The legal description of the 3.2-acre property is Lot 16, Block 7, Filing 1, Brush Creek Village. The permit and record drawing were provided by Pitkin County Environmental Health Department (Parcel ID #2643-204-06-003). The subject OWTS consists of one 3000-gallon, two-compartment septic tank with two AX-20 AdvanTex® pods. Effluent gravity flows to a two gravelless chamber beds connected serially. One bed has six rows of 10 ‘Standard’ Infiltrator® chambers and the other has 8 rows of 8 chambers, with the exception of three rows which have only 7 chambers. Individual Sewage Disposal System Permit 02089 documents this system. The system was sized to accommodate 4 bedrooms in the main house and 1-bedroom in the ADU. The permit received final approval on August 5, 1999. The septic tank is to the north of the residence. The manhole lids on the septic tank are accessible from grade. The control panel is located within line of sight of the septic tank. The inlet tee is present in the inlet side of the septic tank and the recirculation pump and effluent filter are present in the outlet side of the septic tank. It was evident the system is in need of cleaning. There was an excessive buildup of solids on the effluent filter, making removal difficult. The pods were difficult to open due to extreme saturation of the insulation. The AX-20 pods also have an accumulation of sludge on the top of the sheets. The system must be cleaned by a qualified maintenance provider. We recommend Valley Precast out of Buena Vista (valleyprescast.com / 719-395-6764). The septic tank must also be pumped. The floats on the recirculation pump will be checked at the time maintenance is provided. Additional repairs may be recommended at the time of maintenance and cleaning. Effluent from the AdvanTex® system gravity flows to two gravelless chamber beds connected serially. Inspection ports were visible and all were dry at the time of our inspection. All ports were missing caps. We recommend slip on caps be added to the inspection ports and these ports may be cut lower, if desired by the owner. We walked the soil treatment area (STA) and found no evidence of surface saturation or failure at the time of our inspection. This evaluation is not a guarantee of future system performance. This inspection is good for one year. Required Repairs: • The system must be cleaned by a qualified maintenance provider. We recommend Valley Precast out of Buena Vista (valleyprescast.com / 719-395-6764). • Pump septic tank. • Secure a maintenance contract with a qualified maintenance provider for long term maintenance. This contract must be submitted to Pitkin County Environmental Health Department. Recommendations: • Add slip on caps to all inspection ports. This report and a completed OWTS Use Permit Application must be submitted to the Pitkin County Environmental Health Department. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. There must be a minimum setback of 20 feet from any part of the field to occupied buildings. The setback from the tank to the well must be 50 feet minimum and the Meld to the well 100 feet minimum. This distance was reduced from 153 feet because of the use of the Advantex system, which results in a cleaner effluent. ;x Installation of the system calls for one 25OOr gallon tank (with an effluent filter on the outlet) followed by the Advantex system. The field will be made up of 3 beds (each 5x8) serial distribution. No part of the bed should be buried deeper than 4 feet because of the presence of bedrock at 8.1 feet. The engineer has specified a 10-foot separation between the beds. This department does not endorse any brand of products. This permit must be kept on -site during installation. The engineer must do a final inspection of the installation and submit an as -built letter to this department. This department must also be called for an inspection with a minimum of 48 hours advanced notice. Processing Tank:During each visit,the scum and sludge layers in the processing tank (septic tank)will be measured.A recommendation for pumping will be made when the scum thickness exceeds four inches,or the sludge thickness exceeds 24 inches. Pumping System:During each visit all pumps shall be observed to verify proper performance.The pumps will be operated manually.The Biotube screen will be removed and cleaned if needed. Recirculating Filter:The filter will be observed for signs of excess organic build-up or improper performance.The media will be cleaned as necessary.The system will be observed to verify proper distribution across the media and distribution laterals will be flushed. Drain Field:The surface area around the drain field will be observed for signs of failure such as lush vegetation growth or effluent ponding.Liquid levels within the field will be observed if pump discharge water is obstructed. Items that are not included in this contract include: 1.Corrective and/or repair maintenance if necessaly,other than covered under warranty. 2.Effluent sampling and analysis if applicable. 3.The cost of tank pumping. Alarms:Alarms will be responded to via VeriComm remotely at no charge.If an onsite visit is needed VPI will respond twice at no charge before service call pricing begins.*Any materials not under warranty will be billed to owner. Service Calls:Service calls will be billed at a rate of $80.00 per hour and $50.00 per hour for travel time.A visit to the site other than the routine visits provided by this agreement or a system warranty issue will be deemed a service call.Examples would include (but are not limited to)damage caused by acts of vandalism,failure of tank or failure of another party’s work,i.e. electrician,plumber,excavator,etc.If a safety concern is present owner will be contacted immediately to resolve issue. The goal of VPI is to observe the operation and perform maintenance for the Onsite Wastewater System to allow for proper long- term function of the system and compliance with the conditions of the installation permit and recommendations of the manufacturer.
