HomeMy WebLinkAboutProp 123 Waiver - Letter of Support Pitkin County BOCC February 25, 2026 To: Colorado Division of Housing 1313 Sherman Street Suite 320 Denver, CO 80203 Re: Petition for Rural Resort Income Limit Increase for Pitkin County (regional) Dear Review Committee: I am writing on behalf of the Pitkin County Board of Commissioners to express our strong support for the regional Pitkin County petition submitted on February 11, 2026, requesting an increase to the Area Median Income (AMI) limit to 120% for the Equity, Concessionary Debt, and Land Banking programs. Approval of this petition will enable the Pitkin County region to utilize these programs to advance critical housing projects currently in the pipeline, including the Town of Snowmass Village’s Draw Site project and the City of Aspen’s Lumberyard development. Expanding eligibility to 120% AMI will provide meaningful housing opportunities for our local workforce, while also strengthening local and regional businesses through improved employee recruitment and retention. As a locally serving government, Pitkin County remains deeply committed to addressing our region’s housing challenges. Without adjustments to the AMI thresholds, existing affordable housing funding sources will continue to fall short of meeting the full spectrum of housing needs in our community— particularly given the exceptionally high cost of construction and living in this area. Pitkin County is one of the region’s largest employers, and we are also experiencing firsthand the impacts of the housing crisis on our own employees and overall organizational health.
