The fixed units rate at 0.39 by this method and represent about 15% of the glass area. a~~:< Secondly, 1 have enclosed the test "report from Huntington Engineering & Environmental, Inc., who did the original analysis on these windows. This was the information we .proceeded on to use this product with the understanding that the NFRC ratings were in progress. However, that rating protocol included several window types and the stickers NFRC eventually issued were for the poorest within that group,"at a value of 0.41. This, despite the fact that some of the window types in that group, our's included, performed better than 0.41. I believe these 0.41 stickers are still available if necessary. Finally, as you said, if all else fails we could try to demonstrate "overwhelming compliance" with the APECC. To this end 1 have re~nrorked the entire calculation, based on a U-value of 0.42 (our potential worst case per the ASHRAE table) and using the MECcheck software. This revision also, includes 3 additional replaced windows at the entry vestibule and the actual installed insulation values. The insulation was installed as a BIBS system at contractor's option, which actually exceeded the originally specked values. I have attached the approved insulation specifications. Also note that we have accounted for the actual installed boiler efficiency, an AFUE value of 87. As you can see, the finished project still meets and substantially exceeds the overall energy performance requirements of the APECC at both the added and modified areas of the house. I apologize for having to resort to this type of °ad Jibbed" compliance documentation. We went into this project with a window product we believed (and still do believe) would meet mandatory compliance with ease. As it turns out, of the many projects we have done sirice APECC adoption, this is one of ohly two which might meet your criteria of "ovennthelmirig compliance" and stands out as the most well insulated structure we have ever designed anywhere. 1 hope this meets with your approval. Mr. and Mrs. Bonini and Meg Goodman ("Applicants") have applied to the Pitkin County Hearing Officer for 1041 Hazard Review to construct an equestrian bridge that will cross Snowmass Creek to allow access to currently inaccessible portions of the property. 3. The property is zoned RS-30 PUD and contains approximately 39 acres. The property is conforming in size. 2. The property is located at 6458 Snowmass Creek Road 4. The Hearing Officer heard this application at a duly noticed public hearing on September 19, 2000 at which time evidence and testimony were presented with respect to this application. The Hearing Officer finds that the proposed development will not affect wildlife habitat areas and increase the wildfire hazard on the property. 6. The Hearing Officer further finds that the building envelope avoids the 100 year floodplain and will not affect drainage of Snowmass Creek. The applicant shall provide a report prepared by a ground water geologist in accordance with Section 5-205 of the Land Use Code. 2. Engineering studies and site specific evaluations of the soils in the proposed building envelope should be conducted for the purpose of determining septic suitability to the satisfaction of the County Sanitarian. 3. The applicant shall meet the utility easement and survey plat require- ments of the Code. 4. The survey plat shall include an easement for the County road 30' either side of the centerline of the existing County road as it affects the applicant's property. 5. The survey plat shall indicate the designated building envelope to ebe located outside of the irrigated meadoes and as inconspicuously as possible from the County road. 6. The survey plat shall include a fisherman's easement for access co and along Snocnnass Creek.
