Prior to the issuance of a building permit, any suspect asbestos-containing materials to be removed from the site shall be tested by a licensed inspector and a report provided to the Environmental Health Department. Suspect asbestos-containing materials include material prior to 1986 except for concrete, bricks, steel, or wood. The removal of asbost0~rc0ntaining materials shall be done by a licensed abatement contractor. 2. The disposal of paints and other chemicals shal! be ~ acg0rdance with th~ Pitkin County Landfill requirements. ~ If any gas appliances are to be installed, a permit must be obtained from the Environmental Health Depa~-tment. Only decorative gas appliances may be installed in commercial buildings. 4. Prior to the issuance of a C~eertificate of Occupancy:an oil and sand separator shall be installed for the Auto SupPort Service business, to the satisfaction of the Aspen Consolidated Sanitation District. 5. Prior to the issuance of a building permit, the Applicant shall submit detailed floor plans to the Aspen Consolidated Sanitation District (ACSD) for review and approval. For two consecutive years after the issuance of a Certificate of Og~uPancy, each use shall provide the Housing Office with payroll records for verification of employee numbers. If the number of employees exceeds fourteen (14) as .indicated by the Applicant, further mitigation shall be required to reflect the increase. The Applicant shall designate on the site plan, the maximum number of parking spaces on the site at any one time for the Auto Sales business. Future increases in parking for the site shall necessitate a review of the parking requirements by the Community Development Department and County Engineer. Prior to the issuance of a Certificate of Occupancy, the southerly drive off of 'A' Street shall be signed 'entry only'. The Auto Support Service operation to be located in Building #2, shall strictly be support for the Auto Sales business. Auto repair and auto detailing shall not be available to the general public on the site. The large spruce tree located directly behind Building #2 north of the staircase, shall not be disturbed. The driveway and gate on the northeast comer of the site sha!!be removed, and [ec0nfigured to meet the same cross-sections 'as that on 'C' Street.
