavations (Test Pits). A mini-excavator was used to excavate the test pits. A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavation. The materials encountered in Test Pit #1 consisted of medium to reddish brown sandy loam topsoil to 2.0-feet, underlain by medium brown sand with cobbles greater than 35% in volume to a maximum depth explored of 6.0-feet. No bedrock or groundwater was encountered. Digging became difficult beyond 6.0- feet due to the number of rocks and small equipment. 0051.2016.POWT Page 2 The materials encountered in Test Pit #2 (further uphill on the northern portion of the property) consisted of medium to reddish brown sandy loam topsoil to 1.0-foot, underlain by medium brown sand with cobbles greater than 35% in volume to a maximum depth explored of 5.0-feet. No bedrock or groundwater was encountered. Digging became difficult beyond 6.0-feet due to the number of rocks and small equipment. A tactile analysis of the soils was taken from Test Pit #1 at 1-foot below grade and 3-feet below grade. The topsoil formed a ball and a weak ribbon less than 1-inch in length before breaking. Soil structure shape was granular to blocky, soil structure grade was loose to moderate, and consistence was friable. The texture of the topsoil was gritty. This soil is classified as Soil Type 2, Sandy Loam. The material underlying the topsoil formed a ball, but did not form a ribbon. Soil structure shape was granular, soil structure grade was loose, and consistence was loose. The texture of the topsoil was gritty. Rock content in this soil horizon was greater than 35%. This soil is classified as Soil Type 0. A long term acceptance rate (LTAR) of 1.0 gallons per square foot will be used to design the OWTS, in accordance with Pitkin County OWTS Regulation, Table 6.28-7. We will be utilizing the native Soil Type 2 Sandy Loam topsoil (minimum 1-foot), in addition to 2-feet of sand filter material. The LTAR is based on TL3 for Soil Type 2 underlying 2-feet of sand filter material. The unlined sand filter has been designed to create 3-feet of suitable soil above Soil Type 0. Test Pit #1 (located north of driveway) Backfill Rock content greater than 35% Sieved sample of rocky horizon (sand) 0051.2016.POWT Page 3 Test Pit #2 (located on northern /uphill portion of property) DESIGN SPECIFICATIONS The OWTS design is based on 5-bedrooms. A design flow of 750 GPD will be used. Design Calculations: 5 bedrooms x 75 GPD x 2 people/bedroom = 750 GPD Septic Tank Capacity = 5 bedrooms = Min. 1500 gallons STA Calculations = 750 GPD / 1.0 SF/gallon (TL3 Soil Type 2) = 750 SF 12’ x 63’ unlined sand filter (min. 2’ sand filter material over min. 1’ Sandy Loam) Sewer lines from both residences must be encased within 50-feet of the well (see Encasement Detail 3/W4.0). We also recommend any sewer line under the driveway be well-bedded with screened rock with a minimum fall of 2%, covered with blue board insulation for additional protection from freezing. Where the sewer lines come together, a clean out should be installed. The system installation will include a 2000-gallon, two-compartment concrete septic tank with an Orenco® Biotube Pump Vault and an Orenco® PF3005 pump in the second compartment of the septic tank. The floats should be set to dose approximately 90 gallons each pump cycle. The control panel for the pump must be located within line of sight of the septic tank. We recommend Valley Precast out of Buena Vista be contracted for start-up of the pumping system. Effluent will be pressure dosed through a 1.5-inch diameter pump line to a mounded, 12’ x 63’ unlined sand filter. The excavation for the sand filter will begin at native grade and vegetation must be scarified to achieve a level base for the sand filter. The mound will consist of a minimum of 2-feet of sand filter material. Sand filter material must be clean, coarse sand, all passing a screen having four meshes to the inch. The sand must have an effective size between 0.25 and 0.60 mm. The uniformity coefficient must be 4.0 or less. Material meeting ASTM 33, for concrete sand, with one percent or less fines passing 200 mesh sieve may be used. Pipes used to disperse the effluent must be surrounded by washed coarse screened gravel or crushed stone. All of the gravel or stone must pass a 2 ½-inch screen and must be retained on a ¾-inch screen. The manifold must be 1.5-inches in diameter. Laterals must be 1.5-inches in diameter with 5/32-inch diameter orifice holes facing down, spaced 4-feet on center. Laterals will be separated by 3-feet. Each 1.5-inch diameter lateral must end in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric should be placed over the gravel layer followed by approximately 1-foot of topsoil or other suitable soil able to support vegetative growth. The mound must have a minimum 3:1 slope (horizontal:vertical); therefore, the basal area will extend approximately 12-feet beyond the sand filter on all sides (with a mound height of 4-feet above native grade). 0051.2016.POWT Page 4 Soils in the sloped perimeter areas of the mound must be well draining and able to support vegetative growth. This soil must be approved by this office prior to installation. The mound must be crowned in a manner to promote drainage off of the STA. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Pitkin County Onsite Wastewater Treatment System Regulations, the OWTS Construction Permit provided by Pitkin County Environmental Health Department, and this design. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on backfilled STA. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. 0051.2016.POWT Page 5 ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The installer should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. Please call with questions.
