property.

I hope all is well in your office and life. I suppose this is the time of year you get lots of letters
from tax payers!
I don't know if we missed the "protest" period but I didn't realize until we received the tax notice
that the value of our Independence Propet1y does not reflect the conservation easement which was
sold to Pitkin County.
Enclosed is a copy of the appraisal summary and you arc welcome to the entire document if you
wish. Please let me know if I can provide more information.

Re: Supplemental letter "updating" Nash- Johnson Associates, Inc.' October 21, 2004, complete
summary appraisal report of a conservation easement proposed to encumber the Roush parcel,
4.05 acres of vacant land located on the north side of Warren Creek Lane, unincorporated Pitkin
County, Colorado; to be used in decision-making regarding the possible donation and/or
bargain sale of that "easement."

Dear Ms. Meyer:
You have requested an update to our October 2~, 2004, complete summary appraisal report of a
conservation easement proposed to encumber the Roush parcel utilizing a new effective date of value,
November 2,2004. The effective date of value in the October 21, 2004 report was October 8,2004.
As you have a copy of that October 21, 2004 report this "update" involves an incorporation by reference
of that October 21, 2004 report, in accordance to Advisory Opinion 3 (AO-3) of Uniform Standards of
Professional Appraisal Practice, (USPAP).
The referenced October 21, 2004 report should be attached to and made part of the Addenda of this
"update". It is referred to herein for this assignment. By itself, this supplemental letter and its
conclusions can only be relied upon by a reader familiar with the original report and is intended for use
by representatives of Aspen Valley Land Trust (AVLT) and Pitkin County Open Space and Trails
(PCOST).

This "update" conforms to the guidelines of the Ufliform Standards of Professional Appraisal Practice
(US PAP) and the Code of Professional Ethics, and Standards of Professional Practice of the Appraisal
Institute. Relative to USPAP, this supplemental letter, by itself, is termed a complete restricted appraisal
report. If used in conjunction with the October 21, 2004 report, together they constitute a complete
summary report.

The new date of value is 24 days subsequent to the previous date of value. No measurable change in
value is perceived to have occurred during these 24 days. As of November 2,2004 it is our opinion that
the Market Values of the subject are as follows:

and analyses of the market data (narrative pages, exhibits, and addenda) are in the October 21,2004,
complete summary report incorporated herein by reference. Michael R. Nash and Carol L. Simon
