END DATE: May 31, 2026 The Master Service Agreement For Provision of On-Call Ecological Services (the “Agreement”) dated January 1, 2019 between the Board of County Commissioners of Pitkin County (the “County”) and Peak
Ecological Services, LLC PO Box 827, 301 Boulder Canyon Drive Nederland, CO 80466 (the
“Contractor”), shall include the following services.
1. Contractor’s Obligations. See attached proposal and budget spreadsheet.
2. Compensation and Expenses, Invoicing, Payment and Offset. The County shall compensate Contractor for its services in accordance with the Project Budget and Schedule set out in Paragraph 1 of this Task Order. It is expressly understood and agreed that in no event will the total compensation and reimbursement to be paid hereunder exceed the sum of Thirty-Eight Thousand Eight Hundred
Twenty-Four dollars and Eighty-One cents ($38,824.81) for all services rendered. By Task Order or
Task Order Amendment, the County and Contractor may reallocate the budget among project tasks if the total budget amount remains unchanged. Contractor shall invoice for the project monthly based on hours worked, with payment expected within thirty (30) days of invoice, but any payment by the County may be offset by any amount the Contractor owes the County for any reason.
Any invoices not sent in the following manner may have payment delayed. All invoices for this Task Order shall reference Task Order 008.2019 A-58 and Thompson Divide Ranch Vegetation & Wildlife Assessments. Invoices shall be sent electronically in PDF format to liza.mitchell@pitkincounty.com with a copy to kim.arensdorf@pitkincounty.com..

3.Pitkin County’s Obligations. Pitkin County shall administer this contract through a CountyRepresentative. Liza Mitchell, Natural Resource Planner & Ecologist will manage the project as theCounty’s Representative. The services provided and products delivered by the Contractor under thiscontract will be subject to review by the County’s Representatives, or a designee, for compliance withContractor’s obligations prior to final payment.
4.Formation of Task Order. This Task Order is issued in accordance with the provisions of theAgreement. Contractor agrees to provide services subject to the terms of this Task Order and for theavoidance of doubt this Task Order consists of the terms set out in the Agreement. In all other respectsthe Agreement is in full force and effect and remains unchanged by this Task Order.

A-58 Thompson Divide Ranch Vegetation & Wildlife Assessments
1.0 SUMMARY
Pitkin County Open Space & Trails (OST) is in the process of preparing for a management plan for the
Thompson Divide Ranch Preserve property. This property has substantial conservation value that may
include a diversity of relatively natural habitat types; land for public outdoor recreation, scenic enjoyment
or education, ranchland and forest land. In addition, the site lies within the Middle Thompson Creek
Potential Conservation Area as designated by the Colorado Natural Heritage Program.
2.0 BASIS OF NEED
In 2020, Peak Ecological Services (PeakEco) and Colorado Wildlife Science (CWS) completed baseline surveys
on Thompson Divide Ranch in order to provide data for the Conservation Easement. This work included
cursory vegetation classification at the ecosystem level and baseline wildlife surveys. The results of this work
are documented in the Technical Memo - Vegetation (PeakEco 2020) and the Thompson Divide Ranch
Conservation Easement Baseline Condition Report (CWS 2020). However, detailed vegetation mapping, a
complete vascular plant inventory, and rare plant surveys have not yet been completed. These detailed
elements are an important component of the vegetation assessment so important resources can be
protected and managed in the future.
As OST considers the future of this property, additional information on the wildlife species that occur on the
property and how they use it (e.g., nesting, rearing, migration) will support planning efforts. This information
should be collected by integrating desktop analyses with field surveys to evaluate habitat composition,
habitat quality, and species occurrence. An emphasis will be placed on species of conservation concern,
legally protected species, indicator species, and species of cultural and/or economic importance.
3.0 APPROACH
Task 1, Pre-Field Review and Field Reconnaissance
Vegetation Mapping and Classification. Vegetation mapping and classification will follow OST accepted
protocol, whereby vegetation is mapped to the finest level of detail possible, namely at the USNVC
association level. Briefly this includes preparing a preliminary vegetation type map based on existing imagery
and topography data sets and then conducting field surveys to field truth and update the preliminary
vegetation type map. At representative sites throughout the property, the data will be collected on the OST
vegetation mapping field data form listing the dominant species is each life form and other data as
appropriate to support the classification. No transect data will be taken. Post-field the a GIS shapefile will
be created with the results See, the OST Vegetation Mapping and Classification Data Protocol for details.
Floristic Inventory. The Floristic Inventory will occur concomitantly with the vegetation mapping. Basically,
it will include traversing the property in different parts of the growing season to fully document all the plant
taxa that may be blooming at different times of the year. Collecting any taxa where the identification is

uncertain. Please note, we will rely on previous visits to TDR to update the existing floristic data that has
been collected to date. No Floristic Quality Assessment will be completed.
Rare Plant and Rare Plant Associations. During the pre-field review and field work described above we will
also identify and search for any rare plants or rare plant associations. Currently, no rare plants are known
for the TDR property, however several rare plant associations are documented in the Middle Thompson
creek PCA, which overlies this property.
Wildlife. CWS will conduct a rapid wildlife habitat assessment leveraging PeakEco’s vegetation mapping and
classification. Field work will be limited to pedestrian surveys to sample the biotic and abiotic wildlife habitat
at TDR.
4.0 EXPECTED RESULTS, DELIVERABLES & COLLABORATION
Task 2. Reporting. A combined report will be completed documenting the results of the vegetation and
wildlife surveys.
Vegetation. Results are to include detailed qualitative descriptions of each vegetation type including floristic
composition, structure, ecological condition, threats, and any recommended management actions. In
addition a summary table of the USNVC Alliance and Associations present within the property including the
acreage of each will be included. Representative photographs of each vegetation type will be depicted. A
Figure will include a pdf copy of the vegetation type map including locations of all data points and the
appendix will include a copy of the USNVC vegetation alliance/association description. A vascular plant
species list will be included. Finally, the results of any rare plants or rare plant associations found will be
documented and included in the report.
Wildlife. The targeted pedestrian surveys will be used to develop an assessment of the habitat categorized
by vegetation type and prominent abiotic features (e.g., cliffs and rock outcrops, surface water). The report
will identify habitat areas of substantial conservation value (i.e., habitat for species of concern, areas that
support especially high species richness/biological diversity), prescribe management actions to improve
wildlife habitat at TDR, and recommend seasonal and/or spatial restrictions on recreational access to provide
effective stewardship of TDR’s wildlife resources. The report will include maps of the wildlife habitat
occurring at TDR and document observed wildlife, nests, dens, and other detected sign. Lists of vertebrate
species known or likely to occur at TDR will be updated. In addition, CWS will provide a list of vertebrate
species suspected or known to occur at TDR with Federal and or State legal designations.
5.0 TIMELINE
Field work would be completed during the summer of 2025 with reporting completed during the winter of
2025 to 2026.
