COUNTY, COLORADO, REZONING A PORTION OF THE W/J RANCH FROM
RS-20/PUD TO AH-3/PUD AND A PORTION FROM AH TO RS-20/PUD

RECITALS
1. Lowe W/J, LLC ("Applicant") has applied to the Board of County Commissioners of Pitkin County,
Colorado ("BOCC") to rezone portions oftbe W/J Ranch from RS-20/PUD to AH-3/PUD and portions
from AH to RS-20/PUD (Lots 5, 9, 62).
2. The properties to be rezoned are located on the Ranch (which is accessed from McLain Flats Road),
and are more specifically described in Exhibit A.
3. The Pitkin County Planning and Zoning Commission considered the proposed rezonings at
regularly scheduled meetings on January 20, 2004, and October 5, 2004, and recommended approval.
4. The BOCC considered the proposed rezonings at a duly noticed public hearing on first reading on
November 17, 2004, agd voted to approve the proposed amendments on second reading on December 1,
2004.
5. The BOCC finds tbat the proposed rezoning is consistent with the applicable provisions of the Pitkin
County Land Use Code.
NOW, THEREFORE, BE IT ORDAINED by the BOCC that it hereby rezones portions oftbe
W/J Ranch from RS-20/PUD to AH-3/PUD and portions from AH to RS-20/PUD (Lots 5, 9, 62), as shown
in Exhibit A.

October, 2004.

BEFORE RECORDATION OF THE PLATS FOR FILINGS #4 AND #5 OF THE W/J RANCH.
